El espacio
The Cottage is a fantastic self contained barn conversion, which has just been completed. (as such there are still some building materials, mainly timbers in the vicinity) Please also note that the driveway is somewhat cambered so may not be suitable for very unstable guests, though there is parking very close to the Cottage so the amount of walking required to access the building is limited. The cottage is all on one level with no steps internally

The space is large , light, open and airy but is cosy in colder weather with a huge wood burning stove and highly efficient underfloor heating through out.

The hosts live in the main house on site some 30 metres away from the Cottage and are available when required.

The Cottage benefits from a private decking area and courtyard and has
gorgeous views over 4 acres of private park like gardens, containing a small private lake and stream.

Please note the following
1. The cottage is directly above a riding menage and occasionally horses may be exercised there-in.

2.Please also note that there are steep terraced flower beds immediately below the decking so small children must be supervised at all times.

3. The bedrooms feature beautiful stained glass windows which provide complete privacy but in order to ensure these are not obscured, these windows are not curtained.

4 The Wifi is good but mobile phone reception in the building is limited. It is however available at the top of the driveway around 100 metres away .

Guests have use of indoor pool and private tennis court which is near the main house but please note the following .

1...The pool will be available for your stay However should you choose not to use it , we will make it unavailable and we offer a £10 per night discount for the duration of your booking. Please also note that the pool is currently undergoing redecoration after a small leak to the roof so some marks remain visible. There is a plentiful supply of children's floats and toys. All swimming is undertaken at your own risk!. There is a changing room available in the pool house but note that there may be family members elsewhere in that environment (although the pool will not be shared whilst you are in it). Please let me know if you will not require access to the pool and I will send you a discount by special offer.


2. Please also note that the tennis court is unavailable on Sunday mornings between 10.30 and noon but is otherwise fully accessible.

Dogs may be accepted subject to prior agreement with the hosts on a case by case basis and subject to an additional cleaning fee of £20 per dog. Note...we have our own small terrier. This fee is included in the overall cleaning fee and therefore if you are NOT bringing a dog please let me know and I will send you a special offer to deduct that additional charge.

Cycles may be available to hire at a rate of £10 per day each , subject to separate agreement.

There is a plentiful supply of DVD' s available to suit all ages, plus a children's keyboard and a supply of games. Please note that there is a TV screen with a Chrome cast facility and for playing DVDs only...there are currently no other TV screening services on site at present.

Please message me about flexibility regarding check in time...I am always happy to help subject to the limitations of cleaning on change over days.

We have a small flock of rescue hens which we have re-homed and fresh eggs are available for purchase from the hosts with all proceeds being donated to the British Hen Wefare Trust.

The property is located on the Surrey /Hampshire border , on the edge of the reasonably large village of Rowledge having a good local old fashioned pub , a co-op shop and post office. There are many more delightful village country and gastro -pubs within a two mile radius.

The market town of Farnham is some three miles away with Waitrose, Sainsburys and Lidl supermarkets together with a wide range of boutique shops and restaurants.

We are close to a wide range of outdoor spaces, including Frensham common and ponds, Alice Holt Forest and the Bourne Woods, plus many national trust properties including the Devils Punchbowl
