Our lovely family home is a 2 bed flat located in a quiet cul de sac in the heart of Glasgow's West End, just around the corner from the beautiful Botanic Gardens and only a 5 min walk from subway, buses and award winning restaurants and bars

We have a lovely spacious tenement flat circa 1875 with private front garden that gets plenty of sunlight from front to back. With lots of character it definitely feels lived in and does not have a pristine 'just redecorated' look. What you will get here is somewhere to feel completely at home and comfortable in. With wooden floors throughout it's ideal for children and coping with those spills and accidents. We have 2 young boys and couldn't live with carpets! It has lovely high ceilings with original cornicing and a beautiful working fireplace to set a roaring fire in.

It's decorated with an eclectic mix of retro, up-cycled and mismatched furniture giving it a homely and unique feel with warm lighting throughout. It's a place where you can fully relax and enjoy this peaceful area of the wonderful West End.

Our flat will comfortably sleep 5 people on the beds provided.

The south facing living room has large bay windows with a lovely view to the lower Botanic Gardens and some of the beautiful tall tress which line the River Kelvin. There is a dining table at the back of the room which sits 4 people but can easily fold out to accommodate a comfortable 6 or a snug 8. In this room you will also find a working fireplace which is wonderful for cosy nights in.

The master bedroom has one queen sized bed with handmade iron frame. The wardrobe is split into 2 sides and we'll clear one side so you'll have plenty of hanging space. You will also have full use of the chest of drawers.
There's a full sized wooden cot available at the back of the room which we still use for our toddler. If you wish to use it then it can either have a proper full side on it or a smaller removable side, whichever suits you.

The second bedroom is currently used by our oldest son and has a full-sized pine bunk bed with high quality mattresses. This is ideal for children or adults. There is also a sofa bed which folds down to a comfortable small double bed which reduces the size of the room but provides more sleeping options for families, couples or friends.
If you have children then there are plenty of books and toys in this room which they are more than welcome to use.

The kitchen has all the usual appliances including fridge, freezer, dishwasher, oven and hob, toaster, kettle, slow cooker, juicer, ironing board and wide range of utensils.

We have a lovely private front garden with a space for children to play in and a quaint bench to relax on. It's also south facing so gets the sun for most of the day/evening and being in a cul de sac is quiet and calm. You can also sit outside in the back garden as there is a decked area with a table and chairs. Weather permitting this is a lovely place to sit and enjoy your breakfast or lunch.

Our well loved family flat is a little rough around the edges and a bit quirky but is perfect for families as well as couples or groups of friends who like to stay in a relaxed, warm and comfortable environment. We really do hope you enjoy staying here as much as we enjoy living here!

You will have access to the entire flat and its contents and also the front garden.

- Wi-Fi throughout the flat and also a direct ethernet connection into the Sky hub if required.
- Washing machine
- Kitchen - Gas oven & hob, kettle, toaster, dishwasher, juicer, slow cooker.
- 42" HD TV, DVD player and a Sky plus HD box with a range of TV and film options including On Demand plus a selection of DVDs.
- Hi-Fi System and an eclectic selection of CDs ranging from pop to experimental noise!
- Fresh bedding and towels
- A wide selection of children's toys and books
- Family board games
- Free unrestricted on-street parking
- A lovely old bench in the private front garden on which to relax on a sunny evening. A glass of wine or a nice cold beer definitely works well here.
- Tourist and locaI area information

We will meet you on arrival, give you the grand tour of the flat and then leave you to enjoy your stay!

We will be away at our caravan during your stay but will be available on the phone for any questions or advice.

At the end of your stay we will be there to collect the keys from you.

We aim to be as flexible as we can regarding check in/check out times.

We are situated 1 minute from Queen Margaret Drive which boasts a variety of boutiques, cafes, general stores and a specialist beer shop. You will also find the beautiful Botanic Gardens on QM Drive with the Kibble Palace and a playpark. You can visit the nearby Kelvingrove Museum and Art Galleries, Glasgow University and Hunterian Art Gallery and Museum, all free entry.
Enjoy a relaxing drink beside the river at Inn Deep on Great Western Road after browsing the boutiques, charity shops and cafes. Complete your day with a fine meal at award winning Stravaigin; the restaurant with, in our opinion, the best burger and chips in Scotland! Or wander down to Byres Road to sample an eclectic culinary mix from Korean to French and Italian and a healthy supply of ice cream parlours for a delicious desert including the renowned Nardinis.

The subway, buses and a taxi rank are all within 5 minutes walk, providing a regular and reliable service into the city centre and beyond. The City Sightseeing Tour also stops just around the corner from the flat outside the Botanic Gardens.

A very pleasant stay. Excellent communication with the host before and during the week we spent there. Made welcome on arrival the flat had been left in an immaculate condition. Everything clean and tidy and most importantly homely. This helped us to relax immediately and settle into "our" flat for the week. The flat, situated in the West End, felt very safe. The local area seemed to be very friendly. The University is nearby plus a variety of shops, bars and restaurants. There was even parking outside most days! The place couldn't have been better situated for my family. Our stay was very enjoyable and as I seem to be saying to everybody a good time was had by all. We thank our hosts James and Wendy for making it possible.

James and Wendy were fantastic hosts. This was our first time using Airbnb and they couldn't have been more helpful - from continuous contact to welcoming us with tea cakes and some wine. They had made it all easy by outlining everything we needed to know for the flat and printing it. The flat itself was great, spacious and it completely reflected the description. Needless to say the location was amazing just next to river Kelvin and the Kelvin walkway which provided us with leisure walking options. The Botanical gardens and the colourful West End are less than 5 minutes away. It was truly the best option for us to enjoy Glasgow and our daughter's graduation. PS. Once again, thank you, James and Wendy, for letting us use your umbrellas ;)

James and Wendy were excellent hosts, they have a beautiful property with everything you could ever need. They were great at showing us where everything was, and making us feel comfortable. The house was in a fabulous location and we wouldn't hesitate to hire with them again next time we are in Glasgow.

Wendy and James were great hosts, there to greet us and show us around. Flat was as advertised and shown and all very nice and clean. And the porridge was great!

We had a wonderful stay at James and Wendy's flat. We were greeted warmly by Wendy who had written out easy instructions for various things around the house. The neighbourhood was safe and very quiet and it was an easy walk down the hill to shops and subway stations. The Botanical gardens was very close and such a beautiful place to visit. We travel to Glasgow every few years to visit family and this was, by far, our best visit. The flat is quirky and comfortable with high ceilings and beautiful big windows. It was a perfect fit for us. Thanks again!

We absolutely loved our stay at James' flat. It was located in a wonderful part of town and was perfect for our few days in Glasgow. James was a fantastic host as well, very communicative and accommodating to our needs and really seemed to go out of his way to make sure our stay there was so great. This would be my first port of call on my next trip to Glasgow and would have no hesitation in recommending it to others.

Great place to stay. Hosts made us feel very welcome in their lovely flat which worked really well for our family. Hosts very kindly let our sons play with their children's toys. Perfect area in Glasgow to stay - near the metro and close to shops and restaurants. Highly recommend!
