NB 1. This room is a medium-sized single room with balcony (that is bigger than the two other small singles rooms in my flat) but it is not a big single room. The measurements are 288cm by 268cm.

NB 2. Please note that on one side of this room is the living room (a communal area where all guests and housemates can sit and relax, watch TV and eat their meals) and on the other side of this room is the hallway near the front entrance door of the flat and the kitchen. The wall between this room and the living room is thin and if people speak on their phone loudly, one can hear and follow the conversation, which is why we ask all guests and housemates to be considerate to other people living and staying in the house in terms of noise and closing the doors softly and not slamming them shut.

Please note that although I try my best to reflect as accurate visuals and pictures of different parts of my flat (bedrooms, living room, kitchen, bathroom, hallway, outside views etc.), some furniture, bedding / curtains and appliances may have been changed or upgraded since these uploaded pictures are taken in my listings. There is no TV in any bedrooms or in the living room, and as we do not have a TV licence in our flat, we cannot have a television set. (If you want to bring your own TV set and keep it in your room or the living room, you would need to pay the TV licence. Please search online for more information on TV licence.) If you move in to my flat, you would stay or live with 4 other ladies (I won't be one of them but you might see me in the flat from tiume to time). This is the room that I used to live in. I now don't live here that much as I spend most of my time on the other side of London at my family's place, but this room still has some of my belongings (hence cheaper than it would be if it was fully vacant) and I come around to this flat once or twice a month for going out on a dinner out with housemates, preparing the rooms when a new housemate or a guest is moving in, and for flat maintenance issues. 1. NUMBER OF GUESTS (MOSTLY FEMALES) & OTHERS IN THE HOUSE

This room is a different kind of room. If you look at other listings of my flat (please click my profile pic and scroll down and see the Listings section), you would note that the other rooms in this flat are usually available on a fully furnished and vacant room like most of other Airbnb private rooms or like hotel rooms) in a shared flat. But this room is different. (And only this one.) This used to be my bedroom where I lived in until 2016. (Now I spend most of my time on the other side of London at my family's place.) As this room still has some of my belongings, if you have a lot of things (like 5 big suitcaseful of stuff) then it may not be suitable for you. This room is more suited to someone who:

- might be visiting London on a short-term basis (long-term is possible but probably not practical due to limited storage space available to you), and someone who

- would be visiting London without a lot of luggage, if she is OK with staying in a fully furnished room that is not completely vacant for a guest like a hotel room would be, but in a room that has some of belongings of a girl (me!) who used to live there, meaning that there would be a limited storage. (But it is not too bad. You still have quite plentiful of storage space.)

However, if you were to stay in this room, a clean set of bedding (bed sheet, duvet, duvet cover, pillows, pillow cases, blanket) and towels (a big bath-towel and a smaller hand-towel) will be provided for you, and the room will have been cleaned for you. Also you have a use of the lounge (the living room) like anyone else living or staying in this flat, and the kitchen, to cook and eat. And of course the bathroom and two toilets. Also for short-term guests (staying for a month or less), I will provide for you shampoo/conditioner and shower gel in the bathroom and a hairdryer in the room.

1.2. The available storage space for you in this room would be:

- 4 of the drawers --approximately 40cm (L) X 30cm (D) X 15cm (H)-- of a small, 4-drawer bedside cabinet next to the bed.

- 4 shelves --approximately 60cm (L) X 30cm (D) X 40cm (H)-- of a tall (approximately 180cm-tall), 5-shelf level shelving unit.

- 1 half of a double wardrobe. This room has a quite big double wardrobe that is approximately 2-metre tall, 120cm wide and 60cm deep. One half of this wardrobe has my clothes, but the other half is available for you to hang your clothes.

- 1 half of top shelf part of the double wardrobe above. This wardrobe as described above has a shelf space on top (about 30cm tall, 120cm wide and 60cm deep), and one half of it is available for you as a storage space.

- A small (30 X 30 X 30cm) white cabinet where you can put things inside its cabinet door.

- A space between the table top and the floor level shelf under it. The table is approximately 50 X 40 X 70cm. This room does not have a desk but it has a retro (60s style) table with a shelf at the bottom near the floor and on the top, where you can put your laptop and do work. Between the top and the bottom shelves, there is a space for you to put things.

