When you paid the deposit that means you are looking forward to following the rules.

Turn up about 2pm
Leave about 10am
Anything different will probably be fine, just let us know

6. SECURITY BOND (Refundable Damage Deposit)
•You have paid us a bond of $250
•After you leave, we check if anything major broken, really really dirty or you loved something so much you wanted to take it home. If so, no stress, we just take the cost from your $250.
•If all good, $250 paid back within 7 days
•HOT TIP: good idea to check the house list in this folder and if anything missing or broken let us know when you arrive.

We hope this never happens, but if something strange happened (eg bush fire/storm damage) and the house becomes unavailable we would have let you know by now and helped you find something else or refunded your money.

Absolutely have fun at “Ocean Outlook’ !
But some basic common sense
-no crazy loud noise
-don’t embrass yourself
-have a couple of friends at the party but not enough room for them to safely stay
-don’t annoy our lovely neighbours
-a good party finishing time (to not annoy all the wonderful people of Lorne) is about 1pm
-if you are going to have a party, tell us

10. PETS
•we love pets, but not at this house thanks!

•things missing or broken is your fault, but we are not too fussy. Minor things don’t matter, just let us know please
•if you want to have extra people stay, let us know
•Our neighbors are WONDERFUL – please try and not annoy them and say g’day from us. Disturbance to our neighbors, including excessive noise, is prohibited and may result in termination and eviction without refund and extra charges may be made for security and other expenses.
•YUK! It’s yukky to find your old food in the fridge, freezer or pantry so just throw all your food out before leaving and put the bin out.
•Cleaning! You’re on holidays . Don’t fuss over the cleaning, just put dishes in dishwasher (and turn it on!) and clean over the BBQ, that’s it!
•CRAZY MESSY – if you are crazy messy people we may have to use your bond to pay for extra cleaning charges but will let you know.
•DECIDED TO RE DECORATE? We love where our furniture is, if you decided to redecorate just move it back.
•LOCK UP. Always make sure doors are locked when leaving house
•Don’t Lose your keys – annoying for you. And it will cost you $100 to get us to get another set to you. HOT TIP: use the keys on the lanyard and have the lanyard around your neck.
•Don’t smoke
•Deck Umbrella- This is under house, use it but not on windy day and put back under deck.
•Decks and kids – can be dangerous, watch your children.
•BBQ – leave BBQ where it is. There is a spare gas bottle, if both run out just get it replaced and we will pay the $ back to you.

•Any problems, just let us know, we want you to have a great time.

•Accidents can happen on holidays – you should get travel insurance because accidents are your responsibility not ours.

Ocean Outlook
“House Rules”. The fine print…

To maximize the enjoyment of your stay at Ocean Outlook the following "house rules" will be useful.

“Booking” means the period for which you have paid to stay at the Property.
“Property” means 1/7 George Street, Lorne and all its fixtures, fittings and equipment.
“Management” means the owners and managers of the Property.
"Guests" means the persons who stay overnight in the Property during the Booking.
"Visitor" means a person a Guest permits to visit the Property during the Booking.

• Payment of the Deposit constitutes acceptance of these Terms and Conditions.

• Check-in time is not before 2pm on the arrival date and check out time is not later than 10am on departure date.
• Late departure is subject to prior arrangement and availability.
• You must notify Management of expected arrival time and a mobile contact number at least 3 days before arrival.
• Check-in/check-out and key collection/return procedure will be as follows: when you text/SMS your expected arrival time we will text/sms details for key collection/return


When using the Online Payment System, your Booking is split into two portions – the non- refundable deposit and the remaining balance. You may pay both portions (the full amount) in Australian Dollars, up-front or pay the deposit initially and subsequently pay the remaining balance.
Balance of the rental amount will be automatically debited 7 days prior to occupancy. If you have insufficient funds available for debit at that time you will be responsible for payment of all fees and charges. Where your stay commences in less than 4 weeks from the time of Booking, the full amount must be paid in full up front.

• If you wish to vary or cancel your Booking please log in to and amend your Booking.
• Should you be eligible for a refund it will be made through the Online Payment System and then credited to the credit card linked to your Booking.

6. SECURITY BOND (Refundable Damage Deposit)
• A bond payment of $250 is required at the same time as the outstanding balance of your Booking. It will be credited to your designated payment method once our property has been inspected and deemed left in a similar state to your arrival. We agree to ensure this occurs within 7 working days of your departure.
• Any damage, loss or expense incurred by Management as a result of your breach of these Terms & Conditions will be charged against the bond. Examples of this include but are not limited to any breakage, damage or excess cleaning requirements, extra guests beyond those declared.
• A list of items in the property is located in the Guest Information Folder within the property
• Please feel free to review the list of items and inspect the property on your arrival and please report anything broken or damaged within 2 hours of check-in

• If the Property becomes unavailable for your occupancy due to unforeseen circumstances (eg. fire, storm, damage, etc) then Management will inform you immediately and endeavour to obtain suitable alternative accommodation for your occupancy; failing which any moneys paid will be refunded in full.

