Oakleaf Cottage Terms:

Strictly non smoking inside the house.
If you do smoke inside the house, the security deposit is non-refundable.

There are reclaimed pitch pine floors throughout the house. These will damage easily with high/stiletto heels. Therefore we ask only flat shoes or indoor shoes/slippers are used when in the house, and please do not wear high heels inside.

Tidy up:
Please leave the property in the exact same way as you found it - and with all furniture in the garden and the same positions and rooms within the house where you found them on your arrival.

Please ensure the oven, hob and fridges are cleaned and emptied of all food and spills on your departure. All dishes must be cleaned, dried and put away on your departure. If there is one last load in the dishwasher, please leave it on a wash before your departure.

Please ensure the Barbeque is clean and the area around it is tidy and left in a state you would like to find it. Do ensure only Barbeque utensils are washed and returned to the kitchen drawers when finished using. Do dispose of any cold charcoal ash in the bins provided. Failure to do so may result in an additional charge for extra cleaning.

Final clean
The cleaning fee includes a final clean of the house and includes all laundry.
If you require an additional clean during your stay, please let us know in advance and we will be happy to make the necessary arrangements.

Refuse:
Please place all rubbish in the wheelie bins provided at the house. One is for landfill rubbish, one is for recycling.

Please ensure anything that can be recycled is washed and recycled. This includes all plastic bottles, tin cans, aluminium, tin foil, cardboard, magazines, newspapers, recyclable plastic and cardboard boxes placed in the recycling bin are squashed and flattened. If found in the landfill waste, we will be fined, and will unfortunately have to pass this onto yourselves following your stay.

Please dispose of all glass in the white container provided in the room off the utility room, beside the garage door. We will recycle these. Please rinse out all food or drink from bottles before leaving in the box.

The bins are emptied every other week and will be emptied on Wednesday mornings, if either are too full, then please let our Caretaker Neil, know well in advance.

It is VITAL that you use these recycled and landfill bins appropriately as we may be fined for incorrect waste being in the wrong bin. If we are fined, we will pass this charge onto you after your stay.

There are two bins inside the house, 1 for landfill waste and 1 for recycled waste to help you with the sorting. Do not leave any rubbish around the house inside or out and ensure all ash from the fire and the Barbeque are disposed of in bags and placed in the bins provided when cold.

Toilets:
DO NOT FLUSH BABY WIPES, FACIAL WIPES, SANITARY TOWELS, KITCHEN ROLL or NAPPIES down the toilet - you can use the bins provided for these in the toilets. Only flush toilet roll please.

Please note: the downstairs ensuite toilet has a soft close lid. Do not force the lid to close - let it gently close itself. If this is broken during your stay, the cost of a new one will be deducted from your deposit.

Please note: The shower in the ensuite downstairs and the large ensuite upstairs need hot water supplied heated by the immersion heater or supplied from water heated while the central heating is turned on. They are not electric showers so won't heat the water automatically like the smallest ensuite shower upstairs does.

Also note the water temperature in the downstairs shower changes slowly so allow a couple of minutes for the water to change temperature before stepping into the shower.

Energy:
Electricity is metered, further instructions on the use of this will be provided on arrival. Normal usage of Gas is allowed for in the rental cost, however if this exceeds the usual amount, then we will seek additional payment to cover this.

Pets:
With the exception of Guide dog, pets of any kind are not permitted without prior express permission from the owner.

Loss of valuables:
The proprietors are not responsible for any loss of valuables or property or injury to any persons during your stay. They will not be responsible for any belongings left behind after departure.

Baby's needs:
A baby cot and stair gate can be provided on advance request. Cot linen/bedding needs to be brought along with you as we cannot provide this due to health and safety reasons.

Clients behaviour:
If clients behave in a disruptive manner, cause damage to property or behave in any other manner deemed unreasonable by the officer of the company, rental of the property may be terminated with no rental refund.
The clients are liable for any damages that they may incur while staying at the property.

Security Deposit:
Your deposit will be refunded at the end of your stay through Airbnb as long as these Terms are followed and no damage is incurred during your stay. If there are damages, we will alert you of this as soon as possible and also provide photographs of the same damage, along with the necessary costs to repair. Please note this also covers stained bedlinen or towels which we cannot remove using normal cleaning. If special cleaning at the Laundrette is required to remove stains, then a fee will be charged to cover same. If bedlinen or towels need to be rejected then the cost of new bedlinen will be payable.

