The group of buildings which make up the Borgo, were once the productive heart of the Villa Guinigi farm, now they have been reborn thanks to a programm of rebuilding in which great care has been taken to preserve their rural character, using traditional fittings and colours. The Borgo offers homes which vary in size and many with private gardens. The Borgo it's comprised of several residences, For hundreds of years the cellars of Villa Guinigi were filled with barrels of wine and tanks for storing olive oil, which at the time were important wealth reserves of the Guinigi family.
Today, after a careful rebuilding program of modern restoration techniques, they now house fitness room and relaxation areas.

The apartment was part of the old joinery of the Borgo but it has been tastefully restored. It is set on two levels and composed by 2 apts joined together. On the ground floor there is the open space made up of the living area with corner kitchen and a bathroom with shower. A glass staircase leads to the first floor where is set the sleeping area with an access to the outdoor. From the living room there is the access to the second apartment set on one level and made of a double bedroom with ensuite bathroom with shower, living room with little corner kitchen and a single bed.


The private garden measures about 30 sqm, and it is equipped with a table for outdoors meal. The estate land is characterized by common area where it is possible to relax or find some chairs a read a book, or simply lay down under the trees’ shadow.

The swimming pool is shared with the other apartments of the estate. The entrance is allowed by a stone staircase. It has a magnificent view on the countryside on the Valley of Lucca and the surroundings. It is equipped with sun lounges and umbrellas at guest’s disposal. It measures about 19x9 m and have a fixed depth of 1 m. It has a chlorine depuration and the access in the pool is allowed through a Roman staircase.

The swimming pool is shared with the other apartments. The entrance is allowed by a stone staircase. It has a magnificent view on the countryside on the Valley of Lucca and the surroundings. It is equipped with sun lounges and umbrellas at guest’s disposal.

Lucca is a place that you can just walk around and discover and enjoy. It is strategically positioned, really close to Firenze, Pisa, Pistoia, Livorno and the beaches and far from the crowds. It has many things to offer to the guests as you can visit the city both by foot or cycling into the walls. There are a lot of place to see in the beautiful town, first of all the ancient walls, the Amphitheatre square and not least the Torre Guinigi. In a few kms from Lucca you will also find beautiful villas like Villa Reale, Villa Mansi or Villa Torrigiani. The Lucca area offers also a lot of interesting naturalistic places like Garfagnana, Valle del Serchio or Piana di Lucca. For those who wish to swim in the sea, the coastal strip of Versilia, from Forte dei Marmi to Torre del Lago Puccini, offers more than 20 kilometres (12 miles) of beaches, parks and splendid countryside. Most beaches can be reached from Lucca by car in 30 to 45 minutes. It could be also an ideal point to tour around the famous Cinque Terre. The area is easily reachable by car with the A11 super way Firenze-Pisa Nord (called also Firenze -Mare) exit Lucca east (11 km). From Genova you can use the A12 Genova- Rosignano. The railway station, that is not far from centre, links the city with Firenze and Pisa with hourly connection. From Firenze then you can reach all other Italian Cities.

PETS are welcome at the weekly extra cost of 30 EURO PER PETS.

Clients must arrive between 4 p.m. and 7 p.m. and leave before 10 a.m. on the day of departure. If the client is late, advance notice must be given in writing. In case of flight delays or inconvenient while travelling, clients should contact our office or the local housekeeper. Late arrivals are very difficult to be arranged and the housekeepers may reserve the right of asking for an extra fee, between 50euro and 100euro, depending on the single case. In any case it is very hard and not always possible to arrange arrivals after 10 p.m. It is up to the keyholder’s discretion to decide whether or not to allow clients to enter the house at times other than those stated. EDS declines all responsibility in the matter.
SECURITY DEPOSITsecurity deposit as stated in the price list is payable upon arrival to the keyholder in cash or as agreed at the booking time confirmation. This is to cover the cost of any damage or breakages during your stay to the property or the contents. This amount, less any applicable claims, will be returned to you on the morning of departure. Failure to pay the deposit can result in the keyholder refusing entrance to the house.
Pets are generally not accepted by house-owners. If you want to bring one with you, please check in advance if this is possible. If accepted, you will be requested for an additional security deposit and/or adequate insurance.
The property will be clean throughout at the beginning of the rental period and must be left by the tenant in good hygienic conditions in all parts and accessories, throughout at the end of the rental period. Linen is normally changed once per week. It is the responsibility of the client to take care of the waste disposal unless otherwise indicated. If the guests do not dispose of waste from the property the owner or his representative may ask for an additional charge for this service. The kitchen must be left clean and tidy. If, for any reason, including time, guests cannot clean the kitchen and the furnishings/fittings before their departure, the owner will be entitled to request an extra charge for it to be cleaned.
The client signing the contract is responsible for the correct and decent behaviour of his party. Should the client and his party behave in a manner that is not acceptable by civilised standards, the keyholder may ask the client and his party to vacate the house.
Many of our properties have an internet connection. From our experience, when a connection is interrupted due to technical reasons beyond our control, it is unfortunately very difficult, despite our efforts, to receive immediate assistance from some of the internet providers operating in Italy. We therefore strongly suggest that those who need to access their emails should bring their own BlackBerry, or a similar portable device. Please note that in any case we cannot accept responsibility for lack of these services.

Ein wunderschöner und unvergesslicher Urlaub. Die Anlage ist insgesamt sehr schön und gepflegt, unsere Wohnung entsprach absolut den Erwartungen! Auch der Pool, der von allen Bewohnern/Urlaubern genutzt wird, war sehr sauber und wir haben ihn sehr gerne benutzt. Liegen sind ausreichend vorhanden und man hat einen tollen Blick über die Toskana! Ein kleines, typisch italienisches Lokal ist 100m entfernt, der nächste (riesige) Supermarkt 10 Minuten mit dem Auto. Zum Strand fährt man 30 Minuten, aber zwischen Viareggio und Forte dei Marmi ist der Strand sehr schön, perfekt auch für Kinder! Das Preis-Leistungsverhältnis war top, wir würden auf jeden Fall wieder kommen:-))

Beautiful villa greeted by Elisa who is lovely . Apartment was perfect . Kids loved the pool would have definitely stayed longer . Restaurant that Elisa recommended was fantastic loved the food . Xx

Elena kindly met us at 1.00am in the morning to hand over the keys, however instead of handing over the keys and disappearing quickly (which would be completely understandable at 1.00am!), she took the time to give us a guided tour of the grounds and facilities. The grounds and facilities (pool, gym, sunbeds, view etc) were all as good as the pictures and about 20 seconds walk from the apartment. The area was very pretty with fantastic views. The apartment was well kept and had everything we needed. I would recommend a hire car when staying at this location as it is out in the hills and taxis are pricey, but the benefit is the views and peaceful surroundings.
