Often, the person making the reservation didn’t have time to ensure all the accompanying guests knew their pertinent parts of our rules. So, here’s a concise excerpt of some of the more important “ground-rules” of being a good guest – Which they need to know!
Please take a moment to review this with your guests, as it will help us all to be “on the same page”, making your stay with us much simpler and enjoyable for everyone. Smoking: All our cabins & rooms are strictly no smoking; however, we do provide comfy furniture & ashtrays on the decks &/or porches of our all cabins/rooms for our smoking guests. If you smoke, please keep doors closed so no smoke gets inside: If your cabin smells of smoke upon checkout, a professional company must deep-clean the soot/smell off everything, for the next guests’ benefit (paid for out of your deposit). Help us not have to do this, for everyone’s sake.
Since we are a Certified National Wildlife Habitat and woodlands, we must also strictly enforce a NO BUTTS ON THE GROUND rule…
First, this is for safety: One butt that isn’t put out perfectly can re-ignite and cause a forest fire destroying everything here!! These accidents happen every year in Forests everywhere… You don’t want that responsibility, right?
Second, various sources have stated that cigarette filters take 10 years to degrade because the cellulose acetate fibers in cigarette filters, like other plastics don’t dissolve easily. A $100 fine will be applied to anyone having cigarette butts around their cabin or seen throwing one down anywhere on the property – please help us so we don’t have to enforce it, OK? If you need more ashtrays, just let us know.
And because we are a Certified National Wildlife Habitat, we must insist on following these simple rules when…
1. Enjoying our grounds - For your protection:
Conduct: We welcome your enjoyment of our little piece of paradise with family and/or friends, however, please keep music, entertainment and general party noise down to a level that doesn’t risk bothering any other guest trying to relax – especially after dark.
You will appreciate that we do not tolerate any inconsiderate behavior, including public loud/ rowdy goings on, aggressiveness, foul language, lack of t-shirts or any other type of partial nudity or other vulgarity or scary behavior – please report any offending improper behavior immediately to our cell numbers and if the offenders do not comply ASAP, we will evict them with no return of rent/deposit.
Safety: For everyone’s safety (including yours), we must know exactly who is having access to our property at any given time, we must know the complete name and what vehicle information of every guest that is on our property at all times and which paying guest is responsible for them – including yours! So please remember that any day-guests as well as stay-overs must be reported beforehand to get approval prior to their arrival, regardless of age or relationship.
Please understand we must be consistent for your safety as well as all the children, women and pets. Otherwise we reserve the right to deny access to the property and/or ask them to leave immediately. Save yourself/your guests this embarrassment and let us know about everyone, in advance, OK? If it is last minute, we understand and applaud your enjoyment but you still need to call or text us all the appropriate information and get permission. (PHONE NUMBER HIDDEN). Remember this is private property!
Short visits to say hello (1 hour) will have no charge but still need to be reported previously, however anyone making use of our facilities for longer must not only be pre-approved, we will need to be compensated appropriately for day-fees or stayovers.
The picnic tables, grills, fire pit and Cowboy Kitchen are for all our guests’ enjoyment, and as such are on a first come basis. Please advise your Hosts of any desire you may have to use these, as we control a reservation list. If the Main Cabin has already been rented with additional payment for exclusive use of Main Deck, it is off limits – always check in with us prior to using it.
Everyone also must clean up after yourselves as you go – Don’t leave messes that others have to look at, or hot grills that can break out into flames and cause a fire: Pour water over used coals in grills to cool them, then put them in garbage bags (we can provide) and dump in dumpster, wipe down any used table surfaces, your cooking/eating utensils need to be washed and put back and all garbage removed so it’s ready for the next guests’ use. Remember – stiff fines for littering are enforced, as they endanger the wildlife. Please avoid these extra charges by being a good guest.
SCTRICTLY NO FIRES are allowed in any area that is not clearly designated for such use – when in doubt, ask – DO NOT ASSUME you have permission to start fires NOR USE OUR WOOD. YOU NEED SPECIAL PERMISSION to use fireplaces, fire-pits and/or our firewood ($10 cost per bundle – Cedar and/or Oakwood. This income goes to feed wild animals and/or reforestation /preservation efforts). Please understand we have a big responsibility for conserving this Wildlife Preserve, and accidental forest fires are a very real danger. Therefore, you must have prior approval – otherwise, anyone caught starting fires will be fined $500 or arrested for Arson (This is the criminal act of starting fires).
