We expect you to honor our home as though you're at your own home! No smoking or pets. I'm a bit of a clean freak so keep this in mind when you book, but also know your space/rooms will be CLEAN and IN ORDER when you arrive! :)

If In Doubt - Rental Rules:
1.Smoking is NOT allowed within premise nor outside near the premise. Non-compliance of this rule (and any others of this agreement) could result in charges to remediate any situation resulting from the RENTER not faithfully adhering to all terms, conditions, and covenants of this Agreement.
2.People other than those in the renter’s party may not enter the premises (without the OWNER’s prior permission) or stay overnight in the property. Any other person in the property is the sole responsibility of RENTER.
3.The properties within the neighborhood are privately owned; the owners are not responsible for any accidents, injuries or illness that occurs while on the neighborhood premises or its facilities (e.g. golf course). The homeowners of the neighborhood are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all members of the renter party are expressly assuming the risk of any harm arising from their use of the Premises or others whom they invite to use the Premise.
4.Keep the property and all furnishings in good order.
5.Only use appliances for their intended uses.
6.Pets are NOT allowed.
7.Parking is limited to one (1) vehicle within the parking space directly at front entrance (1). Other vehicles may be parked in the street in designated parking areas only. Any illegally parked cars are subject to towing and applicable fines/towing fees, all of which are the sole responsibility of the vehicle owner.
8.Please inquiry about use of propane Grill and Deck prior to use to ensure no conflict of plans by all parties.
9.Ensure audio level of music and television are turned down after 10:00pm on weekdays and 11:00pm on weekends for considerations of all parties.
10.Remove shoes before entering the house and place on allocated floor mats at the door entrance.
11.Use of illegal substances or drugs are NOT allowed within premise nor outside near the premise. Non-compliance of this rule (and any others of this agreement) could result in charges to remediate any situation resulting from the RENTER not faithfully adhering to all terms, conditions, and covenants of this Agreement.
12.There is no daily housekeeping service. While linens and bath towels are included with the designated rental space, daily maid service is not included in the rental rate. We suggest you bring beach towels if your stay or travels require you to have towels outside of the premise. We do not permit towels or linens to be taken from the premise.
At the end of your stay please leave all dishes in the sink if not cleaned and have trash bagged and in the garage upon your departure.

Our stay at Holt's home exceeded our expectations. He is an excellent host and his accommodations are very well appointed. The entire floor has everything you need and plenty of sunlight. The location is perfect for commuting to Boulder or Denver. We will definitely stay again!

Holt was readily available to us and continuously encouraged us to not be bashful and enjoy his home. The listing was close to accurate however in one section it mentioned entire home/apt but you are actually sharing the home with the host which to me was not clear until day of arrival. The neighborhood was beautiful and quite, but you must have a car.

Due to a last minute booking cancellation, I was forced to find a new place to stay in Boulder over the July 4th weekend. I have heard that there are no accidents in the universe and this event certainly enhances my belief in this theory, because I have never been so pleased by an unscheduled, last minute, itinerary change. The house is very spacious and stunning, and the neighborhood is beautiful and peaceful. It was so relaxing and quiet here that any concern I had about upgrading my booking quickly faded into the silence. I could barely tell that anyone else lived here. The space is enormous and very comfortable. It was the perfect place to come back to after a long day of activities. Holt was very accommodating and even worked overtime to complete a redecoration in time for our stay. He set up a super exercise space with a barbell rack, bench, gym flooring, and many other fitness tools. It was like having our own floor of a hotel and well worth every penny. Thank you Holt for the coffee and pastries too!