- Various built-in shelves on the wall. This room has a built-in shelving unit (for books, CDs or anything else) where you can put stuff. The available space for you with these would be about 3 shelves that are approximately 90cm long, 20cm high and 20cm deep.

- Various small shelves above the bed. This room has many small shelves above your bed where you can put stuff. The available space for you with these would be about 5 shelves that are approximately 30cm long, 15cm high and 7cm deep, and about 1 shelf that is approximately 70cm long, 25cm high and 20cm deep.

- Balcony space. You can leave your suitcases and anything else that is waterproof (to protect from rain/snow - if not you could make them waterproof by wrapping them in cling films or putting them in plastic bags or refuge sacks) on the balcony that you can access from your room. (Please note that there are my stuff on the balcony as well.)

((Please see pictures of the above described storage spaces that are available for you. - But in fact these pictures are out of date and you would in fact have more storage spaces than shown in the pics. As you would see from pictures, the room is not like the smallest single rooms you would have seen but it is not very big, so instead of leaving your suitcase on the floor open and keeping your clothes and things in it, it is recommended that you take your things like clothes out of your suitcase and put them on these drawer/shelf and wardrobe spaces as described above, and leave your suitcase either in the room's balcony.))

Please note that this room, as with any other rooms in my flat, is for 1-person occupancy only open and currently my flat has females (5 ladies in total as it is a 5-bedroom property) and they wish to keep it that way. (We cannot accommodate couples or a group of people who wish to stay in 1 room by sharing a room. But if you were to become a long-stay guest, occasional visits and stay over in your room of your partner or family and friends could be arrange, subject to discussions.) The flat has two toilets and there are 4 other ladies in the flat who would be living or staying with you in this property who are postgraduate (or undergraduate) students and professionals in their 20s to 40s (or 60s), and are from different countries in Europe and beyond (USA Australia/New Zealand, the Far East, Latin America etc).

2. LOUNGE (LIVING ROOM)

Many places in London do not have a lounge (also called a living room or sitting room) as the owners covert it to an extra bedroom to gain more rent money and income. But I don't do that here. My flat has a spacious lounge. You are welcome to make use of it to read or surf the web, eat and just to relax and lounge around as you please. The lounge has a 3-seater sofa, a 1-seater sofa and another 1-seater recliner sofa and books, clothes horses, a big dining table with about 4 or 5 dining chairs, a tall shelving unit with a lot of stationary (scissors, clips, pens, marker pens, stapler, sello-tapes, glues as well as batteries etc) that you can use for free.

There are family-run corner shops (open around 7am to 7pm daily, maybe closing earlier like 5pm on weekends) 2min walk, and supermarkets (Tesco/Waitrose/Sainsburys) 13 to 17min walk. The Richmond Park (a huge park where you can see deer) is 15min walk.

4. SMOKING / RECREATIONAL DRUGS

Our flat is for NON-SMOKERS ONLY including tobacco, electronic vaping cigarettes and any kind of weed or recreational chemical or plant substances. (100% non-smokers only.) We do not take smokers or users of these products who offer not smoke or use these in the house. For smell, hygiene, fire risk and home insurance requirement purposes (and to comply with laws), we only take people who never smoke or do drugs. If you are not a complete nonsmoker or non-drug taker, we cannot help you so please kindly look elsewhere as we wish you good luck.) Please note that if you move in to my flat on the basis of stating that you are a complete nonsmoker both in and outside of the property at all times and do not engage in any kind of drug activities but you become a smoker/user of drugs or you are found to be otherwise, you may be removed immediately from my property, have a deposit being applied on your payment card (or losing your deposit if you had paid me in other ways) and also being reported to Airbnb management as well as other relevant authorities such as law enforcement or visa processing bodies. So if you are any kind of smoker or drug user, please look away now and seek your accommodation elsewhere, as you would not be welcome in my property.

Any enquiry including short and long-term stay will be considered and responded to, though I prefer longer term stay guests rather than someone who needs a place to sleep for 1 or 2 nights only.

There is a deposit of GBP £150 which may be applied on your payment card after your check-out date if there is any damage or inappropriate behaviour (such as you turning out to be a smoker or drug taker or bringing unauthorised visitors without permission or engaging in other inappropriate behaviours such as holding loud parties or events that could disturb and cause inconvenience to other people living here or other guests staying in my flat).

