Nestled in the foothills of the San Gabriel Mountains, adjacent to South Pasadena and downtown Los Angeles, 1 block west of Alhambra is this brand-new beautifully landscaped Townhome.
It features hard wood flooring throughout. The ground floor has the living room with adjoining kitchen and formal dining area as well as a powder room. The second floor has the 3 bedrooms plus 2 bathrooms. The washer and dryer are conveniently located right next to the bedrooms.
The fully-equipped kitchen comes with gas-stove, full size refrigerator, dishwasher, microwave, rice cooker, electric kettle,coffee maker, toaster, a blender, pots and pans, glassware, flatware and plenty of cooking utensils. There is a BBQ grill on the patio as well.
Plenty of local maps, latest guide books on places to visit/eat/walking tours are provided for your reference.
There is public transport close by... Bus stop within a block.
All utilities are included in the rental (heat, water, electricity, garbage, wireless DSL, cable TV)

We have a self check-in procedure -
We would not be meeting with our guests unless requested by the guest - All contact information is provided in advance as well as at the property for quick lookup - We encourage our guests to contact us anytime if there is any need -

We have a 2 car garage and there is room for 2 more cars within our property - There is plenty of street parking as well - There is a gas station right next door with a convenience store 711 as well for any last minute runs for grocery etc -
Los Angeles public transport is not the most efficient and hence a rental car is advisable - If not, the bus stop is within a block from us -
Most of our guests take the rental car/shuttle/cab from the airport
THIS AGREEMENT, entered into on DATE by and between (owner of property and hereinafter “Leaser”) and (Hereinafter “Lessee/Occupant”) represents the short term lease of a 3 bedroom, 2.5 bath town home located at Property address
Payment will be handled by Airbnb -
CHECK IN/CHECK OUT: Check in time is 4 pm and Checkout time – 10 am. We are flexible on these provided we have no back to back bookings at the time -
•Prior to Check-in
- Please bring copy of confirmation letter, Access code for check-inInstructions.
- Please call Anju if you need any assistance at check-in.
- Please provide an approximate check-in time so we know when to expect you.
•Upon Departure :
- Please call Anju departure and leave Ethernet Cable, Maps and Guide Books & Remote-controls on the kitchen counter.
- Close all windows
- Please turn off all lights, heater/air-conditioning.
- Please remove all trash to the bins outside in the yard.
- Load and run the dishwasher. No need to unload the dishwasher.
- Please tidy up the BBQ grill if used -
- Please shut the front door & ensure it’s locked behind you.
Also, please shut the front gate and press on the ‘lock’ button.
CANCELLATION POLICY: STRICT as per Airbnb standards -
SMOKING: This is a non-smoking facility. Any violation will lead to loss of security deposit.
CLEANING: As noted in the Reservation paragraph, a $100.00 non-refundable cleaning fee is charged.
AMENITIES: This property is a fully furnished property and includes linens, bedspreads, blankets, pillows, and towels as well as a fully equipped kitchen, cable television and furnishings. The kitchen is completely furnished with dishes, silverware, pots/pans, toaster, coffee maker and microwave. Leaser assumes no responsibility for the quality or contents of any products left on the premises. There is a 2-car garage and sufficient parking for 2 more cars inside the property.
There is a King bed in the Master Bedroom and Queen Beds are located in each of the other bedrooms.
Additional bedding of 2 Queen sized airbeds could be provided at no extra cost if required. The Lessee would have to make arrangements for additional bedding if required.
This town home may not have all the items Lessee/Occupant is accustomed to having. If there is a special type of item Lessee/Occupant is accustomed to using, such as a special type of cooking utensil, soap, bedding etc. please bring from home. There will be a charge for replacing any of the supplied items if they are missing/damaged. A $50 per item fee will be charged for each lost remote control. Please especially avoid accidentally packing towels or hangers.
LIABILITY: Lessee/Occupant agrees to accept liability for any damages caused to the property (other than normal wear and tear) by Lessee/Occupant or Lessee/Occupant’s guests including, but not limited to, landscaping, watermarks or scarring of hardwood floors, misuse of appliances, and/or equipment furnished. If damages are in excess of the security deposit being held, renter agrees to reimburse Leaser for the cost incurred to repair/replace damaged items.
HOLD HARMLESS: Leaser does not assume any liability for loss, damage, or injury to persons or their personal property. Neither does Leaser accept liability for any inconvenience arising from any temporary defects or stoppage in supply of water, gas, and electricity, outside construction noises, or plumbing. Nor will Leaser accept liability for any loss or damage caused by weather conditions, natural disasters, acts of God, or other reasons beyond Leaser’s control.
ADDITIONAL TERMS AND CONDITIONS: The undersigned Lessee/Occupant, for himself/herself, his/her heirs, assignors, executors, and administrators, fully releases and discharges Leaser from any and all claims, demands, and causes of action by reason of any injury or whatever nature which has or have occurred, or may occur to the undersigned, or any of his/her guests as a result of, or in connection with the occupancy of the premises and agrees to hold Leaser free and harmless of any claim or suit arising there from. In any action concerning the rights, duties or liabilities of the parties to this agreement, their principals, agents, successors or assignees the prevailing party shall be entitled to recover reasonable attorney fees and costs.
DAMAGE/SECURITY DEPOSIT: A damage/reservation deposit of $250 is required. This must be received at the time of booking the reservation. The deposit automatically converts to a security/damage deposit upon arrival. The deposit is NOT applied toward rent; however, it is fully refundable within (14) days of departure, provided the following provisions are met.
a. No damage is done to the town home or its contents, beyond normal wear and tear.
b. No charges are incurred due to contraband, pets or collection of rents or services rendered during the stay.
c. All debris, rubbish and discards are placed in refuse containers outside, and soiled dishes are placed in the dishwasher and cleaned. One load of laundry is started.
d. All remotes are left on the kitchen counter.
e. All charges accrued during the stay are paid prior to departure.
f. No linens are lost or damaged.
g. Please do not burn any candles in the property as a safety measure.

MAXIMUM OCCUPANCY- The maximum number of guests in this town home is limited to eight (8) persons. An additional charge or $10.00 per person per night for guests in addition to eight (8) will be assessed.
THIS PROPERTY REQUIRES A TWO (2) NIGHT MINIMUM STAY on discounted rates; longer minimum stays may be required during holiday periods.
IT IS FURTHER MUTUALLY AGREED UPON between the parties as follows:
1. Above Lessee/Occupant is an adult over the age of 21 and WILL be responsible for the occupants of the unit during the entire reserved period.
2. Lessee/Occupant shall not violate any city ordinance or state law in or about said premises. (Noise ordinances are strictly enforced in Los Angeles City Residential areas. Noise after 10:00 PM may necessitate law enforcement intervention.)
3. Lessee/Occupant agrees to notify Leaser IMMEDIATELY if any maintenance problem occurs.
4. This is a smoke free facility.
5. No Kegs allowed.
6. No RVs or Campers allowed on the premises.
7. Lessee/Occupant agrees that no prior notice is required for Leaser or representative of Leaser to enter property to make necessary repairs/inspection. However, Leaser will make every effort to notify Lessee/Occupant prior to entering if Leaser plans to enter the property.
8. Lessee/Occupant shall not assign responsibility nor sublet or guests. Lessee/Occupant intends to occupy property.
9. Lessee/Occupant agrees to not accept any collect calls or make any toll calls from the telephone provided. Lessee/Occupant agrees to reimburse Leaser for additional costs incurred to the telephone service during time they rent the property.
10. Pets are not allowed.
11. Maximum Occupancy of this unit is 8 people.
