Let the sounds of the ocean lull you to sleep. Watch the ocean and swaying palms from your private balcony, kitchen, living, bedroom. The condo is equipped with full size appliances and has some of the best views of the Caribbean.

This is not a typical oceanfront condo where you can see the ocean only if you crane your neck sideways. This unit looks directly out to the Caribbean and you are literally steps from the beach. You can sit on your private balcony overlooking the sea with Vieques Island on the horizon.

Simply walk outside and you are on the beach. Forget something or need a cool drink? No problem, because your condo is just steps away. The condo is within Palmas del Mar, an access controlled community on the southeast Caribbean coast of Puerto Rico. It has 24 hour security and many amenities. The Wyndham Garden Hotel is easy walking distance from the condo, with its restaurants, lounges, and casino.

From this ideal location on the southeast coast of Puerto Rico, there is something for everyone. You can lie on the beach, catch rays, or read a book. You want to be more active, no problem - because you can surf, snorkel, SCUBA, explore hidden beaches, climb rocks, hike, discover rare vegetation and flowers. If you want resort activities, we have you covered. There are two 18-hole championship golf courses, over 20 tennis courts including hard surface, clay and artificial grass. Dining from casual to eloquent and a full scale marina. Day trips to the El Yunque rain forest, charming Old San Juan, or the nearby smaller islands of Culebra, Vieques are great fun.

The condo is furnished with full size appliances including washers and dryer. The kitchen is equipped with basic cooking utensils. Arrival items include toilet paper, paper towel, and hand soap but the condo does not keep supplying these items during your stay.

Bed linens, pillow, towels are provided. Additional towels and lines are in second bedroom closet. Beach chairs, towels, are provided in the closet at the entrance to condo.

1. CHECK-IN TIME IS AFTER 3 P.M. Atlantic time AND CHECK OUT IS 10 A.M. Atlantic time. No Early Check-ins allowed without making prior arrangements.

2. This is a NON SMOKING property.

3. PETS - Pets are not permitted.

4. RESERVATION DEPOSIT- A reservation deposit equal to 25% of the Total Amount Due is required to hold the Property. This must be received within five (5) days of booking the reservation. This deposit is non-refundable and is applied toward the Rent.

5. PAYMENT – The BALANCE OF RENT is due thirty (30) days before your arrival date. Please make payment via credit card through the secure online payment through (SENSITIVE CONTENTS HIDDEN)/Home Away

6. CANCELLATIONS – A ninety (90) day notice is required for cancellation. Cancellations that are made more than ninety (90) days prior to the arrival date will incur only a 5% Cancellation fee. Cancellations or changes that result in a shortened stay, that are made less than 90 days before the arrival date will forfeit the full Reservation Deposit. Cancellation or early departure does not warrant any refund of rent or deposit.
MONTHLY RESERVATION CANCELLATIONS – Monthly renters must cancel one hundred twenty (120) days prior to check-in. Monthly renters who make a change that results in a shortened stay must be made at least ninety (90) days prior to check-in.
THIS PROPERTY REQUIRES A THREE (3) NIGHT MINIMUM STAY; 4 nights or more may be required during peak and holiday seasons. If a rental is taken for less than three days, the guest will be charged the three-night rate.

9. NO DAILY MAID SERVICE – While linens and bath towels are included in the condo, daily maid service is not included in the rental rate; however it is available at an additional rate. Towels or linens may not be taken from the home except for the beach towels.
RATE CHANGES – Rates are subject to change without notice.

11. FALSIFIED RESERVATIONS – Any reservation obtained under false pretense will be subject to forfeiture of the Reservation Deposit and all rental money received, and the party will not be permitted to check in.

12. WRITTEN EXCEPTIONS – Any exceptions to the above mentioned policies must be approved in writing in advance.

13. PARKING – Parking is limited to one vehicle. Vehicles are to be parked in designated parking area.

14. STORM POLICY - No refunds will be given for storms.

15. UTILITIES – The condo has electricity, water, internet and cable television. However, owner is not responsible for any problem within the building due to Puerto Rico’s Utility Companies’ non-performance. We are not liable and will not refund any monies under any circumstances.

16. MAINTENANCE - All maintenance and/or repair should be reported to owner representative (EMAIL HIDDEN) Owner, property manager and/or contractors are authorized to enter the unit to perform necessary repairs.

17. USE AT YOUR OWN RISK - The property is privately owned; the owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. I am so happy we choose to stay here!! Everything was just wonderful. From the email communication to the property manager I couldn't ask for more. The place was clean ,spacious and had everything we needed. Not to mention the spectacular views. This place definitely felt like home. I was traveling with four children and two adults and we all had plenty of room. The kids enjoyed the pool very much. The location was great although I would not recommend shopping at the grocery store in Palma's as the Walmart is very close. I also wouldn't recommend eating at the restaurants in Palma's. I felt they were over priced and not authentic Puerto Rican food(that's was I came for). Over all it was a great vacation and I can't wait to rent Darrin's place again!!

Fantastic condo right on the beach! It was just as nice, or even better than what we expected from the pictures. Traveling in a modern family style with 3 adults and 4 hmmmm semi-adults, the condo gave adequate privacy to everyone, while still being functional for the entire company. We were a bit worried by some of the reviews stating problems using the beach, but except for a couple of days with heavy current, where the "Baywatch crew" blew their whistles at us due to current, we were good. Going to bed and waking up to the sound of waves and swosh of the palm trees was outstanding. The condo was fresh and well maintained and communication with owner was excellent. The area felt safe and secure, and despite being in a gated community, access to restaurants and shopping was easy. Traveling with 7 pax required 2 cars, which caused some extra cost as only one car is allowed parking by the condo. Nice to know, but definitely nothing to whine about. All in all - we loved the place!