7. WHAT'S INCLUDED IN THE PRICE

- Price includes everything including cleaning costs so you have absolutely nothing more to pay. In your room you will find all bedding (for a single bed), towels and the bathrooms have toilet papers, and for those staying for a month or less, also shampoo/conditioner and shower gel as well as washing machine detergent will be provided for you. You don't pay for any of these. And of course there is free wifi for internet (very fast speed and unlimited download), and at my flat there are free bicycles that you can use complete with lights, locks and helmets. You can also borrow my sports gear (basketball ball, netball ball, tennis and table tennis racquets and balls, scooter etc.) for free of charge. Most of cleaning products (such as washing up liquid/sponge, mops and kitchen/bathroom cleaner) are also provided for you at no extra charge.

- You have full access to the living room with sofas and dining table / chairs, the kitchen and the bathroom with bath, shower and toilet plus a second toilet.

- The room is fully furnished and has a single bed, wardrobe, desk, chair, window, drawers, shelves and curtains. (This room also has a balcony. It is the only one in the flat with a balcony.) Please note that the rooms in this flat do not have a lock on the bedroom door.

- We can assure you that the people who live here are really friendly people, but please note that they may be keeping-to-themselves type of people. (If you are looking for a place where other flatmates and guests are like close mates and cooking/eating together and going out daily or weekly as friends, my flat would not be suitable for you, as other women living in my flat, though they are friendly, tend to be independent peopl with their own friends and space/time/life, without socialising much with others living in my flat.) The other ladies in this flat are usually a mix of long-term and short-term tenants and guests, some staying for a week or a month or two, some living here for many months or even years. They are mostly from abroad (like France, Germany, Italy, Egypt, New Zealand etc though we do occasionally have native Britons from the UK) who have come here to London, the UK, for studies or to work.

8. AIRPORT / STATION PICKUP

I have often given a lift to and from airports in my car to our Airbnb guests flying in/out of London UK for a petrol contibution cost. (Given the time it takes to drive to and from airports and stations, I am not really making a profit by doing this. I just recover petrol costs and I do this to help our Airbnb guests feel welcome and comfortable.) Sometimes I have meetings, work commitments and can be away - I can usually confirm my availability for doing this for you 3 or 4 working days prior to your arrival or departure into and out of London airports and stations. (If I am not available on the date of your flights or trains / coaches, I can recommend or book minicab (licensed private hire taxis) firms for you. My charges for doing this (comparable or much cheaper and more comfortable car than taxis) for airport or station pickup or drop off varies but usually it could be something like:

(But it could be different depending on how many people are in your group for me to pick you up from somewhere, how much luggage you would have with you etc.)

I drive semi-classic cars, a 1990s and 2000s large saloon or a large 7-seater SUV. If you are a group of 2 or 3 people or if you are 1 person but have a lot of suitcases and bags, I will need to know how many pieces of luggage you would have with you and approximate size of them, before I can confirm my availability for taking you to or bringing you from airports and the cost. Please feel free to enquire about airport and station transfers as I would be there to answer any questions you have in order to help you and find a competitive solution for you.

9. FREE BICYCLE, FREE PARKING & FREE SPORT EQUIPMENT

- There are usually two free, shared bicycles for people in the flat to use free of charge, complete with front and back lights, two strong locks per bicycle and helmets. (The other ladies usually don't use it so if you move in here and stay with us, you may have sole or near-sole access to that bicycle.)

- There is free 24-hour off-street parking just outside our building. You can park your car wherever you like on our street. Usually there are plenty of spaces to park cars. Please ensure that you don't park anywhere with have road markings, and to read and familiarise yourself with the UK's Highway Code (you can search online and read the free PDF file issued by the UK government) if you are new to driving in the UK.

- You are welcome to borrow basketball balls, tennis and table tennis balls and requests, netball balls and football balls (if the latter is there too, I am not sure as sometimes I cannot find the football ball) free of charge. There are also skateboards.

- There is a gym / public leisure-sports centre with a huge swimming pool, Jacuzzi, sauna, steam room, gym and exercise classes just 10min by bus or 20min walk from our flat (or 10-12min cycling).

