This homely apartment is filled with charm, and has been lovingly decorated throughout. The distinctive living room features contemporary artwork and sumptuous sofas, ready to help you take the weight off of your feet after a busy day sightseeing. At night, the sofa can be transformed into a sofa bed to accommodate two extra guests. Freeview TV, DVD and CD players, super speedy unlimited fibre optic broadband and an iPod docking station are also available to keep you entertained in the apartment.
If you can tear yourself away from Edinburgh's mouth-watering food and drink scene at the nearby The Shore, the fully fitted kitchen comes equipped with everything you need to knock up your own culinary delights. The dining area in the living rooms seats up to four guests, or you can keep it casual in the kitchen at the breakfast bar.
Enjoy a peaceful night's sleep in the calming master bedroom, fitted with extensive storage and double bed. The family bathroom has a three piece suite, with power shower over bath. The apartment also benefits from gas central heating, double glazing and a private front garden. Thoughtful amenities, including washing machine, iron and ironing board, cot and highchair, and hairdryer, are all on hand to complete this home from home.
The area has excellent regular bus services, which provide ease of commuting in and around the surrounding areas, and to the City Centre and famous Old Town. Large leisure complexes are within a short distance, including Ocean Terminal and Meadowbank retail park, and a range of supermarkets.
This is also an excellent location for the commuter with the A1 trunk road being only approximately one mile which allows southbound travel and connects to the City By-pass.

Check in is at 4pm, however earlier entry can perhaps be arranged but is dependant on if there is another departure at your apartment that day. This can be confirmed within 48 hours of arrival. If you have an early arrival to Edinburgh, it is always worth contacting your property manager, as they will always endeavour to give you access as soon as possible.
Please note that a guaranteed later departure (until 20:00) can be arranged for a fee of 50% of the daily rate for that day, but please note this is subject to no existing booking arriving that day.
This property is let on the understanding that it is to be used as a holiday let. It therefore is subject to Section 12(2) and paragraph 8 of Schedule 4 of the Housing (Scotland) Act 1988.
You will receive an email confirming your booking, this then forms a contract of booking.
You are not permitted to sub-let the property (or any part of the property).
You must vacate the premises without demand on the agreed departure date (at the agreed time). The hirer is responsible for the condition of the property and it's entire contents during the hire period, fair wear and tear accepted. The hirer will report any damage or loss to the property manager as soon as possible and prior to departure.
You agree to pay to cover any loss or damage caused. We may charge you for any unreasonable amount of cleaning required after your stay.
You agree to prevent any party members from causing a nuisance or disturbance to other residents/neighbours. You agree that the hired premises will be secured when unoccupied during your stay. You agree that owners/agents will be allowed access to the property if required.
It is recommend all guests obtain personal holiday insurance to cover any potential losses. We (including the property owners, managers and agents) take no responsibility for any damage, loss or injury however caused by any member of your party whilst you stay at the property.
All groups will be vetted and WE DO NOT ACCEPT STAG/HEN PARTIES OR GROUPS OF YOUNG PEOPLE WITHOUT AN ADULT OF 25 YEARS OLD STAYING IN THE APARTMENT THROUGHOUT THE STAY. All bookings must have an adult of 25 years present. On arrival you must present your confirmation details as well as your passport or identity card to us. We (including the property owners, managers and agents) reserve the right to use our discretion in this matter and refuse to check in guests who appear to contravene these terms or are deemed not suitable to take charge of the property.
The number of persons (adults and children) must not exceed the number of sleeping places indicated on the website or the amount stated at time of booking.
