Governing agency in Puerto Rico requires the hotelier to calculate Tourism (Room) Tax by applying 7% to the sum of the rental rate and the cleaning fee. Because Airbnb's platform doesn't accommodate this detail, daily rates do not include cleaning and taxes and as such Airbnb's quote will be inaccurate. •GUEST agrees to house rules posted in the apartment
•NO pets allowed.
•GUEST shall take good care of the PREMISES including appliances, equipment and furnishings. GUEST takes full responsibility for all conditions caused by the negligent or wrongful act or omission of the GUEST(S) and/or person(s) accompanying GUEST.
•Check out is at 11am. All dishes should be placed in the kitchen sink, all food removed from refrigerator and placed in trash, all trash removed from the PREMISES and all beds stripped prior to departure at check-out. GUEST will be responsible for excessive cleaning charges or utility usage at the AGENT's discretion.
•OWNER shall provide GUEST with two sets of all necessary keys to facilitate access to building premises and to the living unit
•GUEST agrees that no tents, RVs, trailers, boats or overnight campers shall be placed or parked on the PREMISES. One authorized vehicles will be permitted to park in designated parking area.
•GUEST agrees and acknowledges that (a) rearranging of furniture is not permitted; (b) charcoal grilling shall not be allowed in the apartment or close to the house or rental building; and (c) that construction may be ongoing at adjoining or nearby properties and that neither AGENT nor Owner is responsible for any objectionable noise or activity related to the same.
•GUEST acknowledges that the equipment and furnishings at the PREMISES are to the Owner’s taste and are set up for normal housekeeping. Kitchen equipment, mattress pads, pillows and bedspreads, bed linens and bath towels are provided. Guest will provide cleaning supplies, and food items. GUEST shall not be entitled to any rebate for inoperative appliances or air conditioners. AGENT, upon being notified by GUEST of any malfunction, will make every reasonable effort to have such appliances or air conditioners repaired. Replacement or repair of any television, VCR, DVD player, radio, and stereo equipment or any other advertised equipment or amenity, when provided by the Owner, is not guaranteed.
•GUEST shall not use, occupy or permit the described premises or any part thereof to be used or occupied for any unlawful, illegal or immoral or hazardous purpose.
•Loud and unruly behavior will not be tolerated. If AGENT is notified by neighbors, police officials, or condominium association as a result of such behavior, may result in immediate eviction.
•GUEST acknowledges that if the PREMISES is equipped with a private pool/hot tub/spa and/or has access to a community pool/hot tub/spa (the “Facilities”), then GUEST hereby accepts and agrees to the following: (a) GUEST shall ensure that the Facilities are used in a safe manner at all times and that use of the Facilities by minors is supervised by an adult; (b) unsafe and/or unsupervised use of the Facilities by GUEST, minors or persons invited on the PREMISES by GUEST shall permit AGENT to terminate IMMEDIATELY WITHOUT NOTICE GUEST’s, minor’s and persons invited on the PREMISES occupancy of the PREMISES; (c) GUEST shall indemnify and hold Maribel Maldonado (its officers, employees, agents and equity holders) and the Owner of the PREMISES harmless from and against any and all liabilities, claims and expenses for personal injury or property damage resulting from unsafe and/or unsupervised use of the Facilities by GUEST, minors and/or persons invited on the PREMISES by GUEST.
•GUEST agrees to indemnify and hold harmless AGENT and the Owner(its officers, employees, and equity holders, representatives) from and against any liability for personal injury or property damage sustained by any person (including minors and GUEST’s invitees) as a result of any cause or failure of AGENT or Owner to comply with any governing Puerto Rico law or statutes unless caused by negligent or willful act of AGENT or the Owner. GUEST agrees that AGENT, the Owner or their respective representatives may enter the PREMISES during reasonable hours upon reasonable notice to GUEST to inspect the PREMISES, to make such repairs, alterations or improvements thereto as AGENT or owner may deem appropriate, or to show the PREMISES to prospective purchasers or guests.
•AT NO TIME shall the number of persons be in excess of the occupancy limit as with the exception of temporary visitors not staying in the apt. The hosting of parties anywhere on the PREMISES is not permitted without AGENT approval.
•The PREMISES are not available to “Spring Breakers” or persons under the age of twenty-five (25) unless accompanied by a parent or guardian or a preapproval by agent/owner only If preapproved by agent/owner. Owner/AGENT is neither responsible nor liable for loss, theft or personal injuries or casualties sustained by GUEST and/or persons accompanying GUEST.
•Guest, free of charge, may use the parking space identified as #1003, located by premises of the building. Owner/AGENT shall not be held liable for any damages to property, or other persons while in use of such space or while driving within building premises, nor will the OWNER be held liable for loss or theft of GUEST’S property. Upon confirmation of the reservation and on arrival, OWNER shall provide GUEST a remote control to be used to gain access to premises with a motor vehicle. No visitor’s parking is available at the premises of the building. Parking in unauthorized space will result in tickets of assessments.

Claims for deduction to security deposit:
•No stains or damage to the sofa – forfeits the entire security deposit amount - $250 – please avoid eating or drinking on the sofa
•No damage is done to unit or it’s contents, beyond normal wear and tear
•No smoking in the apt - $100 fine without notice.
•No charges are incurred due to contraband, collection of rents or services rendered during the stay
•All debris, rubbish and discards are placed in compactor room, and soiled dishes are placed in the sink
•All keys are left on the keyholder and unit is left locked
•All charges (fines) accrued during the stay are paid prior to departure
•No linens, towels are lost or damaged this includes bleach stains on towels and/or linens from guest attempting to wash them
•No early check-in or late checkout unless agreed to by AGENT/OWNER
•Parking passes/remote control are left inside the unit on the kitchen table upon departure
•The renter is not evicted by the owner (or representative of the owner), the local law enforcement or the security company employed by the complex
•Parking remote control loss or damage: $50
•Air conditioner remote control loss or damage: $50
•TV and/or DVD remote control loss or damage: each $35
•Keys loss or damage: $35

Maribel was also available to answer any questions and to offer help when needed. The location was across the street from the beach. Several restaurants were within walking distance.

The condo was exactly as indicated on the posting. It could not have been cleaner, and was perfect for our weeklong stay. The area was safe with local nightlife just a minute walk. Beach was literally across the street, and could not have been more convenient.

Wow! Amazing condo! Right on the beach (the best beach in the greater San Juan region), with nearly full wall ocean views in both living room and bedroom. Imagine waking up to a full view of endless ocean out the window! Both rooms have railins and doors open so they essentially balconies (they just don't stick out from the building. All was as described. Very clean. Maribel was wonderful and had great instructions - we had no problems at all. Door lock is a little tricky but Maribel warned us and gave great instructions and it never took more than 30 seconds to work it, so not a problem really. I absolutely recommend this great place and Maribel! A++++++!

The apartment was great, with an amazing view and fabulous location. Everything was clean upon arrival, the instructions on how to enter (getting the keys, etc...) were clear and spot-on, and the apartment was well equipped with beach chairs, coolers, etc... Only minor complain was that the cable for the TV didn't work, although we never notified the owner since we didn't need it. Recommended.