Do NOT separate the L shaped sofa in the living room. It is not designed to be taken apart.
Do NOT move beds from one room to another or any other furniture from one room to another.

Towels:
Please ensure you bring your own beach towels for swimming at the local pool or at the beach.
Bath and hand towels MUST NOT be removed from the house for any purpose.
Please bring your own tea towels and dish cloths for the kitchen as we do not provide these.
Please DO NOT use house towels while using hair dyes or applying fake tan as we find these stains difficult and sometimes impossible to remove.

Disputes:
Any dispute or difference of any kind whatsoever which arises or occurs between any of the parties hereto in relation to any thing or matter arising under, out of or in connection with this Contract shall be referred to arbitration under the Arbitration Rules of the Chartered Institute of Arbitrators – Irish Branch. Alternatively a claim may be pursued through the Small Claims Court.

Payments: All payments must be made as requested and in advance. If additional guests stay other than those you have previously booked and paid for, we may require additional payment and will request through your the booking facility on Airbnb.

We reserve the right to amend these Terms at any time.

Wonderful location and lovely home. Very clean and tidy. Áine is a thoughtful and attentive host. Very family friendly. We traveled from the States with a 6 year old and infant. Westport is a great town and the views of Croagh Patrick from the house are picturesque. Only minor consideration is that you can hear everything everywhere in the house. Would definitely recommend and we're very grateful for Áine's hospitality.

Absolutely beautiful property and home. Very convenient location if spending time in Westport. We made use of the many beds, outdoor swing, baby bathtub and cribs (a wooden crib and a portable crib), washer and dryer, and large kitchen table. Just a note - the floors, while beautiful, were creaky. Those sleeping downstairs are likely to hear others walking upstairs. Very much enjoyed our time in this home, especially with a cup of coffee looking out the large open windows at the gorgeous view.

Great house in a lovely setting. Large spacious living room and kitchen, and bedrooms all a good size too. House well kitted out and host was great with directions, etc. Westport only a few mins away with plenty of good pubs and restaurants.

You will not find better beautiful views of Ireland from this home and taking a walk up the road and looking down upon beautiful green pastures.

Wij zaten met 2 gezinnen (met 3 kinderen van 9 jaar) in dit huis tijdens de herfstvakantie. We vonden het huis ruim en comfortabel. Goede bedden, goede sanitaire voorzieningen, schoon en betrouwbare Wi-Fi. Het uitzicht vanuit de woonkamer op oa de Mount Saint Patrick is prachtig. De keuken is ruim om te koken en te eten. Er ligt grotendeels een houten vloer, fijn om op te lopen. Het huis ligt in een rustige omgeving (met een paar huizen een stukje verderop) maar je bent met de auto snel in Westport. Heerlijk gegeten bij restaurant Sage in het centrum van Westport, tip van Magda (onze contactpersoon van de verhuurder). En inderdaad, zoals we in andere recensies lazen, moet je stroom kopen via een website, maar dat gaat heel soepel en was voor ons in totaal iets van EUR 15 voor een hele week. Geen probleem. Kortom: wij vonden deze cottage een heel fijne uitvalsbasis om een weekje deze kant van Ierland te verkennen.

I just love Oakleaf Cottage, Westport, Co Mayo - it's a real luxury home from home with extra comfort, warmth, and fabulous views of Croagh Patrick and the surrounding countryside. The house is large and so relaxing for a large group of guests with loads of room for everyone of every age. Kids have plenty of room outside to play ball, games and on their bikes. I love Oakleaf Cottage for the scenery and the fresh air [sometimes you can smell the sea from Clew Bay] and also because there's loads to do to suit all ages and abilities close by: cycling, mountain climbing, river and sea fishing, walking, surfing, cinema, skateboard park, horse-riding, Adventure Sports, Spas, great restaurants, pubs, lively nightlife, sightseeing and loads more...we always leave a bottle of wine and chocolates and a bale of fuel for the open fire to welcome our guests in, so why not come along and see for yourself?!
