House Rules for Casa Bella Guests

Check-in is Noon to 4 pm. Check in 6-8 pm, by arrangement. No late night check-ins. Check-out is Noon. Host prefers entire Guest Party check in together. Check-in includes "orientation".

Pre-Reservation: Only persons pre-approved by Owner may stay at Casa Bella. In your query, please provide information about the nature of your visit to Oakland and who, specifically, will be with you. Owner will likely ask questions to clarify. Once booked, only Guests described in pre-booking discussion are permitted; additional overnight Guests are not permitted.

1.Communication:
a) Contact: Owner contact will be provided at check in.

b) Orientation: All Guests must go through “orientation" with Owner upon arrival. Orientation includes information about parking and getting through the access gate, where to put recycle, and so forth. With multiple Guests, all must go through orientation together.

c) Guest will keep Owner informed should anything “happen" on or around the premises. Guest will inform Owner of any "issues" that would cause negative review so that Owner can address and, hopefully, make satisfactory correction.

2. Private Residential Use Only: The premises may be used as a private residence by formally booked Guests only. No other persons may sleep overnight, except when approved in advance by Owner and payment through the booking service of a nightly fee for the additional person.

3. No Pets: No pets may be brought into the unit or onto the grounds.

4. No Disturbance: Each person residing at Casa Bella is entitled to “peaceful enjoyment" by law. Guest will not engage in any activity that causes noise or otherwise interferes with others peaceful enjoyment.

a) Quiet Hours: Tenant will maintain “quiet hours" from 11pm to 7 am, including showering, cooking and visiting with guests.

b) Lawful Use: Guest shall not use the premises for any unlawful purpose, violate any City, State or Federal Law or Ordinance, commit waste or create a nuisance on or about the premises or permit such acts to occur.

5. Care of Premises:
a) Tidiness: Tenant will maintain a tidy environment.

b) Pipes & Drains: Guest not will put paper towels, grease, tampons, pads, or any other foreign items except toilet tissue in the toilet. Guest will keep screens IN drains and wash in dishwasher as needed.

c) Walls: Guest will not affix anything to the walls or use stickers, pins or nails in the wall, all of which cause damage to the paint and walls surface.

d) Malfunctions: Guest will notify Owner of any utility malfunctions, such as dripping faucets, leaking water heater, funny smells, running toilet, pipe banging, etc. as soon as possible upon discovery.

e) Damage and Hazardous Conditions: Guest will notify Owner within 24 hours (or sooner in the case of an emergency) of condition that may pose any hazard to people or property, including broken items, pests or any other problem. When in doubt, tell the Owner.

6. Security: Guest will cooperate with maintaining security, such as keeping doors locked and exterior lights on.

7. Fire Safety: Premises is provided with smoke detectors in the sleeping rooms, smoke and carbon monoxide detectors, and fire extinguisher. Guest shall notify Owner immediately if these items need replacement.

8. Other:
a) Trash Disposal: Guests will dispose of trash, recycle and compose as required by Oakland law, which will be covered in "orientation".

b). Smoking: Cigarette smoking is NOT permitted inside this unit. Oakland prohibits smoking within 25 feet of any window of any other unit.

9. Vehicles:
a) Parking: One parking space for a CAR is included. Other cars must park on the street. Guest will not unload in driveway.

8. Owner Liability
Owner shall not be responsible for any harm to Guest or Guest's guests or Guest's property resulting from circumstances or events beyond Owner 's control. Owner shall not be liable to Guest for any loss, including loss resulting from guests, or the acts of neighbors or persons on the street. Guest assumes full responsibility for all personal property placed, stored, or located or about the premises. Owner 's insurance does not cover Guest's possessions. For loss coverage Guest must obtain Tenant's Insurance.

a) Disclosure: Casa Bella is exempt from City of Oakland's Rental Stabilization Program and the Eviction for Good Cause Ordinance.

9. Check Out: Guest will inform Owner of check out plans. Guest will tidy up the apartment.

Cosy place, good kitchen that is well stocked (pots, pans etc). Beds are probably only big enough for one person and are on the softer side. Walking distance to BART and some shops etc, decent spot in Oakland.

