Check-in from 3pm. Welcome to our peaceful south-side pad, within walking distance of local amenities & less than a 15 minute train/bus journey to Glasgow city centre. Incredibly comfortable beds & room-darkening shades; the latest TVs + Netflix; fast wi-fi; fantastic kitchen appliances (including dryer) plus other gadgets & essentials round things off! Once in the city centre, either Edinburgh or the town of Balloch (situated on stunning Loch Lomond) are both only 45 mins train journey away.
This place has been fully stripped back and built up from scratch - every single thing you see is brand new! Plenty of TVs; a Nest digital temperature thermostat; high speed wi-fi throughout; a fully stocked kitchen with oils, spices, etc plus modern appliances including a tumble dryer, dishwasher and eye-level microwave; extremely comfortable beds with very effective blackout blinds/shades; a balcony for the summer; quality hairdryers in each bedroom; a full-size ironing board with iron; Shampoo, conditioner & shower gel; plenty of storage/hanging space; USB charging housed within selected wall sockets; USB Charging & regular power stations on *both* sides of *both* beds; proper hangers in cupboards/closets.... It's all yours to use and enjoy :-)

Your neighbour above is a sweet lady in her 90s, there is a family of four below you and across the hall is a very kind-hearted older lady. We would very much appreciate you respecting our neighbours within our building and the local residents as well. Most people in the local area are either young families or older people living on their own, all of whom enjoy this quiet corner in which we all live :-)
Whilst we have a lengthy set of strict rules and guidelines, we genuinely want you to have a fabulous time and to enjoy our home as much as we do! We want you to have a FIVE STAR experience! Hopefully you’ll recognise that we have put a lot of love, time and money into the complete renovation of this property. It’s not a hotel, B&B or guest house, with the usual relaxed unspoken rules that go along with these types of establishments. Simply put – this is our home. Whilst you will have a point of contact in Andrea or Carol-Anne, there aren’t full time staff available 24 hours a day to assist you. We ourselves stay here regularly and believe our home deserves complete respect – we hope you will treat it with kindness!
The person making the reservation must be at least 25 years of age. All guests must be at least 25 years of age unless accompanied by a parent or legal guardian or have advance written permission. We reserve the right to ask for identification to verify each guest(s) before check in.
Reservations are for the number and names of guests detailed on your confirmation. Additional charges are incurred when unit occupancy exceeds four (4) adults.
We do not allow "parties" or "events" or "personal hookups" in our home. With advance notification and approval, you may have a small gathering with friends and family. However, at no time are you allowed to have any kind of party or celebration in the home with more than four (4) guests over the number on your confirmation without prior WRITTEN permission. People other than those in the Guest Party may not stay overnight at the property.
By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any loss, harm, illness, or injury, arising from their use of the premises or others whom they invite to use the premises.
Guests are NOT allowed to smoke on the property.
Pets are NOT allowed on the property.
Unlike hotels, we do not have last minute requests every day and thus, have a moderate cancellation policy to ensure we are not left with open days on our calendar. We try to be flexible for things that do come up, but cannot guarantee that we can accommodate date changes. If for any reason you anticipate the need to cancel this reservation, please purchase trip or travel insurance to protect yourself.** Our cancellation policy is firm.
No refunds if you do not show for your reservation.
No refunds of extra person charges for extra guests who do not show.
Receipt of payment on this confirmation signifies that you have read and understand the terms of this agreement and the terms of the cancellation policy.
** Trip insurance can be purchased online from various sources at reasonable rates. Simply search Trip Insurance online and you will find many options.
GUEST ACCESS, ARRIVAL, and PARKING INFORMATION
It's very helpful for us to know your arrival and departure itinerary so we can make sure one of us is available to meet you at the house and give you a seamless check in. Please forward it to us if you can as soon as possible.
As noted in the property description before you made your booking, our home is not wheelchair accessible.
Several days prior to your arrival we will forward details for either Brian’s best friend (Andrea) or his mother (Carol-Anne) to meet you at the property. Additional guest information that includes unit features, wi-fi password, neighbourhood resources and transportation options, can be found in the house manual inside the flat.
CHECK-IN and CHECK-OUT
Check-in time is 4 PM. Check-out time is 11 AM.
If you are driving, parking is free on the streets all around our home. Please follow the lead of other cars in the cases where they park with two wheels on the pavement/sidewalk, as this helps the flow of traffic around the local area. You will NEVER be given a parking ticket as long as you follow the lead of the other cars.
Subject to our reservation calendar, special accommodation for an early check-in or late check-out may be arranged. However, we are not able to make guarantees far in advance of your stay. An early check-in or late check-out typically can be arranged only a couple days prior to your arrival, as the details of other guest reservations may not be known until the last minute.
Scheduling our cleaning team is important to us, so we appreciate knowing the time you plan to leave the property. Please contact us as soon as you know your estimated check out time, so we can have someone available meet you at the house to get your keys and walk through all the rooms with you.
Because we sometimes need to coordinate check-in for other people on the same day you check out, assisting our cleaning staff with a timely departure is appreciated.
