This recently refurbished flat provides the ideal base from which to explore Scotland's capital. With the bright lights of Leith Walk and Edinburgh on the doorstep and convenient public transport to virtually everywhere, it offers a comfortable and excellent value alternative to city hotels for up to two people.

The flat itself is self-contained on the lower ground floor, has its own entrance and comprises of a separate lobby, large, bright bed/sitting room with two windows with a separate kitchen and separate bathroom. Whether you are 'doing' the Festival or just here for a few days, it's a very convenient location as there are many shops, restaurants and bars at less than 2 minutes' walk away and you can walk to Princes Street in about 20 minutes.

The flat has recently been redecorated and is comfortable, spacious, clean and cozy. We have provided all the things that we consider important in a holiday flat: a pleasant space, a decent bed with Egyptian cotton sheets, large fluffy towels, high-speed Wifi, a flat screen TV and a hair dryer (in that order!).

The kitchen is equipped with a cooker/oven, a microwave, kettle, fridge/freezer, toaster. If you feel like cooking, all the kit is there but if you prefer not to, there are excellent local shops, takeaways and restaurants at less than a minute's walk. If you really want to push the boat out there are two Michellin-star-rated restaurants in Leith (reservations essential), otherwise almost every cuisine from every corner of the world is represented.

As far as THINGS TO DO are concerned, Please let me know if you are looking for ideas, directions, etc. I would be more than happy to help plan your time in Edinburgh.

**IMPORTANT ** During July and August I can only take bookings of a minimum of 5 days, so please don't be offended if I decline shorter bookings for this period. For the rest of the year the minimum is 2 days. Thank you for your understanding.

Guests have access 24/7 as there is a key safe located next to the front door which works like a bicycle combination lock. Should I not be able to let you in or if you arrive late, I will send you the code for it and you can let yourself in.

If I don't have more guests arriving you are welcome to leave your bags in the flat until your departure.

I'm happy meet everyone who comes to stay and if you like I can give information on stuff to do, where to eat, travel etc etc. Equally it's fine just say hello and I'll make myself scarce. If you need anything, just send me a text or phone me.

Things to do within walking distance:
Leith and the Shore area have an abundance of bars, restaurants, shops & cinemas. Favourites not to miss - The Rose Leaf pub for quirky afternoon teas that sometimes involve hats, but always good food; Sofie's Bar for a Swedish spin on Leith; the Tourmalet, a pub named after a particularly hard 'col' on the Tour de France which has great bear and two mesmerizingly beautiful aquariums. Some other recently arrived watering holes include Woodland Creatures, a gastro pub, and Serrano Manchego, mouth-watering Spanish tapas.
If you fancy fine dining, we recently celebrated a wedding anniversary at Tom Kitchen's Michellin starred restaurant. It's fabulous but something you may want to save up for. We had a set lunch with different wine with every course.

One quirky attraction is the Royal Yacht Britannia. In comparison with today's billionaires' super yachts, the Royal vessel seems surprisingly small. Even more so if one considers that most of the space is taken up by a giant laundry! Do also take a look at Lambs House, a 17th ct merchant's house, now beautifully restored.

A bus ride or longer walk away:
If you like the great outdoors, there is Calton Hill and Arthur's Seat - you do need some decent shoes to climb the latter but you are rewarded with stunning views across the city, Fife and the Pentlands. Or take a relaxed walk along the tranquil & leafy pedestrian/cycle path system along the Water of Leith and forget you are in a city. Take this route to the Botanical Gardens and the Modern Art Gallery, both about 40 minutes' walk away. A visit to Holyrood Palace and the Parliament should not be forgotten. From there you can walk up the High Street (also known as Royal Mile) and explore the old vennels (long stairs that run up and down the hill to the Grass market and to Waverley Station) and end up at the Castle. The Royal Mile is closed to traffic during the Festival to make space for dozens of performers of all kinds who entertain the public around the clock.

The Botanical Gardens are half an hour's walk away and really worth a visit. Highlights are lovely rhododendrons, working vegetable gardens and various palm houses.

Should you arrive in a car, parking in our road is free. A general note of warning if you need to park your car on a meter anywhere in Edinburgh; do come back in time as there is a car parking attendant lurking behind every tree and they start booking you exactly three minutes after your ticket runs out...

Better to leave the car at home as the buses are simply fantastic in Edinburgh. Get yourself a daily pass at £3.50 or £1.50 for a single journey (note, they don't give you any change) and they will take you to virtually anywhere in Edinburgh . Our nearest bus stop just at the top of the road is serviced by some 9 routes, taking you to all corners of Edinburgh within minutes. Then, when you get off at your destination, do as the locals do and thank the driver!

If you are keen on cycling you are also in the right place. There are lots of off-road cycle paths that follow the routes of the coal trains of yore that criss-cross through town. These corridors are great, both for getting to places quickly, but also for recreational cycling. They are havens for wild life and a safe alternative for those who find the traffic a little daunting. If you are now sold on this suggestion, find Leith Bicycles at less than 3 minutes' walk and rent a bike.

Charlotte's place is just lovely. Great location, around a 20 minute walk to Princes Street, right at the start of Leith and public transport available on your doorstep. The place is very comfy with a lovely bed, a well-equiped kitchen (with groceries already provided by Charlotte!) and a nice bathroom + tub. I'd recommend anyone to stay here if they are in Edinburgh for a weekend or longer.

It was a lovely stay at Charlotte's place, everything was exactly as I have seen on the pictures. The flat was comfortable 2 people from where we could walk to the city center easily. We had a great time in Edinburgh. Charlotte was helpful in all that we needed and she is easy to communicate with (which I appreciate a lot when I am travelling to a new place). Charlotte was an exceptional host - friendly, accommodating and going above and beyond with plenty of personal touches. Her flat is beautiful and a bargain stay. Could not recommend more.

Nous avons passé un très bon séjour à Édimbourg. Le logement est conforme à la description, très cosy, pratique et le lit très confortable. Le quartier est à la fois tranquille et vivant et bien desservi. Il y a de bons restaurants dans le quartier. En ce qui nous concerne, nous avons tout fait à pied. Charlotte est une hôte pleine d'attention, le réfrigérateur contenait tout ce qu'il fallait pour un petit déjeuner, ce qui nous a évité d'aller faire des courses en arrivant. Nous recommandons vivement !

Charlotte was gastvrij en dacht meteen mee over besteding van onze tijd in Edinburgh, ze gaf leuke tips, het weer was matig we gingen naar de musical!

I really want you to have a wonderful time here so do ask if you need something that you can't find in the flat.
