You have your own dock to explore the area with the rowboat, pair of kayaks or bikes. A nice walking trail leads you around the secluded cove. With a picnic table and hammock in the woodsy area toward the ocean, we think we've thought of everything.

Just 5 miles from downtown Portland is this oasis with woods, paths, and a tidal cove with dock. Very quiet and peaceful and connected to nature, yet close to everything. Bus to Portland at the end of the street and Falmouth shops within a mile.

Your comfortable and cozy home away from home offers fabulous amenities. Here are a few things you should know about this home to see whether it's a good fit.

The house set-up is as follows:
First Floor
*Exceptionally supplied kitchen with numerous appliances
*Sunken family room with large, very comfortable L-shaped couch (also suitable for sleeping)

*Good-sized outdoor deck with furniture and bbq grill

*Large and sunny master bedroom (some blinds, but very light-filled) with cathedral ceiling and ensuite bathroom with tub/shower combo
*Recently renovated second bedroom with full bed plus two twin loft beds
*Small third bedroom with single bed, perfect for the teen who wants his/her privacy
*Full bathroom with shower
*Laundry room with washer/dryer and iron/board
*Owner-occupied legal apartment (please see guest access for more details)

Everything you need for a comfortable stay is included: bed & bath linens, well-supplied kitchen, separate laundry room, large yard and deck with bbq grill, and plenty of space for the whole family to enjoy each other with the option of breaking away as needed.

Cable TV, Netflix (need your own account), Wi-Fi, board games = all at your disposal. Even a homemade birdhouse that pipes jazz music upon demand.

This home offers an outstanding location for exploring nature. For anyone looking to scoot into Portland but wanting a quiet retreat away from the city, this is the place. The solitude one finds at the ocean's edge is beyond words: a moment in time and salty air entwined with Maine pines. Take one of the two kayaks out into the ocean. Or perhaps the rowboat? Take in a moonlight hammock under the trees in the large backyard. In the fall, pick an apple from one of the yard's trees. Tall trees, chirping birds and a cove a few hundred feet away make it a perfect place to relax.

Note: While this is an oceanfront home, there are not expansive water views like you may be expecting of a coastal Maine home. This home's property abuts a waterfront cove, which is not the same as the open ocean. There is no swimming permitted in the cove. Accuracy is very important to us and we want to be sure our renters know what they are getting when they rent this home. Please pay close attention to the photos and the associated captions to gain a sense of the proximity and access to the water. We are happy to answer any questions you have and are very much looking forward to your stay.

This rental is for the entire home - approximately 2400 square feet of living space with 3 bedrooms and 2 1/2 baths.

While the first and second floors of this home are entirely yours for the duration of your stay, it is also important to note that the basement is a legal apartment occupied by one of the owners. You will each have your own privacy, including your own entrances and outside spaces. It is your choice how much contact you have with the owners. They are available for emergencies and upon invite and are delighted to have you stay in their home. Just a phone call away, Michael and Sarah are super friendly and can help with anything from plumbing issues to directions to the dock.

This home is managed by a local boutique vacation rental company. Chris is available 9am to 9pm and will check in with you at least once during your stay. She lives just a stone's throw away in downtown Portland, so don’t be shy about contacting her about:

*Fixing/looking into anything that doesn’t work or isn’t working optimally
*Directions and sightseeing/dinner/local recommendations
*How things work (i.e. parking, anything to do with the house or yard)

This home is located in Falmouth, a beautiful seaside community just 10 minutes north of Portland and 15 minutes south of LL Bean in Freeport. Falmouth is a well-to-do town of 11,000 and was once part of Portland. It offers everything you'd expect in a town of this size, including banking, restaurants, and grocery shopping. There is also a top-notch Goodwill not too far, and a fabulous consignment store.

The bus stop going in to the city is just few hundred feet away. The buses back from the city drop you off a 10 min walk away. Buses are every hour, and stops running around 6.30 or so. It costs $13-$15 to take Uber to downtown Portland.

The house is nicely situated just north of Portland in a quiet, peaceful nook along the water. It feels remote but is only about ten minutes from Portland and very close to 295, the main artery for travel up the coast. A short hiking trail near the backyard will take you to a viewpoint and rock for sunning.

*Dogs are also welcome into this home for an addt'l nonrefundable $50 per pet. Please let us know you are considering bringing your dog(s) before you place your booking.

Dear Guests,

The maximum occupancy for this home is 8 and may not be exceeded.

This rental home is fully equipped with bedding and bath towels, cooking pots and utensils, dishware and starter paper products. During the course of your stay you may need to replenish paper products and soaps.

Well-behaved dogs are allowed with permission and a $50 nonrefundable pet deposit per pet. Dogs pets must be treated for fleas and ticks. Please clean up in the yard after your pet.

