I'm afraid the burrs are a recent invasion - mostly in the dunes. They are extremely difficult to eradicate, but we are trying. The slip cover on the loveseat is there to protect it. The loveseat is fairly new and in pristine condition underneath because of it. This is the only slipcover in the house. The notes in the house were put in place by the owners to answer questions and make everything clear. They are not rules, but requests. The house rules are spelled out in the house manual provided. Many of our guests appreciate the owner's notes. There are 4 acres of dunes between the house and the beach and it's about a 10 minute walk to get to the beach. I believe this is spelled out in the house description. The fire pit is on the east side of the house because the dune grasses are extremely flammable, even when they are green. This is the only safe place for a fire pit. Besides the loveseat, there are three other chairs for seating in the living room area. I don't understand the comment about there being only dining chairs and one loveseat. This is a cottage. The square footage reflects that. It is very clean and organized. The furnishings are not new, but are in good shape (no holes, tears, or stains). I'm sorry you found the bed uncomfortable. I will pass that on to the owners (I am a manager). We have never had a complaint about it before and this cottage has been a successful vacation rental with more than a few regulars for over 20 years.
