Shortly before her scheduled landing she told us that her flight had been canceled, and that she would probably arrive at the apartment at 03.00 am in the night.

In the end, I put her in front of a choice: pay and access at 03:00 am at night, or pay nothing but access to the apartment the next morning.
To win her reluctance, I demanded the supplement payment through the Airbnb platform so as to demonstrate the legitimacy of my request, as clearly stated on our Airbnb page.
Monica paid for ...... while claiming to stay on his ideas.

After his vacation week, Monica has checked-out, wrote a bad review and simultaneously attempted (unsuccessfully of course) to be refunded the overnight check-in late fee paid (Airbnb has informed us of this).
Monica has been a big disappointment as a guest (as well as host) , and I can only repeat myself, saying that she has been incorrect person, regardless of our rules, greatly pretentious, and scarcely professional.