This airbnb is in a great, up and coming location. Lots of fun local shops to check out. 24/7 Walgreens and Peets coffee literally a minute walk away. The apartment included gated parking which is a deal breaker. Ann was responsive to our needs, especially my handicapped brother. Wheelchair accessibility was no problem. She gave us a great summary of the surrounding area. Where to go, where not to go, those kinds of things. Pay attention and respect the trash policy. She has an organized system and is very eco concious. The apt is updated with a lot of great appliances: dish washer, nice stove/oven, spacious fridge, all the kitchenware you could dream of. Overall, for the price and location, you really can't find anything better. Thanks!

Ann is a great host with a foremost concern for the safety of her guests, the orientation she offered was insightful and helpful. I've never met another host or even a hotel worker that had as much local knowledge as her, she suggested a number of must-see local spaces. Neither have I had the chance to stay at a very urban area with chickens and geese right behind the house. Ann's units are certainly unique, with lots of good restaurants within hands reach. The street itself isn't too busy, but the area next to the unit when we visited was under construction, expect the standard noise of a central urban location (trains, cars, neighborhood noises). Overall pleased with our visit. Thank you for hosting us for our trip to the area, Ann!

Ann was great host. She's available and welcoming. It was a pleasure to meet her. The apartment is furnished in a simple way, the cleanliness is there impeccable. We particularly appreciated 3 rooms which allowed our children to have each spaces out to them during 2 weeks of our stay. The district is nice with a wallgreen and full of restaurants. In 11 minutes by car, you're in San Francisco (but if we prefer, the public transportation is quite close)! We shall return without any hesitation. Ann a été une super hôte. Ann was a great host, she was very accommodating with both our arrival check-in and check-out. She met us when we arrived for an "induction" which went through everything we needed to know about the property. It was dark so she then came the next morning to show us around outside and give us a quick background on the area. The photos of the house were a good representation of the clean and tidy house that we expected and received. The bart was very close, a 5-10 minute walk but Ann also recommended places we could rent a car and get the bus also. She was also helpful in giving us directions to places we wanted to go.

Pros: new bathroom, fully equipped kitchen, coin laundry on site, parking on property where one of our car had a place, four of us could fit comfortable in the 3 bedroom unit,walgreens and downtown oakland is super close Cons: owner lives right next door and use the same property so I felt like we didn't have our own privacy. The beds are lumpy, and the carpets need deep cleaning. The neighborhood is not too safe, my friends (other two tenants) car got scratched on the street then they had to park 3-4 blocks away. (I know it's not Ann's fault)

The unit Bianka and the men occupied has a deck on the ground level that opens into the parking lot near the exit gate. My walking by the deck to come and go from my property - and occasionally seeing one of the group sitting on the deck, smiling and saying "Hi" - is hardly an invasion of privacy. Bianka was friendly but the men in the group were not. Casa Bella is part of my compound and AIR routinely advertises staying in places like a "resident" or a "local" and not as in a hotel. Daniel in particular was inappropriate in his hostility - glaring at me and going into the unit in a huff should I walk by to exit to the street or to drive in or out in my car. Basically I was treated as a "persona non grata". I own a number of apartments along this block. I do not "need" money and there is no reason to be treated in a demeaning manner on my property. Bianka was very friendly and I am surprised she objected to my living next door and parking in the same lot. Temescal is one of the safest areas in Oakland and considered "hip". San Francisco has over 70 auto break ins daily and Oakland probably more. This is because the politicians changed the laws so that auto break in is a mere ticket - if the theft were caught - but there is no effort to catch anyone. Cops do not respond even tho I pay plenty in property taxes that fund them. Daniel was lucky that his truck was only "scratched" - cars are a target throughout Oakland and SF. Daniel expected me to provide him with a second space free and refused my offer to rent him a space - even though I did not want his large truck in the lot. He elected to park on the street. I would not have accepted this group had I known they had multiple vehicles. Carpets needing deep cleaning? The carpets are NEW, just like virtually everything in the unit - including all new bathroom, new carpets, all new cabinets in the kitchen and all new stainless steel appliances - as well as newly painted throughout. I spent something over $30K on the unit last March. SInce then the carpets have hardly been used.

the host was welcoming but I did not like the location much and the noises at night , where my wife and daughters have decided we should leave one paid night earlier for a good sleep before we fly home. But we appreciated Ann efforts to ease thing for us
