THE SPACE: This one-of-a-kind, ~4000 S/ft, spacious yet cozy Seattle-style, 3-level house built in 2006 overlooks the Olympic Mountain range and Puget Sound. Enjoy a large, continuous open floor plan where the inviting living-dining areas flow to a beautiful gourmet kitchen and extend through French doors culminating at an outdoor living area & patio. Warm yourself in front of the living room fireplace or outside at wood-burning fire pits. But THE VIEW from the front of the house commands the most attention. You will find no prettier, more comfortable property in which to relax and enjoy the sun setting behind the majestic Puget Sound and surrounding Olympic mountain range.
MODERN AMENITIES: Warm hued, natural fiber furniture and hardwood floors throughout make your indoor experience beyond comfortable. Enjoy marble bathrooms, heated floors, central air conditioning or forced air heat, extra long dining tables (indoors and out), Viking, Bosch, Thermador appliances, and a beautifully designed backyard with fire pit, charcoal, and gas grills. Bedrooms feature quality mattresses, soft linens, and either a dresser, hanging racks, and/or walk-in closets with organizers. Four televisions, two of which have full cable with all Xfinity Premium channels, and two with Premier channels. High-speed WiFi with extenders, HE washer and dryer, iron and two boards, playing cards, board games for all ages, toddler toys, magazines, and dozens of books.
GO TO, PLAY & EAT: Enjoy local fare from Magnolia (seafood), Ballard (open air market on Sundays), and downtown Seattle (everything and more), chartered fishing/sailing/ferry rides/whale watching/island tours, the highly acclaimed Ballard Locks, college & professional ball games, theater & live music, THE VERY BEST culinary delights ... fresh fish right off the boats, the finest curated meats, farm to table produce, Chocolates, and Seattle’s world renowned wines and spirits. There are many James Beard Award winning Chefs who call Seattle “Home” so, yes, the food here is amazing!
CLOSE TO EVERYTHING: On street parking is free and readily available. City bus stops 15 feet from the front door. Timely access to UBER, Lyft, Car-To-Go, Zip Car, and Metro bus. 10-15 minutes to Downtown (Pike Place, Seattle Center, Nordstrom, Barney’s, Macy’s, Bill & Melinda Gates Foundation, Allen Institute for Brain Science, Space Needle/IMAX/3D Cinemas, Chihuly Glass Museum, Seattle Art museums, stadiums, theater, symphony, Woodland Park Zoo, Lake Union (home to the "Super Popular Web Search Engine Company" we all use, "The Social Media Company Most of Us Use", Amazon & Fred Hutchinson Cancer Research Center), University of Washington, and UW/Harborview Hospital and Medical Center. 20 minutes (depending on time of day) to Boeing and Microsoft Headquarters. Within a 1/4 to 1/2 mile radius from 4 grocery stores and 2 drugstores. Guests are less than a 1/2 mile from the best-kept -neighborhood-secret seafood store in Seattle! (ask the Owner)!!
BEDS: Six or seven queen beds (depending on your preferred configuration), three twins, three extra long sofas, and one high-end inflatable twin.
BATHROOMS: There are four (4) bathrooms. Two bathrooms have bathtub and/or showers. Two bathrooms are powder rooms.
REFUNDS - Please review the "NO REFUND POLICY" on this website. Guests are strongly encouraged to purchase travel insurance. Owner will review request to cancel and work with the Guest in an effort to refund monies and/or offer a different travel date to Guest. Refunds are given at the discretion of the Host and usually not a problem if dates can be re-booked. If a refund is offered it will be less at least any difference in the rental rate, all transaction fees incurred by Host (if any), and $150 processing fee.
ALL TRANSACTIONS MUST GO THROUGH THE WEBSITE - NO PRIVATE BOOKINGS WILL BE ACCEPTED.

RATE INFORMATION - Please feel free to inquire about weekly rates, shorter stays (less than the minimum number of days), and requests to change check-in/check-out times. Host attempts to accommodate all requests.
