The Twin Cabins are a Victorian style country hotel that is off the beaten path. Each cabin can accommodate up to 7 people. Each fully furnished cabin consist of a full kitchen, full bathroom, and living area.
Everything in these cabins are custom built for a real country home setting with the amenities of the big city loft.

+++++++++SHORT TERM RENTAL AGREEMENT+++++++++
This Short Term Rental Agreement (the “Agreement”) is made by and between Henry Borrego & Sayde Rangel “TWIN CABINS” (“owner”) and _____________________ (“Guest”) as of the date last set forth on the signature page of this Agreement. For good and valuable consideration, the sufficiency of which is acknowledged, the parties hereby agree as follows:

This cabin is for relaxation and family getaways. Absolutely no wild parties, underage drinking, illegal drug use, or loud and obnoxious behavior. Any complaints from the neighbors will result in an immediate eviction. The common areas: breezeway and fire pit are not part of the rental agreement/fee, they must be used as first-come-first-serve, although we encourage you to share them.
1. Rental Rate and Fees:
a. PAYMENT: A credit card is necessary to make a reservation and check-in, the credit card will be kept in file in case of damages to the premises. Acceptable payment methods are (SENSITIVE CONTENTS HIDDEN) or credit card (visa or master card). (SENSITIVE CONTENTS HIDDEN) payments may be made via our email address: (EMAIL HIDDEN) For your security, credit card payments must be made by phone. You may call Henry Borrego at (PHONE NUMBER HIDDEN), please have handy the name of the person on the credit card, billing address, and the credit card number and expiration date. Please note the charge on your credit card statement will be from Sayde Rangel.
b. RENTAL RATE: Payment in full of the following fees shall be due on date of Check-in.
The rental fee will be charged up front by credit card via AirBnb, we will not get paid until your check out date.
And it will be used for the following purpose: Lodging OLNY.
For “Special Events or Parties” please refer to Exhibit B in addition to this agreement.
c. RESERVATION DEPOSIT (during peak periods): No reservation deposit for AirBnb participants.
d. DAMAGES DEPOSIT: A deposit of $250.00 per cabin is held by Airbnb and charged if we file a claim after you check out, these changes will be included if:
i. Damage to the property or furnishings;
ii. Dirt or other mess requiring excessive cleaning;
iii. Any other cost incurred by Homeowner due to Guest’s stay; and
iv. Any circumstances named on Exhibit A or Pet Addendum.
If the premises appear dirty or damaged upon Check-in, Guest shall inform Homeowner immediately.
2. Rental Party: The rental party shall consist of no more than the Guests numbered on the agreement and their kids.
3. Maximum Occupancy: The maximum number of overnight guests in this contract is limited to up to ___ persons and _0_ pet(s). Please let us know if you will be bringing additional persons so we can add it to this contract to avoid additional charges for guests not in this contract. An additional charge of $_30.00_ per person and _$20_ per pet per night for guests will be assessed. Children age 3 and under are free. Unregistered guests (stowaways) will be asked to leave the property.
4. Term of the Lease: The lease begins at 2 pm on the “Check-in Date” and ends at 11 am on the “Check-out Date”. Late check-out is $10 per hour. Please call “owner” at (PHONE NUMBER HIDDEN) for late check out as we may have guests waiting to use the facilities after you.
5. Minimum Stay: This property requires a __1__ night minimum stay. Longer minimum stays may be required during holiday/peak periods. If a rental is taken for less than _1_ days, the guest will be charged the 1 night rate of $200 for Side A, $250 for Side B + LOFT or $450 for WHOLE space. No refund for early check out.
6. Rental Rules: Guest agrees to abide by the Rental Rules attached as Exhibit A at all times while at the property and shall cause all members of the rental party and anyone else Guest permits on the property to abide by the following rules at all times while at the property.
7. Access: Guest will be provided with a code to enter the premises, the code will be given to primary guest _1hr_ prior to the check-in or we will meet you outside cabins, this code is unique and it is the guest’s responsibility to keep this code in a safe place. Owner is not responsible for miss-use of the code. If lost code please call owner for re-entering. Guest shall allow owner access to the property for purposes of repair and inspection. Owner shall exercise this right of access in a reasonable manner.
8. On Departure: All furniture should be in the same place as it was on arrival. The cabin should be left the way you found it, dishes washed, and counters wiped down. THERE IS NO NEED TO MAKE/FIX BEDS BEFORE DEPARTURE. The thermostat should be turned OFF. Air-conditioning should be turned OFF. All trash should be bagged and disposed of in garbage can outside. Lock all doors. If left open, guest will be responsible for damages and theft to the property, we use surveillance cameras for your safety. WE RECYCLE, please put your recyclables on Recycling bin located in the back outside our cabins.
9. Cancellation Policy: If Guest wishes to cancel his/her reservation, the deposit will be refunded as follows(URL HIDDEN)
0% if canceled within 72 hours prior to the Check-in Time
100% if canceled more than 72 hours prior to the Check-in Time
10. Insurance: We encourage all renters to purchase travelers insurance.
11. Excessive Cleaning Fee: AN EXCESSIVE cleaning fee of $100 per hour is charged only if there is damage to the property or furnishings, dirt or other mess requiring excessive cleaning, or any other cost incurred by Homeowner due to Guest’s stay. Pet waste must be picked up and not left in the yard.
WE WILL “NOT” TOLERATE THROW-UP/VOMIT ON FURNITURE, FLOORS, TRASH CANS OR AROUND TOILET AREA. YOU WILL BE CHARGED $100 PER AREA IF WE MUST PICK UP AFTER YOU.
12. Wood: Wood (if available) can be purchased on site at $10 per bundle. Please purchase firewood locally and bring firewood with you. If you need wood please let “owner” know in advance, otherwise we will leave only two bundles to be used per day.
The parties agree to the terms of this Short Term Rental Agreement, as evidenced by the signatures set forth below. Your credit card information will be used in case of damages or additional fees charged due to your stay.

