Dolphin Beach is a gorgeous, direct Beach Front, 2 bedroom, 2.5 bathroom town home with expansive Gulf of Mexico views. There is a screened porch on the main level, and an upstairs balcony off of the master suite. All of the appliances are newer, as well as new windows, tile floors, bathrooms and a new gourmet kitchen with granite counter tops. Fully equipped and ready for your enjoyment. Other new items include, 3 flat screen televisions, local original art, ceiling fans, furniture, 2 beach bikes, 2 kayaks, linens, towels, kitchen equipment, glassware, plates, silverware, etc. The list goes on and on! Guest enjoy our entire Gulf front home! Don Pedro Island (Palm Island) is a barrier island and a stones throw from the mainland. You’ll arrive via a short car ferry ride that takes about three minutes. Our island has a terrific resort that offers a casual restaurant, ice cream/deli shop, sundries store and a pirate show for the kids. The island is almost all single family homes so you’ll quickly find it has a pristine 'non-commercial” family feel. There are no large high-rise resorts, beach bars or traffic and noise. If you’re looking for that place in the sun that you can actually hear the wind whistle through the palms - you’ve found your place.

7% Florida state tax will be added to the rental amount, and the $150 cleaning fee. Maximum allowable capacity is six people. There is a $112.00 additional Pet Fee, per pet (maximum is two pets). Rates shown are based on 4 guests. Please add $21 per night, per additional guest.
The island is very family friendly, and usually very quiet. This is not the place for you if you have plans for a large group or late night parties (strictly enforced). We do not allow smoking on our property. Pets are allowed with an additional pet fee of $112 per pet, they must be well behaved and they are not allowed on the furniture. All pets must be on a flea and tick preventative and are not allowed on the furniture if at all possible. That said, if your beloved pet spends his days on the couch at home we do provide a couch and loveseat cover. We know how that goes! Please pick up after your pet and pets must be on a lease. There is a six person maximum at our home and there is an additional fee for more than four guests. If you have any questions whatsoever, please call or email us!
1. The premises located at 301 South Gulf Boulevard, Unit 419, Placida, Florida 33946 (Don Pedro Island) are rented fully furnished including appliances, washer/dryer and linens and all utensils. The Tenant(s) is responsible for the maintenance of all furnishings.
2. Terms of lease: A cleaning fee of $140.00 applies and is not included in the rental fee. Lessee is responsible to keep the unit in a clean and sanitary condition. Lessee shall be charged an additional fee at the rate of $45 per hour for excessive cleaning as deemed by the Property Manager. The full lease amount is due 30 days prior to occupancy.
3. General Cancellation Policy: A cancellation charge of 50% of the reservation deposit ($250) will be assessed if the reservation is cancelled 90 – 61 days prior to your scheduled arrival date.100% of the reservation deposit ($500) will be assessed if the reservation is cancelled 60 - 31 days prior to your scheduled arrival date. If the reservation is cancelled 30 days or less prior to your arrival date, 100% of the total Rental Amount will be assessed unless lessor can replace the reservation. If the replacement reservation is at a reduced rate, lessee will be responsible for the difference, plus a $500 cancellation fee. All other cancellations will be a $100.00 fee. Late payments shall result in cancellation of this lease and forfeiture of any monies paid.
CHECK-IN TIME IS 4:00 P.M., CHECK OUT TIME IS PROMPTLY AT 10:00 A.M.
4. Terms of Occupancy: Maximum occupancy is 6 persons. Your entire security deposit will be forfeited if you under-report the number of guests that will be staying at Dolphin Beach. The rental amount charged is for up to 4 overnight guests. Additional overnight guests are $20.00
per night, per person. Any violation of these terms, or providing falsified information, will terminate this lease immediately.
5. The premises and all furnished equipment, amenities and common areas (dock, pool and tennis court) are for the use of registered guests noted on this contract below. No additional guests permitted without prior approval from owner.
6. NO SMOKING IS PERMITTED. Violation of this, or any other, policy will result in forfeiture of the entire security deposit and termination of this lease. Tenant(s) shall maintain the premises in a safe and sanitary condition. All appliances shall be used properly and with due care. Tenant shall launder the towels as instructed on the check-out sheet.
7. Liabilities: USE OF THIS PROPERTY AND ALL AMENITIES IS AT YOUR OWN RISK. Tenant(s) agree to assume all liability and HOLD LANDLORD HARMLESS from liability, costs and damages and all injuries to persons or damage to property, Tenant(s), or any other on the premises with Tenants permission. Tenant(s) agree to pay any cost and reasonable attorney fees incurred by Landlord in defending any lawsuit or other action brought in reference to such injuries or damage. All personal property on the premises is at Tenant's risk only and Landlord shall not be liable for any damage to it, nor is Landlord responsible for insuring Tenant's Personal Property. I acknowledge that I have engaged in this contract via the terms and conditions set forth by Airbnb. I/WE further agree to waive my/our right(s) to punitive damages.
8. Access: Tenant(s) shall allow Landlord access to the premises for purposes of repair and inspection.
9. Car Ferry passes are NOT included with your rental. Seven day passes (5 round trips with a car) are $225, or $47.00 each per round trip with a car and must be purchased 30 days in advance of your arrival. If you pay for the ferry service at the time of arrival, there will be a $55.00 charge per round-trip per vehicle. Rates are subject to change without notice.
10. Housekeeping is not available. House is cleaned before your arrival. Lessee is responsible to keep the unit in a clean and sanitary condition.

My husband and I truly enjoy Don Pedro Island, FL (also known as Palm Island). It is one of Florida's last true unspoiled beach destinations. We are extremely fastidious about the upkeep of our home. We pride ourselves on providing all the home necessities you'll likely need for your vacation such as fresh linens, beach towels, fully equipped kitchen, kayaks, beach bikes and more. We've been enjoying the island for over 10 years now and it is truly one of Florida's best kept secret islands surrounded by nature, sun, sand and the azure waters of the Gulf of Mexico.