AIRBNB SPECIAL OFFERS - Guests may request or receive from Owner a custom quote based upon the time of year, size of group, length of stay, and gaps in the calendar. Owner will respond with an "Airbnb Special Offer" which includes everything (nightly rate, cleaning fee, tax etc.) except the Airbnb Booking Fees which is paid to Airbnb.
CHILD FRIENDLY - Guest is required to include the exact number of people (including young children) when contacting Host. Host may have available upon request: pack-and-play with mattress and sheets, highchair, art supplies, books, strollers, scooters, trikes, & toys. The lower floor apartment is a good sleeping choice for adults with younger children because it has French doors which can be shut for safety/privacy while still allowing the little ones room to play (or sleep undisturbed).
PETS ALLOWED WITH HOST APPROVAL - Dogs are permitted with written (email through Airbnb) approval from Host. Guest's inquiry to Host must include the age, breed, and size of Guest's dog. Host charges a modest, one-time, pet fee which must be paid through the Airbnb website. NO EXCEPTIONS.
EVENTS - Events are permitted with written (email through Airbnb) approval from Host. Host reserves the right to charge an Event Fee. Smaller events and/or longer rental periods may not incur any Event Fee. Event Fees must be paid through the Airbnb website. NO EXCEPTIONS.
PLEASE CAREFULLY READ THE CHECK-IN INSTRUCTIONS:
1. WHEN CAN I CHECK IN? When housekeeping has completed cleaning. Typically, check-in is at 4pm. During busy seasons and/or back-to-back bookings sometimes Housekeeping finishes LATER than 4pm. That is why the GENERAL RULE is check-in is BETWEEN 4pm & 6pm, depending on when Housekeeping is finished cleaning. Early check-ins are offered when time permits. 4PM - 6PM (confirm exact time with Owner ahead of your arrival).
NON SMOKING Home
PETS permitted ONLY if a pet deposit is paid and Guest obtains written permission from Owner. Extra fee for pet must be paid through Airbnb (fee ranges between $25-$250).
CITY QUIET HOURS: 10 PM to 8 AM
EVENTS permitted ONLY if you paid an Event Deposit and have written permission from Owner (deposit must be paid through Airbnb and start at $150).
NO large parties /excessively loud music. If you plan on having people over to visit please let Owner know at time of booking.
Please be respectful to nature, neighbors and Owner's home
Owner is ecologically and environmentally conscious so please switch off lights, use water wisely, and recycle
NOTICE: By confirming your reservation on the Airbnb website you are also confirming you have read the description of the property and accept the terms and conditions of the Airbnb cancellation policy and house guidelines and policies. A House Guide Book can be emailed to Reserving Guest within 1 week to 12 hours before check-in - depending on incoming guest specific request, if any, incoming guest's arrival time, and outgoing guest check-out date. Please let Host know if you desire to have the Manual sent to you on a specific date ahead of your arrival. Guests ARE RESPONSIBLE FOR REVIEWING the Manual upon receipt or check-in (whichever comes first). RESERVING GUEST is responsible for ensuring all other guests are familiar with the House Guide Book and its guidelines.
HOUSE KEY is in a lock box and the code sent to Reserving Guest within a few hours of arrival. Reserving Guest is required to check-in and REMAIN on premises unless other arrangements are made and approved by Host. All reservations must be booked by a person 18 years of age or older. Valid, government issued identification for EACH GUEST is required at or before check-in. Guests younger than 18 years of age must have an adult with them while on the property at all times. Keep the neighbors happy. No smoking anywhere except at the fire pit located in the backyard and clean area afterward. No open flames, candles, incense, heating devices, or non-prescribed drugs ANYWHERE on premises - inside or outside. Three (3) twin-size beds, pack-and-play, children's toys and books available upon request. Please alert Owner of any schedule and/or accommodation requests and/or changes as soon as possible.