People other than those in the Guest party set forth above may not stay overnight in the property. Unregistered guests (stowaways) will be asked to leave the property. Any other person in the property is the sole responsibility of Guest.
This property is privately owned; the owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.
This property was made with natural and recycled wood by hand and there is no replacement of some furniture and is not sold in stores, we encourage you to take care of our furniture, any damages to our hand-made furniture will be charged at owner’s discretion to replace the damaged furniture.
Keep the property and all furnishings in good order. WE DO NOT ALLOW ANY FURNITURE (EXCEPT FROM WOODEN CHAIRS WITH NO CUSHION) FROM THE BREEZEWAY OR FROM THE CABIN’S INTERIOR TO BE TAKEN TO THE FIRE PLACE AREA, THIS FURNITURE HAS CUSHIONS THAT CAN BE BURNED, DAMAGED AND EVEN CATCH FIRE) PLEASE DO NOT TAKE THESE FURNITURE OR REMOVE IT FROM THE BREEZEWAY), any damage caused to these furniture will be charged to the “guest” credit card in file for replacement.
LADIES: Please do not clean your makeup with our white towels, you must bring your own towel or makeup removal wipes.
PETS: Dogs and cats are permitted only with prior approval and the Pet Addendum must be completed and signed. All pet waste must be picked up from gardens, parking and all areas of the cabins and put in the trash can provided outside the cabins. A $20.00 fee will be charged per pet for poop scooping our areas. Please see Pet Addendum of conditions.
Parking: Parking is limited to 2 vehicle(s). Vehicles are to be parked in designated parking areas only. Parking on the ROAD or GRASS is not permitted. Any illegally parked cars are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner. Please notify us if you need additional spaces. More available space is allowed if you are renting the whole space
Housekeeping: There is no daily housekeeping service. While linens and (4) bath towels are included in the unit, daily maid service is not included in the rental rate. We do not permit towels or linens to be taken from the unit. If any linens that are taken from the property or are missing/damaged, we will charge the full cost of replacement for the same type and/or similar if not available. If you are going swimming, boating or river tubing you must bring/take your own towels.
AN EXCESSIVE cleaning fee of $100 per hour is charged only if there is damage to the property, furnishings, mud/dirt, linens/towels or other mess requiring excessive cleaning, or any other cost incurred by Homeowner due to Guest’s stay. Pet waste must be picked up and not left in the yard, please see Pet Addendum for pet waste charges.

Kitchen Utensils: We provide with appliances, pots/pans, dishes and cooking/eating utensils, Only use appliances for their intended uses. Please make sure you return all our dishes, utensils, pots, pans and kitchen appliances that you used. We will charge a full set price if we are missing pieces from our sets. We DO NOT provide with coffee, sugar, creamer or any condiments to cook. You must bring your own if you plan to cook. We do not have any drinking water, please bring your own drinking water and ice.
Grill: We count with one grill only, the grill is shared by two cabins is should be used fist show-first use. We do not provide with grilling utensils, pans or charcoal, please bring your own utensils, pans and charcoal.
Hot Water: We have tank-less water heaters, they have an automatic shut-off system to prevent overheating of the unit, if you find that the water is getting cold, please turn your hot water off for a few seconds and turn it back on, this will reset the safety system back on.
Smoking: Smoking is allowed outside only. Please DO NOT use our handrails/furniture as ashtrays or burn our hand rails. We have provided with buckets in the breezeway area for your ashes and trash. Any damage to our property or furniture will be charged at owner’s discretion. The use of cigarettes, cigars and any other smoking articles/plants or recreational drugs are not permitted inside the cabin. When smoking outside, please dispose of cigarette/cigar butts or trash properly. If we find that you have smoked inside the units we will charge you a smoking cleaning fee of $100.
Firearms: We do NOT allow the use of firearms in the property, we own a ranch next to the property and it holds cows, horses and goats. We would be devastated if one of our animals gets hurt or killed. In the case of fire arms use and our furniture or building gets damages or an animal gets hurt it will be charged to Guest’s credit card at owner’s discretion and it will be prosecuted as animal abuse.
Common Areas: The Cabins have several common areas that must be kept clean and in orderly manner for the next visitor. The common areas are not part of the rental fees.
-A breezeway that contains two tables with chair and lounge chairs, this area must be shared in between the two cabins, we encourage you to divide the furniture if you are using this area at the same time.
-A Fire Pit that must be shared in between everybody using it, we encourage you to share this area or the area should be used as first-come-first-serve if used for a large amount of people.
Outdoor Fireplace: The fire pit is to be used as recreational. At NO point we allow to burn any type of furniture, trash or any objects that are not to be used in a fire pit other than wood. Guests are responsible for damages or accidents that may occur while using the fire pit. Fire pit is only to be used by a person over 21 years old. We are not responsible for the safety of persons, kids, animals and people under the influence of alcohol, recreational drugs or pharmaceutical drugs/medication. We encourage watching your kids and pets at all times while using the fire pit. PLEASE KEEP DOOORS and WINDOWS CLOSED WHILE USING THE FIRE PIT, this will prevent smoke from going inside the cabins and you will avoid the smoking cleaning fee.
Water and Septic: The cabin is on a septic system. Please do not dispose of toilet paper, sanitary napkins, tampons, condoms, plastic or toys in the toilet. And please DO NOT dispose any food in the kitchen sink. Any damages to the septic system and its installations will be charged to the guest credit card until the system is in a working condition again.
Farm Animals: We own several cows and mini-horses that could be hand fed, we provide with some feed for your use. Please do not climb the fence, throw anything to the animals or let your pet across the fence. Although our animals are friendly and used to people we will not be responsible for injuries to persons, children or pets if you decide to cross the line. Our animals will kick or charge at any danger they may feel, such as dogs barking at them or people throwing stuff or chasing them. You can call them at any time by ringing the bell provided in the bucket placed in the living room.
Storms: No refunds will be given for inclement weather.

