Our home is child and elderly friendly. We welcome big crowds, thats why our home is 7 bedrooms! There is no smoking in the home or on the pool patio, only outside in front with proper disposal when done. No pets, unless approved by owner. We do have a contract that we will email you to finalize your stay. Guest is responsible for damages that they cause. Please do not mess with home controls like electric boards and heating or a/c unit. If need assistance please contact us and search us online TNL vacation homes. Spa heat, welcome packs, and BBQ grill are an additional cost. 13% Florida tax will be collected separately.
1. Smoking is NOT allowed inside the property, including the spa area
2. People other than those in the Guest party set forth above may not stay overnight in the property. Any other person in the property is the sole responsibility of Guest.
3. All of the units are privately owned; the owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.

5. Only use appliances for their intended uses
6. Pets/Animals of any kind are NOT allowed.
7. Parking: Vehicles are to be parked in designated parking areas only. Any illegally parked cars are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner.
8. Housekeeping: There is no daily housekeeping service. While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. We suggest you use the properties washer and dryer to keep your linens clean. We do not permit towels or linens to be taken from the units. Do not over flow washer or dryer.
9. Hot Tub: [No children under the age of 13 is permitted in hot tubs at any time, without adult supervision]. When using the hot tub, remember there is a certain health risk associated with this facility. Use at your own risk. Our housekeepers drain, sanitize, refill and replenish chemicals in all tubs prior to your arrival; therefore, it may not be warm until later that evening. [DO NOT STAND ON THE HOT TUB COVERS. Hot tub covers are for insulation purposes and are not designed to support a person or persons. They will break and you may be charged for replacement.] Remember when not using the hot tub, leave cover on so hot tub will stay warm.
10. Water and Septic: DO NOT FLUSH anything other than toilet paper. No feminine products should be flushed at anytime. If it is found that feminine products have been flushed and clog the septic system, you could be charged for damages.
11. Maximum Occupancy: The maximum number of guests is limited to 15 persons.
a. Access: Guest shall allow Homeowner access to the property for purposes of repair and inspection. Homeowner shall exercise this right of access in a reasonable manner.
12. TRASH/RECYCLE REMOVAL: Tenant is responsible for putting the trash barrels on the side of the house onto the side walks on the respective day of trash and recycle clean up outlined below. Failure to do this will result in a $100 fine. Trash removal is extremely important for our guests to avoid bad smells and bugs in and around the property.
Trash removal: Tenant must place trash on side walk on Sunday night or very early Monday morning, as trash pick up day is every Monday. Failure to do this will result in the fine.
Recycle removal: Tenant must place recycling on side walk on Thursday night or very early Friday morning, as recycle is pick up day is every Friday. Failure to do this will result in the fine.