We are NOT in central London and there is NO tube (metro underground train) station walking distance. We are near the Barnes rail (train) station, near Putney, Barnes, Roehamopton and East Sheen in the zone 2 and 3 in southwest London. It takes about 20-45 minutes to get to central London:

- 7 or 13min walk from the flat, there are buses 72, 265 and 430 to Shepherds Bush, Roehampton, Putney Bridge, Putney, Tolworth and central London.
- 18-24min walk from out flat, there is bus 22 and N22 (24 hour bus) to Piccadilly Circus through Chealsea, Sloan Square, Knights Bridge and Hyde Park Corner.

11. COVID QUARANTINE RULES IN MY FLAT
If you are coming to the UK from a non-quarantine exempt country and thereby you need to self-isolate for 14 days, please note that I only take international traveller guests entering the UK and quarantining in my flat who will do the 14-day quarantine at home (at my flat) without going out for the whole 2-week period.

I do not take guests who will do a privately paid COVID test on their 5th day of quarantine or later. If you plan to pay for a private COVID test during your quarantine, you cannot stay in this flat, so please do not book, and instead, please look elsewhere and stay somewhere else. You cannot stay in my flat in that case.

If you change your mind after you move in to my flat and do a COVID test, by proceeding to book, you agree now in advance that you will pay a £3,000 compensation. This part of the house rules will be communicated in my message to you before you book. If you cannot agree to this, do not book. Once you agree, it becomes legally binding, and if you change your mind later, that sum will come off your payment card, and if you attempt to stop it, not only Airbnb management will be involved, but separately of Airbnb, you can be sued and be served with court papers.

If you are wondering why I do not take privately paying COVID testing guests on their 5th day, I will explain: It is because if you stay in my flat with 4 other guests or with your host and their family living/staying there and do a private test and the result is positive, not only you have to quarantine for 10 more days, but everybody else in my house have to then quarantine for 14 days. This is not acceptable for me as a host as I could be sued for their loss of earnings etc.

Before you criticise me with this in case you thought I should accept privately paid COVID testing guests, I ask you to put yourself in my, my tenants’/other guests’ and my family’s and house-mates’ position first, and ask yourself what you would do if you were me. Please put yourself in my position (and the position of other people living in my flat) and imagine this:

Say that you are not subject to quarantine, say that you have been living in my flat with other people living there for a long time, as you live in London such as for 2 years for a postgraduate masters degree study that you have been paying £10,000 a year for, and you have your final exam next week. Or say that you came to London 2 months ago for a 4-month internship, but you want to continue to live in London in future and you have a job interview scheduled next week for your dream job, and you have been working hard on your internship as doing well with it can make or break your career, and you have an important project delivery with colleagues and clients next week. Or say that you booked flights and hotel and paid £1,000 to spend a week in Canada or Japan for a wedding.

Now imagine that I take in an Airbnb guest booking to stay for 2 weeks or for a month to stay in my flat where you have been living/staying for many months or for many years, and imagine that this new guest does a privately paid COVID test on their 5th day (or later before the 14-day quarantine ending) and the result is positive, meaning that you, like everybody else living in my house, now have to stay home for 14 days and cannot go out.

(If not and you went out, not only you are committing an illegal act, but according to the UK authorities - it is their words not mine - you are committing a criminal offence that puts other people's lives at risk, and you would be subject to between a £1,000 and £10,000 fine in addition to possible appearance in court for prosecution with a police criminal conviction record to your name.)

Now put yourself in their position. Imagine you paid £10,000 a year for a few years to do a masters degree study in the UK and your final exam is next week, and after all this hard work for many years, you have to miss that exam because I took this guest doing a privately paid COVID test. Imagine that you spend 2 months of internship as part of your work experience, you have an important project to deliver with your colleagues and clients next week plus a job interview for your dream job next week, but you have to miss them all because I took this guest doing a privately paid COVID test. Imagine that you paid booked flights and hotel to the other side of world with £1,000 of your own money for a wedding, anniversary, special family occasion, a sibling’s new baby etc., but now you can't go, you cannot get a refund from your airline and hotel, you are losing all that money, you can't do that dream trip of your life and see your relatives that you haven’t seen or a long time, and instead, you now have to be stuck at home for 14 days, all because I took this guest doing a privately paid COVID test.

How would you feel? See, you would also not take quarantining guests who will do a privately paid COVID test on during their quarantine either if you were me, would you? That is why I only accept guests quarantining for 14 days in my flat where I live or other people are living or staying, and why I do not take guests doing privately paid COVID test on their 5th day, as you would do the same if you were me.