Between: Henry Borrego and Sayde Rangel covering the premises known as “TWIN CABINS” 200 Gardner Road, Kyle, TX 78640 and between “guest”. This pet addendum is an amendment to the lease.
Guest has been verbally granted permission by the (“Owner”) to keep the pet(s) specified under the following terms and conditions:
a. That the pet will be allowed out of the pet owner’s unit or yard only under the complete control of a responsible human companion and on a hand-held leash or in a pet carrier.
b. That all pet waste must be picked up from gardens, parking and all areas of the cabins and put in the trash can provided outside the cabins. A $20.00 fee will be charged per pet for poop scooping our areas.
c. That the pets will not be permitted on top of furniture (beds and couches), any damage from pet waste to this items will be charged to “guests” credit card for cleaning or replacement. ALSO, WE DO NOT ALLOW PETS TO SCRATCH THE STAIRS FLOOR, IF WE SEE DAMAGE YOU WILL BE CHARGED.
d. That the owner will not allow the pet (s) to cross the fence or farm animal lines, our farm animals will kick or charge at any dog barking or attacking them resulting in injuries or death, we will not be responsible for injuries if your pet is not securely confined or leashed.
e. That any damage to the exterior or interior of the premises, grounds, flooring, walls, trim, finish, tiles, carpeting, or any stains, etc., caused by the pet will be the full financial responsibility of the Guest and that Guest agrees to pay all costs involved in the restoration to its original condition. If because of any such stains, etc., said damage is such that it cannot be removed, then Guest hereby agrees to pay the full expense of replacement.
f. That the Guest will permit the “Owner” to professionally treat the premises, including grounds (if any), for fleas and ticks, and clean all carpets when Guest vacates the premises. The contractors used will be the rental manager’s contractors, and the cost will be competitive and borne by the Guest.
g. That the Guest will provide adequate and regular veterinary care, as well as ample food and water, and will not leave pet unattended for any undue length of time. If Guest is leaving the pet unattended, the pet must remain in a crate or pet carrier. Pets are not allowed to be by themselves inside the cabins while the owner is out of the premises. Guest will diligently maintain cleanliness of litter boxes as well as pet sleeping and feeding areas. Guest will prevent pets from engaging in behaviors or creating excessive noise at a level that disturbs neighbors, including, but not limited to, barking, jumping, and running.
h. That, if there is reasonable cause to believe an emergency situation exists with respect to the pet, and if efforts to contact the Guest and emergency caretaker are unsuccessful, the rental manager or the rental manager’s agents may contact the local animal control authority and assist its staff in entering the Guest’s apartment. Examples of an emergency situation include suspected abuse, abandonment, fire or other disaster, or any prolonged disturbance. If it becomes necessary for the pet to be boarded, any and all costs incurred will be the sole responsibility of the Guest.
i. That the Guest agrees to indemnify, hold harmless, and defend TWIN CABINS, Henry Borrego and Sayde Rangel against all liability, judgments, expenses (including attorney’s fees), or claims by third parties for any injury to any person or damage to property of any kind whatsoever caused by the Guest’s pet(s).
j. That if a dispute arises out of this contract that cannot be settled through negotiation, the rental manager and Guest agree first to try in good faith to settle the dispute by mediation administered either by a local mediator or by the American Arbitration Association under its commercial mediation rules. If the parties cannot agree on which agency shall administer the mediation, the rental manager’s choice shall govern.
