A stylish, self-contained one-bedroom apartment with views over private woodland. Option of extending your booking to include a beautiful shepherd's hut on the side of the barn house as a second bedroom. Set in rural West Sussex in the South Downs National Park this is the perfect retreat for those wanting a relaxed getaway. Only 90 minutes from London, 25 minutes from the coast and perfect for exploring Sussex including events at Goodwood.

The Barn House and Shepherd's Hut is set on a 16-acre property in rural West Sussex.

The apartment is modern with a light, airy design. It has one bedroom with a queen-sized bed, a sitting room, a full size kitchen and 1.5 bathrooms (shower & loo upstairs and another loo downstairs).

The shepherd's hut, right next to the barn house, has a permanent full-size double bed with proper mattress, and can act as a second bedroom for apartment bookings made by friends or family. Guests using the Shepherd's Hut would use the kitchen, bathroom and sitting room in the Barn House. The Hut is only ever occupied by your friends or family as part of your Barn House booking (it is not separately occupied). The shepherd's hut has electricity and heating in winter.

Babies are very welcome. We have a travel cot, mattress and blankets if needed. Children are welcome but the space isn't toddler/small child friendly. There are no stair gates & there is a high outside retaining wall off the terrace so you would need to be very watchful of toddlers or young children.

You'll all wake up to views over private woodland and fields. You have a private outdoor terrace with outdoor table and chairs where you can enjoy your morning coffee, a BBQ (just ask) or evening drinks including an outdoor wood burner to keep you company on chillier evenings or mornings.

The property is set opposite some of England's oldest beech forest - once the hunting ground of Henry VIII - with fantastic footpaths and bridleways for walking and cycling.

We keep the kitchen stocked with essentials including ground coffee, teas, milk and breakfast basics.

Guests have sole access to the apartment (and the hut, if you're more than a party of two) and its terrace.

On the ground floor is a kitchen/diner (with seating for up to 6) including a dishwasher and washing machine. There is also a downstairs loo.

Upstairs is a bedroom, living room and shower room with second loo.

There is plenty of parking.

Guests are welcome to herbs, vegetables and fruit from our kitchen garden and orchard when in season.

We aim for guests to have a relaxing time with privacy and independence but we're delighted to help with any questions about the area, things to do or to lend you anything from maps to beach towels to backpacks. Here's a little bit about the accommodation and who we are:

The Barn House & Hut is set next to, but separate from, our own house. It is part of a building which includes our home office (with separate entrances). The apartment's outlook and terrace faces private woodland and is only used by you.

If you are staying with us in the week we would be working next door in the office for parts of the day. On the weekend this isn't often the case.

We are a family with children including a baby, a toddler and 2 teenagers occasionally home from school on the weekend.

You will see us around the property, shared driveway or walking up to the stables to feed the horses in the morning and evenings but neither living space overlooks the other.

Otros aspectos destacables

A car is the best way to reach us but guests without a car can travel to Billingshurst train station and either cycle or take a taxi from there to us. We've had guests arrive by bike who found that journey very easy (we're about a 45-minute cycle from Billingshurst station and there are shops in Billingshurst where they picked up supplies.)

We spent a very nice and relaxing couple of days here. It was exactly what we were after, very quiet, secluded and right in the woodlands. The views were beautiful especially with all the blue bells. Lots of nearby walks and Arundel was only 20minutes drive away . Katherine and Simon were really welcoming and provided lots of information on best pubs and restaurants. The barn was really clean and spacious and has everything you need. There were lots of nice extra finishing touches such as a selection of teas and coffee, fresh bread, milk, butter and jam for breakfast. Shampoo, shower gel, even spare toothbrushes in case you forget and cream in case you get stung by nettles in the woodlands. Overall we had a great time here. it's ideal if you want to get away from it all or spend time in the South downs.

This was the perfect location for a extended holiday in the countryside. Not to far from London and totally secluded. We were a short drive from many different villages and lovely pubs. Katherine is an informative host and gave us a long list of ideas of where to go and where to eat. The communication prior to our stay was second to none. I would recommend Katherine's place for those who want to escape to the country.

We had a fantastic weekend at Katherine's. It is the perfect getaway from London. Communication was great and Katherine was very welcoming and couldn't have been more helpful. She went above and beyond by providing supplies for breakfast. The barn itself is great - it seems recently converted so is in excellent condition. The kitchen space is very good and makes cooking while you are there very easy.

Katherine and Simon were the most amazing hosts. They were so incredibly welcoming and we felt at home instantly. They were incredibly flexible and provided us with bread, milk and other necessities to make the visit feel warm and inviting. The property is beyond beautiful and the barn is exactly what the photos display. They have fabulous suggestions on places to eat, nearby walks and their knowledge of the area is impressive! Thanks for such a relaxing weekend!

This is the second time we have stayed here and once again we had a lovely time. The local area is lovely - great for exploring and dog walks. The house has everything you might want for a relaxing weekend away. We will be back!

We had a lovely stay in the Barn House. It was perfect and the hosts were extremely friendly and welcoming. I would definitely stay there again, I just hope it could be for longer next time. Highly recommend it!

This was a beautiful setting, the barnhouse is in lovely countryside and there are lots of walks that start straight from the house. The house is well equipped, very clean and has a great outdoor area. Katherine was very helpful and left us maps, food basics and a list of recommendations. It's really easy to get to from London and we hope to go back at some point. thanks!
