DURING BEER FESTIVAL, THE CHRISTMAS MARKETS AND SOME OFF-PEAK TIMES

It's a great location for families and for young people. Quiet enough to get some peace but only a walk over the bridge to the other side of the river to see where the action is.

Room to let in Munich during the beer festival, during advent for the traditional German Christmas markets and some off-peak times, when possible. I'm expecting two guests but if there's a third, you could have an airbed which is comfy enough should you like to have it. It's in a quiet part of town yet only five stops on the bus to the 'Fest' and, if you're planning on coming to the Christmas markets, there's a regular ten-minute direct bus to the main one at Marienplatz (city centre) and you're not far away from many other Christmas markets.

The flat is nice and airy.

You'll have access to Internet radio and Netflix.

You will have access to the living room, bathroom, kitchen, tv, internet and so on.

I'll be in the flat but sleeping in another bedroom (not the living room - there will be nobody sleeping in there in the evening). I'll see you when I'm not at my work (which isn't often!) but you just make yourself at home and don't bother about me. You'll be here in Munich to enjoy what's on offer and I totally get that sometimes I'll be of use with local info and other times you'll just want peace and quiet.

The flat's in a great location and you're only a five minute walk from the river, lots of nice wee shops and it's quite a peaceful and safe part of town.

Public transport is fantastic in Munich. There's a bus which goes direct to the town centre (Marienplatz) another bus which goes right to the Oktoberfest and it's right beside a tube station (Kolumbusplatz) which is on three tube lines (U1, U2 and when it's running U7).

I'll supply clean towels and bed sheets. I've put in this listing that breakfast isn't included. That's not entirely true. Help yourself to corn flakes, tea, coffee or whatever's there. I'm just not going to buy anything especially for the guests that would justify saying 'breakfast included'.

The price is for the room and not for the number of guests. I'll take a maximum of 3 people but the room is too small for a 4th unless you have a baby or young child.

Here are some answers to some questions I've been asked:

When do I need to check in and out?
Well, I'm flexible. I'll work around your train/plane times.

Will there be other guests there?
Nope, you will be my only guests.

What about this deposit, how does that work?

Airbnb hold on to it and return it after your stay. I've got 24 hours or something to report any damages. I've never had this problem - even during the Oktoberfest!

The bathroom, will I be sharing that? Yes, I'll be in the apartment and using the bathroom. I need to wake up rather early for work so by the time any Oktoberfest fans or Christmas market visitors wake up, I'll be long gone anyway! You'd pretty much have the place to yourself.

How far is the flat from the Oktoberfest?
5 bus stops, 2.5km, 25 minutes walk.

How far is the flat from the Christmas markets?
Well, there are loads of them but the main one is only a ten-minute bus journey away and the bus drops you off right in the middle of the Christmas market! There are, of course, ones which are nearer and further that you might like to try out.

My house rules are common sense. Keep the neighbours sweet, clean and tidy up after yourself and if you're coming to 'enjoy' the Oktoberfest as much as other visitors to the city tend to do, try and remember to keep the noise down when returning to the building please.
