Normalmente gli Ospiti concordano con l'Host, prima del proprio arrivo, il relativo orario approssimativo. 1) Check-in di mattina Al loro arrivo in Via San Carpoforo n. 4, gli Ospiti possono chiedere al portiere del palazzo accanto (Via San Carpoforo n. 6), il cui nome è Shiran, di chiamare la domestica (Emi) che è sempre disponibile a casa. Il portinaio Shiran è sempre in loco dal lunedì al venerdì, dalle 8,30 alle 13,00. Gli Ospiti possono altresì pigiare il pulsante n. 7 del citofono: V'è sempre qualcuno a casa pronto ad accoglierli. L'Host vive nello stesso stabile e assicura la propria costante presenza e disponibilità nel ricevere gli ospiti al loro arrivo. 2) Check-in in orari diversi Nell'ipotesi in cui gli Ospiti arrivino a qualsivoglia ora del giorno o della notte, sarà opportuno avvisare per tempo l'Host e concordare un orario di arrivo approssimativo. L'Host in ogni caso è sempre disponibile h24 o su Airbnb o sul proprio telefono personale (+39 339 31 99 131). IL GIORNO DEL PROPRIO ARRIVO, GLI OSPITI TROVERANNO SEMPRE QUALCUNO AD ACCOGLIERLI. CHECK-OUT Normalmente l'appartamento deve essere liberato, il giorno del check-out, non dopo le 11,00 - mezzogiorno (12,00 pm). Sarà cura ed onere dell'Host comunicare tempestivamente agli Ospiti la possibilità di effettuare il check-out anche più tardi, laddove richiesto, compatibilmente al calendario ed alle esigenze della Proprietà. Il check-out può essere effettuato dagli ospiti in completa indipendenza, senza alcun bisogno di attendere l'Host, seguendo le seguenti struzioni: alla ,loro partenza, gli Ospiti possono lasciare le chiavi di casa sul tavolo da pranzo, tirandosi dietro la porta e avvisando tempestivamente l'Host. Questo è quanto! L'Host si rende sempre disponibile, laddove richiesto, ad aiutare gli Ospiti a trasportare le proprie valigie fuori dall'appartamento. Agli Ospiti è sempre concessa la possibilità di lasciare, laddove richiesto, le proprie valigie ed i propri effetti personali, anche dopo il check-out, in un luogo sicuro fintanto che ne abbiano bisogno. ________________________________________ CHECK-IN / CHECK-OUT INSTRUCTIONS AND INFORMATIONS CHECK-IN Flexibility as the main rule: Host guarantees its availability for check-in at any time of day or night without any additional fees. Normally the apartment is available for check-in from noon (12,00 pm). The apartment’s availability before midday is promptly communicated by Host. In any case, Guests are always guaranteed to leave their luggages and personal belongings in the apartment (or in a safe place) even before check-in time (and after check-out time, as better specified below), at any time of day or night. Guests normally communicate and agree with the Host an approximate time of arrival. 1) Morning check-in At their arrival to via San Carpoforo n.4, Guests can ask the building's next doorkeeper (Via San Carpoforo n. 6), whose name is Shiran, to call Host or Housekeeper that are always available at home. The porter Shiran is always there from Monday to Friday from 8.30am to 01,00pm. Guests can also push the n.7 button of intercom: there’s always someone at home waiting for them. Host lives in the same building and he ensures his constant availability to receive Guests. 2) Any time check in In the event that Guests arrive at home at any time of the day or night, it is always a good idea to notify Host in advance and agree with him an approximate time. The apartment is based at the 3rd floor (no elevator) of an antique Tuscan building: the sealing in wood and the stone walls are all authentic! You'll find a very cosy and unique atmosphere made by the care for details and love for my home. En-joy it! The apartment has been detailed designed and renovated taking care of original stone walls from XVI sec, original marblekitchen sink, wood ceiling, parquet floor. The new balcony (with the view on the old tower) makes special every moment of the day surrounding by seasonal flowers and strawberry: enjoy at breakfast or for an aperitivo tasting a glass of Chianti wine or watching the full moon in the night. The little town of Pistoia surprises with its discreet charm enclosed in alleys and squares decorated with historical monuments and palaces, testimony of an ancient artistic past. Just outside town you'll have the opportunity to reach and admire the most beautiful tuscan amaenities: - the city of Florence (35km), Lucca (46km) e Pisa (67km) - relax and enjoy the biggest spa-town in Italy, Montecatini Terme that offers not only the well-known healing waters but also all the modern relax treatments (17km) or visit and relax in the large and fascinating millennial Grotta Giusti in Monsummano Terme with a beneficial relaxing "steam bath"(15km) - a beautiful Contemporary Art collection hosted in the mysterious Fattoria di Celle, old tuscan villa on Montale's hills (8km). - The town of Collodi with the Parco di Pinocchio famous worldwide for his given birth to the most famous puppet of all time: Pinocchio. Choose a book from a shelf and sink into a red armchair under a peaked ceiling. Striking timber beams and gleaming hardwood floors add warmth and character to this remodeled attic space. An inviting spiral staircase leads to a small landing with a view. The flat offers an elegant entrance hall with large double window overlooking the nearby canal. At upper floor: living room with top quality fully equipped kitchenette, 1 master bedroom with impressive view of Madonna dell’ Orto church front, a second double/twin bedroom, 1 spacious bathroom WC/bidet/ bath/shower, a second WC with hand basin. A decorative spiral staircase leads from the living room to a small roof balcony overlooking the picturesque canal in front of the house. The apartment is provided with good WIFI CONNECTION, AIR CONDITIONING and MOSQUITO SCREENS in any room CASA ZORZI is recommended both for romantic escapes and for family holidays. I use to welcome personally my guests, spending some time on arrival to recommend my favourite places in town....... The apartment is also provided with good reference books useful to plan and enjoy a stay in Venice. The Apartment is located on the quieter side of the truly Venetian Cannaregio District. The house is beside the magnificent Madonna dell' Orto Gothic church, containing cherished treasures including Tintoretto masterpieces. It is 15 minutes away from Rialto bridge. It is very easy and comfortable to reach by public transport either you arrive from Marco Polo airport or from the Train Station, with no bridge to cross with your luggage between the nearest waterbus stop and the apartment. A City stay tax of € 4,00 per day /per person ( € 2,00 for 10/16 children, excluding children up to 10) is due up to max 5 days.

Steps away from Brunelleschi’s dome, the ancient Baptistery, and medieval Palazzo Vecchio. There is a 7 minutes walk paid parking away from the apartment. It's located in via ghibellina. The apartment is 10 min walk from the train station (Santa Maria Novella). There is a taxi spot just 1 min walk away from the apartment. The apartment is in the heart of the city center. It's equipped with thick glass to isolate the noise. Earplugs can be provided in the rare cases when is requested by our guests.