• Parties and functions require prior approval at the time of Booking and special conditions will apply
including extra charges, guests remain responsible for persons attending, no disturbance of neighbours, no undue noise, silence when entering and leaving the premises, no behaviour likely to cause damage to property or offence or embarrassment to others, all noise to cease by 1am
• Breach of this condition may result in immediate termination and eviction without refund and extra charges for security, cleaning, garbage removal, wear and tear, repairs etc.

• We supply linen & pillows, doona covers and towels for 8 adults which must be left where supplied in the bedrooms or bath room on departure.
• Cleaning and linen change usually occurs weekly or more often upon request and at additional cost.

10. PETS
• Pets are not allowed at the Property

•You are responsible for damage, breakages, theft and loss of the Property and any part of it during your stay. You must notify us of this immediately. Management may recover from you repair or replacement cost (at Management's discretion)
•Only the guests nominated and agreed in the Booking may stay in the Property over night. If any other guests stay extra charges may apply or the agreement may be terminated without refund.
•Disturbance to our neighbours, including excessive noise, is prohibited and may result in termination and eviction without refund and extra charges may be made for security and other expenses.
•Before departure, all food must be removed from fridge and freezer, all rubbish put in the appropriate council rubbish bins provided, and crockery and cutlery washed and packed away or loaded into the dishwasher (and dishwasher started). The Property must be left in a clean and tidy condition.
•Extra cleaning charges may be incurred for the cleaning of dirty dishes, washing machine, dishwasher, emptying the fridge, removal of excessive rubbish etc. Should the cleaning fee be more than the usual cost for cleaning the property, you will be charged the additional costs over and above the normal
•cleaning fee which will be deducted from the security bond or charged to your credit card
•All furniture and furnishings must be left in the position they were in when you arrived
•The property should be vacated on time and secured. All windows and doors are to be locked. All keys must be returned into the key safe.
•You are responsible for the safekeeping and replacement of accommodation keys. Duplicate keys will be provided at an additional charge of $100
•Smoking is not permitted in the Property
•Whenever you are absent from the Property, close all windows and doors to maintain security and prevent rain and water damage.
•Deck - If using outdoor furniture umbrella, please return into laundry area on departure. Please no use of umbrella on windy day. Please supervise your children.
•BBQ cooking on deck area only. If gas bottle runs out there is a spare. Please notify us if spare is used. Or if refill is required we will reimburse your costs.

•In the case of any problem or complaint, you must inform Management at the earliest opportunity so Management has the chance to rectify the situation as quickly and efficiently as possible. You must allow repair/service access to the property during reasonable hours.

•Any complaint, which cannot be resolved locally, must be notified in writing to Management prior to departure from the Property.

•Failure to follow this procedure this may hinder the ability of Management to rectify the problem or complaint and reduce or extinguish any claim you may have.

•We recommend all guests purchase travel insurance since Management are not responsible for any injuries, illness or accidents that may occur whilst staying at our property.

A wonderful place with everything we needed for a long Easter weekend in Lorne. The hosts have created a relaxing and comfortable place to relax and enjoy the ocean views, with a focus on guests feeling relaxed and enjoying the house.

We had a great time. Really enjoyed sitting back and taking in the view. Amenities were all good and the kids loved having Foxtel available. Damian was quick to respond to any queries and made everything easy. We would have loved to have stayed longer.

Damian's place was clean, neat and had everything we needed. The views are beautiful and it is a very easy walk down the hill into the centre of town. Would definitely stay again.

Damian's home was just what we needed to feel indulged: its scenic views, quiet neighbourhood, Yet close to the ocean and the forest, well equipped, great bed linen with crispy sheets. We all loved having breakfast and a drink on the balcony. The weather was hot and the house did heat up quickly so without aircon it could be a bit uncomfortable during really hot days. We had great fun playing family board games and had enough space for us to feel really relaxed no matter what we were doing. I loved using all the Tupperware! Many thanks Rosie

Damian and Amanda's place was great! I and my friends were very impressed with the house, the setting and the location. It was perfect for chilling out on the balcony and taking in the local scenery, as well as a close walk to the town which was very convenient. We would definitely recommend this place if you are looking for a place for a group friends, or if you are travelling as a family with children.

We had a wonderful stay at Damian's place. Damian was very easy to deal with and friendly. The house was great with an amazing ocean view.
