Hello! We are Rob and Kate and we have poured our heart and soul into our guest house. Tucked away on the outskirts of sleepy Lympsham, enjoy the countryside around you whilst resting your legs after walking the renowned mendips. Enjoy a glass of wine whilst watching the many birds in the surrounding trees or be a little more adventurous with the numerous local cycle routes. We look forward to meeting you on your stay. Shared driveway next to main house. Not suitable for children or pets.

Sunny and Private Garden Cottage

Charming self contained bungalow with lovely views, adjacent to main house, and set in a Devon village. Two nights minimum stay with lovely countryside views. Private parking on driveway abailable though the turning through the entrance is quite narrow for very large cars, there is also free parking on the road. Close to National Trust estates of Killerton & Knighthayes. 4 miles from M5 junction giving great access to Dartmoor, Exmoor, and both coastlines. The city of Exeter is 8 miles away.

Beech Cottage, Southlands Farm, Dunkeswell

Beech Cottage at Southlands Farm is a lovely self contained property set in 11 acres, on the edge of the Blackdown Hills. Situated adjacent to our farmhouse, across a pretty shared courtyard, the cottage is warm and comfortable. The bedrooms have views of the orchard and tennis court, which you are welcome to use, along with the table tennis in the courtyard. Southlands Farm is in a perfect spot: a rural location renowned for its outstanding natural beauty but close to charming seaside towns.

Home away from home at foot of the Blackdown Hills

We offer a rural escape in a spacious, welcoming cottage with a family life at its heart. Tucked away at the foot of the Blackdown Hills AONB, but with great access to the M5/A373/A30 the cottage is a perfect base for exploring the best of the West Country. So, whether you want countryside walks to picturesque villages and ancient woods or a short drive to the beaches of the Jurassic coast, Exeter, Dartmoor or Exmoor, our cottage is the place to head out from – and the cosy home to return to!

The Gaff with heated swimming pool and studio

This really is the most beautiful of getaways - An easily accessible hideaway under 2 miles from junction 27 M5 and Tiverton Parkway. Suitable for 1-3 adults wanting to explore the South West, a mini yoga retreat, working locally or just wanting to escape to the countryside. The heated pool is right on your door step and has a swim pump . There is a wet-room, bed and sofa-bed downstairs. Hopefully suitable for many with neurodiverse issues or dementia. Not suitable for children or babies.

Little Church House - a gem in heart of village

Enjoy a stylish experience in this centrally-located village home in the heart of the Exe Valley. 1 Allocated parking space, plus parking in village square. Short distance (7 miles) to Exeter & Tiverton. Exmoor & Dartmoor (45 mins drive). Travel cot available charge of £20 (incl, bedding and linen) High chair available. Tea selection, coffee, cereals, bread, milk, (non dairy powder alternative) butter, bacon, eggs , jams, all provided. Please notify of any dietary restrictions in advance.

Country House on a Farm

Converted barn in 100 acres of land. A home from home crammed with books, games and toys. Easily accommodates at least 10 people comfortably. The garden, pond, woods and parking areas are all exclusively yours for the stay. We live up the lane from the barn. So you have privacy. We have chickens, ducks, Sheep and pigs on the farm. 5 mins drive from J28 of the M5. 20mins from Exeter centre. Not near any good beaches so don't choose us for a beach holiday. There is no spa or hot tub.

Newish barn conversion ‘The Wendy House’ set within the graceful National Trust village of Broadclyst. The Wendy House is a new renovated conversion full of modern convenience despite it being set within the historic 1800’s once working farm. This modern one up one down is lined with the exposed beams of the old Cob barn with modern touches to suit all your aesthetic to daily living needs with a wall hung smart television through to white goods all within the secure gated location

Self contained detached building with private parking, large open planned space with kitchen, bathroom and small outdoor area. 7 minutes from Junction 28 M5 junction and 20 minutes from Exeter. Bradninch is a delightful Duchy Town in Mid Devon with easy access to the countryside and Exeter City centre. The town boasts two local pubs and the nearby National Trust attraction of Killerton House and Gardens.

The Cider Barn - a perfect place for two

Many years ago, this barn was used to press the apples from the farm's orchards to make cider. Now, thoughtful and creative restoration has turned it into a very special place for two, peacefully situated on our family-run organic dairy farm. Sitting high above the Culm Valley it has stunning views of our farm and the surrounding countryside and is perfectly placed for exploring the beautiful north & south coast, Dartmoor & Exmoor National Parks. Exeter 10 miles.