When checking out, please leave the home as you found it. We have made a lot of things available to you, including cooking supplies, oils, spices, shampoo, soap, coffee, clothes hangers, printer paper, lighters, etc. We appreciate your leaving these intact for our next guests and not taking them as “souvenirs”.
With the exception of the beds, which you do NOT need to strip, here are the steps for checking out.
-Remove all food or drinks that you brought into the home. Please do not leave them for us, unless they are unopened and not perishable.
-Remove all trash and recycling from all of the rooms, and take bags to the respective bins in the back garden (blue for all recycling, EXCEPT for glass. Please leave glass in the grey bin on the balcony - we will take care of that).
-Place all used towels in the (drained) bath, not on the bed or floor. Please close blinds to assist with temperature in the house.
-Put all dirty dishes in the dishwasher and run it.
-Check the electric dryer, cupboards/closets, drawers and laundry baskets/hampers to make sure you haven’t forgotten any clothes.
-Make sure all locks on the windowed doors are locked (6 o’clock position).
-Have all keys ready to give to one of us at checkout. Lost keys may require us to re-key the locks which can cost up to 100 GBP.
We have outlined all of the details of the home in the manual which will be on display and pointed out to you when you arrive. We maintain our home very well, but as with any home, things can happen at any time. If there are issues with power, TVs, internet, plumbing, appliances, etc., which arise during your stay, please understand that if you let us know right away, we will address the issue as quickly as possible. We will always do our best to have our contractors, utility companies, and others, take care of the issues, but it may cause minor inconvenience if we need to gain access to the property to make repairs. If you need assistance, please call or send a text message or use the “wh@tsapp” mobile phone app to contact Andrea or Carol-Anne, depending on who your point of contact was for check-in.
We will do our best to assist with speedy repairs, but no refunds will be given if you encounter any issues like these in the home. We also do not offer refunds for acts or nature, family emergencies, national disasters or national security issues. We strongly suggest that you purchase travel insurance that will cover you for anything that may arise if you have any concerns about any of the above information.
Lastly, please keep in mind that our property is in a residential neighbourhood which, in general, is very quiet at night. We ask that you respect our neighbours and we expect they will respect you. There are older women living directly upstairs and also opposite (across the stairwell), as well as a family living directly downstairs. Please be considerate by keeping your noise levels to a respectful level like you would in any multi-unit building, i.e. not yelling, not blasting the TV at night, and not walking around with shoes on the wood floors at night. We thankfully have not experienced any issues in our home so far and find that guests and neighbours are all very respectful. If you do encounter something that is an issue with another neighbour, please let us know right away so we can assist first, rather than you addressing it yourself.
Should the police or council be called for any kind of noise violations, damage to our property or neighbours’ property, or harassment of neighbours, it will be grounds for immediate termination of the contract, and removal from the property if the warning is not heeded immediately. Such situations will be reported to Airbnb and the police. You will be responsible for all costs associated with expulsion.
If there is anything that is unclear or that we should add to the experience in our home, we are really keen to hear your suggestions to make it better. Don’t worry about reaching out to us with questions, special needs or updates. We are here to help!

I am an entrepreneur in innovation consulting. I'm originally from Wisconsin, but have lived in Michigan, Texas and Tokyo over the past 20 years. My husband and I recently started our 'mobile lifestyle', where we've pared down to the minimal essentials and are going to visit "live" in different cities around the world for a few months at a time, saying in other airbnbs. My husband Brian is Scottish and moved to Chicago 5 years ago to work as a full-time unpaid volunteer serving the homeless and to also experience the Chicago blues scene. When I met him, he was working in and living above a soup kitchen with a group of other European kids ten years his junior, just to play blues guitar with people he admires. He launched his first album a couple of years ago, and now we want to expand his playing to other countries. I own an innovation consultancy, so I travel a lot and can work anywhere, provided I have a good internet connection and access to an international airport. Our new lifestyle means traveling as much as we can afford, finding other artists that Brian can learn from, and developing my network of creative thinkers along the way.
When I travel for work, I have come to prefer apartments to hotels, to feel at home and cook my own breakfast, and to experience "local' neighborhoods.
We recently renovated our home in Glasgow to share, and we also prepared our Chicago home for airbnb. We've now taken on Austin and are looking for a home there.
We take being Superhosts very seriously, and we always want to be Superguests, we are immaculate, respectful and easy!
As hosts, we have made sure our homes are very comfortable, with all of the amenities, very clean and easy to understand. We support our homes with Brian's mum in Glasgow and our assistant in Chicago to provide five star service if we are on the road, so you are always in great hands. Just like we appreciate guests who respect our things and our policies, you don't have to worry that we'll do the same for yours and take very good care of your space, if you share your home with us!
We also love recommendations about local restaurants or places to go out, if you have time! And if you are ever in Chicago or Glasgow, we're happy to introduce with our friends there and recommend the best finds in each city!
We have stocked them for you just like we like it when we travel - fully loaded, with high quality furnishings, appliances, TVs, proper biz-ready internet and cable, very comfy beds, and all of the little extras that make a stay that much easier.
