All efforts are made to ensure guests have the best possible stay. In return we have the following policies;
- Fill out the booking form accurately so we know who you are. We won't reply to enquiries that do not do so.
- Confirmation of a booking will require your name, address, phone number and proof of ID.
- We have a no party policy and do not accept leavers bookings.
- Smoking is not permitted in the house.
- Pets are not permitted on the property

Standard Terms and Conditions of Temporary Holiday Accommodation
Note: Variances can be agreed on but only by arrangement with the owner in writing.
A non-refundable deposit of 50% is required to secure the booking. Payment of the rental deposit constitutes the clients acceptance of these Terms and Conditions.
Balance of the rental amount must be received in full 10 days prior to occupancy. If not the owner has the right to cancel the booking and attempt to re-let it.
In case of cancellation by the client, the deposit paid is not refundable unless the house is re-let for the entire period. If the property is re-let then a refund will be made however a $100 cancellation fee will apply.
The owners will make every effort to ensure the property is available as booked. However the owners reserve the right to make alterations to bookings due to unforeseen circumstances.
To maintain a good standard for our guests we require certain conditions to be complied with. We appreciate most will respect our property but the occasional abuse requires that we state the following conditions.
Number of Guests should not exceed the number stated on the Confirmation Notice or subsequently agreed in writing or email. Fees will apply for excess guests not agreed with by the owners in advance. Fees will also apply for the use of extra beds and towels that were not allocated in the original agreement.
Parties and Functions are strictly prohibited. The price charged is for domestic use only and not commercial. Accordingly this rate does not allow for the extra wear associated with functions in terms of cleaning, garbage removal, wear and tear, repairs etc. Use contrary to this may result in loss of your bond and/or additional payments.
Damage, Breakages, Theft and Loss are the tenants responsibility during their stay.
Departure - the property should be left in a similar state to its condition on arrival. Check-out time is 1000AM by the latest, to allow time to prepare the property for next guests.
Disturbance to our neighbours, including excessive noise, is prohibited and may result in termination of rental and loss of bond.
Bond is payable at the same time as the balance amount. The bond will be refunded within 14 days in full subject to the above conditions being met. It is designed to cover any additional costs incurred including but not limited to, any breakage, damage or excess cleaning requirements, extra guests beyond those declared ..etc.
Pets are not allowed.
Smoking is not allowed at the property. A fire ban is usually in place for the south-west region from November to April so we ask that you do not light any fires, including in the living area fire place, and practice due care with the use of the barbecue. Smoking in the house is strictly prohibited and may result in termination of rental and loss of bond.
Loss - the owners take no responsibility for the tenant's personal property.
Variations to these conditions may only be made by prior arrangements with the owner in writing.
House Rules are provided at the Property to ensure that Guests and Visitors know and comply with the specific Rules governing their permission to enter and occupy the Property.
4.1 General requirements
a) Guest and Visitors must comply with all House Rules, By-Laws and instructions from the Manager and security services during their stay; and
b) Guests must notify the Manager of any disputes or complaints from neighbours as soon as is practicable.
4.2 Noise and Residential amenity
a) Guests and Visitors must not create noise which is offensive to occupiers of neighbouring properties especially between 10pm - 8am and during arrival and departure at any time throughout the occupancy;
b) Offensive noise is prohibited and may result in termination of permission to occupy the Property, eviction, loss of rental paid and extra charges for security and other expenses which may be deducted from Security Deposit or Bond under the Terms and Conditions; and
c) Guests and Visitors must not engage in anti-social behaviour and must minimise their impact upon the residential amenity of neighbours and local community.
a) Guests are responsible for ensuring the limits set on Visitor numbers is complied with at all times; and
b) Guests are responsible for ensuring that Visitors comply with these House Rules.
4.4 Gatherings or functions
a) The Property is not a “party house” and any such activities are strictly prohibited; and
b) Any gathering, celebration or entertainment permitted at the Property must not conflict with residential amenity and must comply with all the other requirements.
a) Guests and Visitors are to comply with parking regulations and other requirements set out below and show consideration to neighbours and other vehicles; and
b) Parking arrangements at the Property are as follows: Please park only on the gravel driveway and parking areas. Parking on the grass is not allowed.
4.6 Garbage and recycling
a) Guests and Visitors are to dispose of garbage and recycling in accordance with the usual practice at the Property (as set out below) in the allocated bins, and excess rubbish must not be left in public or common areas; and
b) Garbage and recycling arrangements at the Property are as follows: Rubbish is collected early on Monday morning. The council general rubbish (green lid) and recycling (yellow lid) bins are located at the top of the driveway on the Cowslip Lane roadside. Please leave the bins in this location. If the bins are shifted and not put back into position before the rubbish pickup then a $50 fee will be charged to cover the rubbish removal.
Whenever you are absent from the Property, close all windows and doors to maintain security and prevent rain and water damage.
Smoking is not permitted at the property in its entirity .
Pets are not permitted o the property
Feel free to use the BBQ – it’s a great way to finish off the day. When you have finished your BBQ, please turn the gas off at the bottle. Please clean the BBQ before you leave, as extra charges will be applied if the cleaners need to clean it
4.11 Damages and breakages
Damages and breakages must be reported to the Manager.
4.12 Emergency Contact

a) Breach of these House Rules is a breach of the Terms and Conditions of occupancy.
b) The Owner and Manager reserve the right to terminate permission to occupy and to evict from the Property, Guests or Visitors who refuse to follow these House Rules or who cause a nuisance.
