Peaceful, yet accessible to lots and lots of fun activities and adventures. This villa allows you comfortably stay on an Island in the middle of Texas. This Villa sleeps 6 . Everything you need, including a full kitchen. Bring your groceries and prepare for privacy, rest and relaxation.

WiFi keeps you connected to the outside world. The amenities center has Fitness center overlooking the lake with numerous HDTVs, indoor pool, indoor hot tub, His and Hers Dry Saunas, showers, lockers, gift shop, sitting area, snacks, Spa by appointments, and free small library. There are two outdoor pools with hot tubs – There three outdoor picnic areas with BBQ grills with tables. A fire pit – There are Tennis courts on the Lagoon side of building 3 – There is a wonderful waterfall viewing platform on the lake Side of Building 2 – The Indoor Amenities Center has a pool/hot tub, His & Her Saunas, Locker Rooms, Spa services by appointment, Exercise Equipment, Restaurant is open on the 2nd floor of the Amenities Center Thursday-Sunday afternoons. Wireless access is available in the amenities Center and by the outdoor pools.

RENTER RULES
OF
THE ISLAND ON LAKE TRAVIS CONDOMINIUM

The following are rules renters must abide by. Fines will be assessed for infractions of the rules. See IOLT Fine Schedule.

Numbers: A Unit may be occupied by no more than two persons per bedroom, plus two, This means no more than 2 people per studio, 4 people per 1 bedroom unit, 6 people per 2 bedroom unit. The Island on Lake Travis reserves the right to prevent people entering the complex in numbers greater than stated here.

Courtesy: Each Resident shall endeavor to use his Unit and the Common Elements in a manner calculated to respect the rights and privileges of other Residents.

Annoyance: A Resident shall avoid doing or permitting anything to be done that will annoy, harass, embarrass, or inconvenience other Owners or Residents or their guests, or the Association's employees and agents.

Noise and Odors: Each Resident shall exercise reasonable care to avoid making or permitting to be made loud, disturbing, or objectionable noises or noxious odors that are likely to disturb residents of other Units.

Barbecue Grills: Charcoal and wood grills and similar outdoor cooking devices are not permitted on patios, terraces, desks or balconies. There are grills at both ends of the complex which may be used by residents.

Pets: NO PETS ALLOWED IN THIS CONDO.

Garbage: Garbage is to be disposed of properly in the garbage chutes. The dumpsters are only for household waste- no furniture or construction materials are allowed.

Pool behavior: Users under age 15 must be accompanied by a parent or guardian. No glass, no pets, no tobacco products, no running, no horseplay in the pool or dressing rooms. State required sauna, spa and pool rules are posted in the appropriate areas and must be followed. There is a limit of 4 guest visitors per villa. (Guest visitor is defined as persons other than Owner or renters named on the lease who are not staying overnight). All guest visitors must be accompanied by the Owner or renter. Outdoor pools close at 11PM.

Spa/ exercise area behavior: Users of the fitness center must be 16 or older. Persons under age 18 must be accompanied by a parent or guardian. The hours are Sun - Thurs 5A - 10P. Fri/Sat 5A - 11P No food, no beverages, no glass, no pets, no tobacco products, no running (except on equipment designed for running), no horseplay in the fitness area. Use of the equipment is at the users own risk. The Association assumes no responsibility for injuries that may occur. There is a limit of 4 guest visitors per villa. (Guest visitor is defined as persons other than Owners or renters on lease who are not staying overnight). All guest visitors must be accompanied by the Owner or renter.

Parking: Renters may park in the slot(s) assigned to the unit being rented. All other vehicles associated with the renters must be parked outside at the north end trailer area. Guests who are not staying overnight may use one of the spaces designated for guests. Vehicles parked in guest spaces overnight, or in spaces belonging to another unit, are subject to being towed at the vehicle owner’s expense.

Smoking: Smoking is prohibited in most common areas. Smoking is permitted on individual unit balconies with doors CLOSED, at the two outdoor barbecue areas, and only during the hours of restaurant operation at the courtyard immediately outside the entrance/exit to the restaurant, and on the restaurant balcony.

Maximum Occupancy & Violation Penalties- Maximum Occupancy of each unit is very serious and therefore strictly enforced. Renters who exceed Maximum Occupancy will be charged a $200 fine per additional person to the credit card on file, along with termination of the rental. Maximum Occupancy is as follows; One Bedroom : Note all condo’s have sleeping accommodations for 4 per bedroom. Individuals in excess of Maximum Occupancy are deemed to be trespassers and treated accordingly..


Upon check-out guests are requested to:
Leave used beds unmade.
Collect all dirty towels on bath floors.
Kitchen is to be left cleaned and all dirty dishes washed and put away.
All furniture and furnishings moved by guests are to be moved back to original place
Useful Information

Some Units at the Island are on The Courtyard and others are on the Lakeside and may have balconies.
There is a washer and dryer facility near unit (PHONE NUMBER HIDDEN). Bring your own laundry soap.
The linens for the sofa sleeper are in the bedroom closet.
Extra pillows and blankets are located on a closet shelf.
-Games are located in living room under TV.
We supply sheets and limited bath towels. Please bring your own beach towels.
The parking spaces ( two ) reserved for this unit is number 3115 in Building 3.

Outdoor BBQ Pits are located on Marina side near Bldg 1 and Bldg 3 near tennis Courts.
If you need to remove trash during stay, there is a trash shoot near the unit.
You must follow all rules set out by the association. A copy is in the room.
Disclaimer policy: We are not responsible for any acts of nature, malfunction of any appliances or other items in the condo or on the Island. , if broken or nor working notify us and we will initiate repairs in a timely manner. We want you stay to be as enjoyable as possible, however TV’s blenders, AC units, light bulbs etc do break down over time. Many items we keep spares available. Thank you for your understanding.
Please be kind and treat the Condo as if it were your own. The Condo and grounds must be left in the same conditions as upon check-in. If anything is damaged or missing at the house during guest’s stay the guest shall be responsible for the full amount of damage or value of missing item(s).
When checking out, please take out all trash. There is a trash shoot near unit# 1117. Also, please leave all used beds unmade , put used towels on bath floor, and load and start the dishwasher.
I/We agree to indemnify and hold harmless the owner of the house and their agents from any accidents or injury suffered by guests on or about the property and premises; or for any lost money, jewelry, or valuables of any kind. Use of any and all facilities at The Island on Lake Travis shall be at guests’ own risk. We are agreeing to full responsibility of our personal watercraft while docked or in use on the premises. I/We will inform the owners immediately of any unsafe or hazardous conditions and needed repairs in or about the house or premises.
Tenant authorizes Landlord to charge credit card for any violations.
I/We have read and understand the above information and agree to abide by said policies. I further agree to treat the property with respect and responsibility.

The porch is awesome! We had coffee every morning out there! There is a restaurant onsite that was pretty good. Beer and wine only. The condo is very relaxing and the neighbors seemed nice. My husband enjoyed fishing from the bank in front of the condo. I would recommend that you stay here.

I am a single Texan with a wonderful Family. I really enjoy all the beauty nature has to offer. Love the water, that's why I have a villa on an Island. Living in central Texas I have come to enjoy all the live music, outdoor events that seem to never end and great variety of food. I travel 2-3 times per year. I understand the importance of a relaxed seamless vacation, So I try to make sure that the Villa has everything I would need while keeping costs reasonable. I stay at the Island frequently when it is not booked. I plan on retiring there.
