Welcome to Hosehill Farm Annex A separate, private and cosy annex, joined to an old 16th century farmhouse where the old farm is now set on a large lake and nature reserve. Wonderful walks, peace and a warm welcome at the country pub on the other side of the lake (5-10 mins walk) . As a family, we love welcoming guests and sharing the beautiful British countryside. We’re walking distance to the Theale village/station and a short drive or train ride away from Reading with restaurants if required.

Enjoy a cozy double room with a private shower on the second floor of our charming apartment! There's no lift, but the scenic walk is worth it, and you'll have a dedicated parking space. Feel free to use the kitchen for meals or store treats in the freezer (limited cooking equipment available). The house was 'created' in 2020 having originally been part of the village pub - its now part of a redeveloped property which also includes the owners home and a fabulous cafe called Artichoke Cafe The property is right in the heart of the picturesque riverside village of Pangbourne with its fabulous specialist shops, cafes, restaurants and pubs. Yet only ten minutes walk gets you to the countryside! The village also boasts a mainline station with direct trains to London Paddington.

Private Annex En suite Double Room (Dog Friendly)

Private access, front door leads into living area and patio doors into garden. Fully furnished, sofa bed, desk, tea, coffee making facilities, microwave, iron and free Wi-Fi. Upstairs, ensuite shower room, double bed, chest of drawers, wardrobe and TV. A door to the main house kitchen links the annex and remains locked. We do respect our guests privacy but are available if need be. A short walk from town/train stations and supermarkets, restaurants and pubs located near by.

Great Annexe

You are welcome to this spacious, peaceful and comfortable accommodation backing onto lush nature gardens that is close to all amenities, junction 11 of the M4, community recreation fields and bus stops. Restaurants and supermarkets are within walking distance. It is within a mile and a half of the university of reading and the Royal Berkshire hospital. If you are interested in keeping fit, the leisure centre is less than 10 minutes walk away. The Annex is comfortably furnished.

Private double bedroom and en-suite bathroom

We are located very near the Royal Berkshire Hospital and University of Reading. We have a bedroom, garden room and bathroom for people to use during their stay (nothing is shared). There is a separate entrance to the guest's accommodation and there is no access to the main house. We have a cat who sleeps in the adjoining room (our utility room), but will not have access when guests stay. There is no breakfast supplied. There is on road parking on weekday evenings and weekends.