2. Enjoying our animals:
For your comfort, we have sealed each cabin as best we can, we fumigate as much/often as allowed by the Wildlife Preserve authorities and double-check each cabin thoroughly the day of arrival – however little forest insects can squeeze through under doors, etc. very quickly and even build a web in minutes… No matter how diligent we are. If at any time during your stay you find any little “critters”, please advise us and we will remove them for you right away.
There are many surprise encounters you can enjoy in the woods, but please do not bother, much less hurt the wild animals you may encounter (mosquitos, wasps & bees and flies are the exception). The 20+ deer which “live” on property are White Tail as well as Axis, and appear early mornings to go out to forage and evenings when they come back home – please don’t make loud noises or try to pet them – they are quite timid and will run away. No hunting at all and any target practice on premise is only with our permit/strict supervision for obvious as well as safety reasons.
You can also have a fun “experience” visiting with & petting our funny farm animals which roam the property – they are quite tame: Horses (Zeus and Montasia), miniature horse (Bella) and miniature donkeys (Lucy and Tony) as well as the mama and baby goats, kittens (Moonshine and Boxer) and pups (Ferruchi is our little Jack Russel and Monina the yellow lab); however please NO FEEDING with anything other than food we can provide you – it can make them sick.
Last, do not ride the horses or any other equine without authorization - It is also forbidden to use any saddles, tools, etc. related to horsemanship without the appropriate permission.
Your Pets Are Welcome:
We love animals and of course that includes your pets. We do not charge a pet deposit, only a $50 pet fee. For multiple pets X multiple days we can make a “package deal.”
A few simple rules for good “pet owner citizenship”:
• All pets must be fully housebroken to run loose in the cabin/suite/room which means fully potty trained as well as knowing to stay off the furniture, since you are responsible for the expense of any excess shedding/odors/stains or other damages left behind.
• Crates are always welcome. We also have a nice sized kennel on property with a cute /large doghouse which you can “reserve.”
• All dogs need to be on leash in common areas, but we do have a lovely and quite large fenced-in parcel in back where you can take them to run.
• When your pets “do their business”, Please be sure to pick up after them, as other guests may be frolicking or hiking in that same area a bit later and would not appreciate stepping on a “surprise” your dog left behind.
The use of firearms is prohibited in the ranch unless you have agreed previously with the ranch master to perform shooting activities. This rule will be enforced strictly and in case of violation, people who have broken rule will be asked to leave premises immediately.
A $100 damages deposit is always due up front along with your rent, but rest assure that this should be fully refundable, once we have had a chance to inspect your cabin carefully to ensure: nothing missing or broken, no carpets, furniture or linens stained/torn and cabin is satisfactory tidy (see cleaning deposit paragraph) – usually 2 working days after checkout – you will be refunded. BTW: If you take dishes, mugs, wine glasses etc. out for picnics, be sure to return them as everything is counted.
No Cleaning Fee as long as…
No Fee will be taken from your deposit for cleaning your cabin after you check out, if you allow a few minutes to follow these 4 simple steps at checkout to leave the areas you used tidy (we provide basic cleaning utensils and soap for this – If you need anything else we can provide with a simple call or text):
• Strip beds and put any soiled sheets and towels in hamper; bedspreads and decorator pillows shouldn’t be soiled so leave on bed or couch, only rug which can be soiled is your entrance rug.
• Kitchen free of food, tidy and dishes washed. Any leftover food must be removed from refrigerator and either taken with you, thrown away, or if you wish to give away any unopened food and/or spices, drinks, etc., you need to let us know and we can donate them for you to a local charity. We can give any leftover bread and tortillas to the animals. Fridge and freezer should be empty and tidy. A tip: As you leave, look around your cabin and any areas you used to make sure you didn’t leave litter behind.
• Sweep up any excess dirt, pet hairs or mud. (Suggestion: since shoes get much dirtier in the country than the paved city, we suggest changing into comfy house shoes, leaving dirty “outside” shoes at the door and drying pets off when they come in from wet outdoors),
• Dump your garbage in the dumpster by the gate. If you don’t wish to do this housework or won’t have time, just advise us and we can agree on an appropriate cleaning fee, to do for you anything you wish.
Cancellation Policy: Simple: The rental is fully refundable 30 days before date of check-in, 50% up to 2 weeks before and after that, a doctors’ certificate or other official proof of emergency is required for any refund and/or re-booking, at host’s discretion – So if you have to cut your trip short for any reason, be sure to get a doctor’s certificate when you visit the emergency room.
You have been given a set of keys to your rental as well as the front gate. Please take good care of them, as for the security of future guests, we must change locks if you misplace them, with a $50 cost to you. Neither you nor us wish that, right? So, when you check out, please be sure to NOT leave keys in your cabin – lock your cabin and return them in person. Thank you.