There is access to a cove at high tide from a set of floating docks for kayaking and rowing in a small row boat. Guests must wear life jackets at all times while using the watercraft and are not permitted to travel beyond Mussel Cove. The use of the kayaks, row boat and docks are entirely at the discretion of the Guests and Guests must agree to use the docks at their own risk, and will not hold the home owner or their insurance company responsible in any way for any injury or damage, regardless of fault, or disrepair of docks and or water craft.

Swimming is not permitted from the docks or from anywhere on the property or neighborhood. Guests are not permitted to access or otherwise use the private beach at the end of Edgewater Drive. That is for members only.

Two bicycles and two helmets are available for the Guests the use. Guests must wear the helmets at all times while riding the bicycles. Guests must agree to use the bicycles at their own risk, and must agree that they will not hold the home owner or their insurance company responsible in any way for any injury or damage while using the bicycles, regardless of fault or disrepair of the bicycles.

We also expect that you'll be respectful of the neighbors in this quiet neighborhood. No events or parties without our explicit permission.

It is very rare that we ever have to ask for any part of a security deposit from our guests but we do ask for $200 to be held in case of any accidental damage. Any expenses incurred during your stay that are over and above what is included in your rental will be deducted from the security deposit. Expenses over this amount are still your responsibility and will be invoiced to you above and beyond the security deposit. After inspection of the property and any related invoices for services related to any damage, monies will be collected by whatever payment you initially made no later than 10 days after your departure date - and most of the time within 7 days.

Our rental home is meticulously cleaned in preparation for your visit, and we ask that you leave the residence clean and in good order per the rental agreement and departure guidelines. Renters are asked to remove all trash from the home and place in receptacles, clear the refrigerator, strip the beds and leave linens for the cleaners, and launder a load of towels prior to the cleaners’ arrival to turn over the property.

We expect you to behave reasonably and responsibly while staying at this House. Any conduct that is considered unreasonable is grounds for expulsion from this property and possibly loss of security deposit. Examples of unreasonable behavior include drawing attention to yourself while in the yard, playing recklessly on the docks, taking the watercraft past the cove and into the open ocean, jumping off of the deck, performing any stunts within the bounds of the property or while on the watercraft, engaging in excessive drinking, holding a party, inviting strangers into the home, or otherwise doing anything that would be considered unsafe or unwise. Any damages or injuries to yourself, others, the home, grounds, or watercraft while engaging in unreasonable behavior are not the responsibility of the home owners or their insurance company.

Our aim is to help you enjoy the best vacation you can have during your stay in Maine. We are not liable or responsible for acts of nature or guarantee peaceful and quiet enjoyment. Noises generated by construction, people or pets outside the property are not a common occurrence but they do not warrant a refund of any kind.

Chris was a great host! Very responsive and welcoming! The home was super cozy and charming, perfect for our family getaway. The drive to Portland was shorter than expected which we loved. One bed was accidentally left unmade but there were plenty of clean sheets for us to replace it ourselves. We loved the outdoor space and the option to use the kayaks!

My family and I had such a wonderful stay! The house was clean, comfortable and full of amenities. My three boys enjoyed the open outdoor space, especially the private cove. The neighborhood was quiet and lovely with easy access to Portland. Chris was extremely helpful and responded quickly whenever I had a question. The owners, Michael and Sarah were very warm and welcoming. Would definitely recommend!!

The house was great and very clean when we arrived. It suited us very well. My only complaint is that I was presented with house rules that I was asked to agree to the day AFTER I could no longer cancel my reservation. If I needed to give my agreement via message or email, these house rules should have been presented to me before Chris decided to accept my booking and money. At the very least, they shouldn't have been given to me two hours after I could no longer cancel.

Hi Eric, thanks for your stay. You were great guests. Airbnb requires that guests must agree to house rules before booking. I make contact with incoming guests appr. 4 days prior to their arrival. At that time, I also send a copy of the house rules and ask that they read through (again) and respond that they agree, per the home's insurance. We just need this confirmation. Thanks for understanding and sorry for any confusion.

The house is well appointed on a beautiful cove. However, it is located in close proximity to other houses and to the highway (not seen in pictures). We were waken up every morning to loud construction noises and to the voices of neighbors. It did not feel like a vacation house.

From the owners: So sorry you felt this way! There are houses in the neighborhood, but compared to Portland the distance between homes is spacious, and we are backed by woods and the cove! We are at least a mile from 295 and Rt 88 is a distance away - where the speed limit is 35. And Anderson Dr. where we are located has mostly foot and bicycle traffic! I have lived there 17 years and can count on one hand when neighbors have been loud. So between that and the construction which ended up being just one day (the town gas lines were being put in), we are very sorry.

We had a great time over a week. It's a lovely cove and an easy bike ride to many places. You may want to plan your visit in a week that the tide works with your schedule if you want to spend a lot of time on the water.
