The shower has a water saving device which automatically turns the flow off once the water has gotten hot. The way to use it is to turn on the shower before you are ready to get in. Once it turns off a minute or two later that means the water is hot. Pull chain or turn the small valve on the shower head to make the water resume and then you can take your shower. It won't turn off again.
Guests are responsible for providing their own propane for the BBQ grill.
We provide enough consumable supplies like TP and Paper Towels for the first few days and after that the guest is responsible for providing their own.
Rental agreement will be sent to you via HelloSign and must be signed within 24 hours of booking.
Please be respectful of neighbors. Quiet hours from 9pm to 9am. $50 minimum fine for quiet hour violations.
This is not a party house and we strictly enforce the overnight quiet hours and expect guests to be respectful of neighbors by keeping noise levels to a reasonable level during the daytime as well.

We allow well-behaved pets! Please advise on your pet's particulars when you are booking. Additional $100 pet fee required if you will have a pet. Payment must be made through the AirBnb resolution center within 24 hours of booking.

If the guest departs more than 30 minutes after the checkout time they will be charged a $50 late checkout fee. If the guest leaves more than an hour after checkout time they will be charged $200/hour. We need the full cleaning window to get the place sparkling clean for the next guest and when a departing guest leaves late it can impact the arriving guest, and that's not fair to them or to us.
We check in via the airbnb messaging app within 24 hours of arrival and then leave the guest to enjoy their privacy. We are readily available between 6am-6pm if there are any issues. We do sleep at night so please wait to call until morning unless it's an emergency. We take pride in ownership and love this house and take good care of it and our guests. Making sure guests are happy and comfortable is important to us.
