HOUSE RULES

SMOKING
All Guests are to be Non-smokers. This is a non smoking apartment and non smoking building. Security deposit will be forfeited. Do NOT book this apartment if you are a smoker. You will lose your deposit if you smoke in this building.

If you were to set off the smoke detector in the unit DO NOT open the front door if there is no fire. Open the sliding doors to air out apartment. If you open front door the Fire department comes and it's $1875.00 for false alarms so we don't want that. You will be charged for all false alarms you cause.


NOISE
We live in a quiet building, so loud music and large parties are prohibited. Guests must not make excessive noise or disturb neighbours and other residents. No excess noise or running in pool area.

DEPOSIT
A cleaning fee, and security bond for key is due when booking. The security bond is held by Airbnb and will be refunded with key return and if apartment is in undamaged, clean and tidy condition. Pool towels washed, dishes clean and in cupboards. Burned pans are damaged if not cleaned.

RETURN OF KEYS
Please do not lose these keys. You will be charged $275.00 for each set to be replaced.

DAMAGE
STRICTLY NO eating or drinking including chocolates/lollies/crisps in bedrooms. Ample wardrobe space is provided and guests are asked to store their belongings in the wardrobe/drawers to avoid damaging walls.

Please note that guests are responsible for any damage or loss to the property. Please contact me prior to departure to notify me of any spills, damages or breakages.

CHECK-OUT
Check out is at 10:00 AM unless otherwise negotiated.

CHECK IN
Check in normally takes place at 3pm or after on arrival day, although by prior arrangement you can usually arrive and leave your luggage at the apartment after 12:00 PM, whilst the cleaning cycle is being finished. If you need early check in you will need to book the night prior to ensure the apartment is available.

Keys are provided by myself (or a check in person on my behalf) by meeting you at the apartment at a pre arranged time. You will normally have the opportunity to be shown around and to ask questions at this time. We will let you know how to access the building, the pool, BBQ and gym area, parking if booked, and also show you where the linens/towels are kept.

The bedding arrangements should be advised before check in; 4 singles or 2 kings, or 1 king with two singles.

ELECTRICITY and GAS
Included. Please be courteous with your usage. Please note that this is a large apartment and lights are expensive, so please turn off lights whenever possible to conserve energy.

WATER
Included – yes I PAY for Water. Brisbane and Australia have an extreme water shortage. We pay per litre for water. Please be respectful of myself and the environment and keep showers to a reasonable length and one per day per person.

Extra persons
You will be charged for any additional persons using the unit if you have not booked the unit for the exact number of persons staying in the unit. If you book the unit as 2 persons you will only have access to One bedroom. Please enquire if you need both bedrooms for 2 person as there is an addtional charge.

This is a private home and not a commerical hotel or accommodation. It is self catering so you will be responsible for cleaning and supplies during your stay.

My family and I enjoyed our time here. Great location across from the shopping centre and near restaurants. The kids loved the pool too. The apartment was clean and well equipped. Thanks for having us Lucia.

The location is very convenient, across the road from Westfield and the bus station, and with good road connections for getting out of town. On the downside, the patio faces the busy Gympie Road about 70m away, and it can be noisy. The listing includes Wireless Internet, but it is necessary to purchase a data plan from a network provider. Apart from that, the apartment had everything we expected, and Lucia provides detailed written instructions.

A good unit in a good location. The unit is very clean, bright, has its own car park, and is close to a major shopping centre and public transport. All equipment in the unit worked. Lucia (the host) was very friendly, easily contactable and well organised. I am happy to recommend this place.

Lucia welcomed us and gave us a through walk through of the apartment, facilities and local attractions. The apartment is well located, a short walk from Westfield Chermside, which offers plenty of shopping and eating opportunities. The apartment itself is well appointed, clean and quiet. Lucia was really easy to deal with, friendly, warm and we’d happily book this apartment again next time we’re in Brisbane.

This is a good property and with a few easy, but important changes, it can be really good. It is well located, clean and secure with great parking. The shopping across the road is excellent. One big issue that needs sorting is the cash payment for cleaning $150 and security deposit $100 on arrival. I know the host is going to say I did not read the house rules but I did read the Airbnb terms and conditions which clearly state that cash payments for anything including cleaning and deposits made off of the website are a violation and can result in removal from Airbnb. In order to avoid future problems the host should not take cash from guests. The property does not have a hairdryer or DVD player or access to movies. We had to buy a hairdryer and as we were on holiday for a week access to movies would have been nice. Hair dryer and DVD player should be standard for properties in this price range. In addition to the $150 cleaning fee there are additional charges if you spill something on the carpet or if you do not wash and put the pool towels away and $50 dollars if you accidentally lock yourself out. We had to buy many extras e.g. we ran out of bin liners on the second day and had to buy some (one of the rules is that all rubbish must be removed from the property before checkout). Aside from a few extras left behind by other guests the place is empty. Hand soap is supplied but no shampoo or lotion. There is only one extra toilet roll for 2 toilets but we ran out and had to buy more. There were only 3 dishwasher tabs for our 6 day stay and you cant run the dishwasher every 2nd day because there is only enough cutlery and crockery for one day. Cutlery and crockery must be washed and “Properly dried” (not drip dried) and put away. It seems unreasonable to expect guests to buy bin liners and dishwasher tabs in order to take out the garbage and clean everything and still charge them $150 for cleaning. This property feels a lot like an impersonal hotel room except it does not have many of the items you normally get in a hotel (shampoo, lotion, enough bin liners, enough toilet paper, enough dishwasher tabs, hairdryer and DVD player) In conclusion this remains a solid property with many great conveniences in the area and these small things can be easily sorted with very little cost to the owner.
