This custom two story oceanfront, east-side of Hawaii, home is so close to the gorgeous Pacific Ocean you’ll feel like you are on a cruise ship. This 2800+ SF house has 4 bedrooms and 2.5 baths and 180 degrees of unobstructed views where you can watch colorful sunrises and marine life like whales, dolphins, and turtles play in the ocean. Have an enjoyable Hawaiian vacation where you can listen to the waves and feel the ocean breezes. The home is located near the most eastern tip of the Big Island and due to tradewinds and seabreezes is almost always free of VOG (volcanic Haze) that affects the air quality in other parts of the island.
Our home has been lovingly prepared and will make even the most discriminating traveler happy. This home offers peace and relaxation in a dramatic setting with panoramic views of the ocean. Listen to the songs of myna birds at sunrise and sunset. Refresh yourself in the pool or go on a leisurely stroll in the nearby forest.
Located in a friendly neighborhood, and near a park, this location is great for taking walks, jogs, or bike rides. Or just kick back and relax on the lounge chairs and enjoy the sun and ocean breezes. Conveniently located just 5 minutes from the town of Pahoa which has many stores and restaurants to chose from. Don't forget the wonderful farmer's markets! Just down the road is Pohoiki Beach Park (swimming/surf spot), the Wai Opae fish sanctuary (snorkeling) and geothermal hot ponds. Also close by is the Hawaii Volcano National Park.
We are located 30 minutes from Hilo airport. Check-in is 3:00PM & Check-out is at 10:00AM (unless other arrangements have been made). Directions will be e-mailed to you upon confirmation.

Windward Hawaii LLC Rental Agreement
Maid Service/Cleaning Fee: There is no daily maid service. The property will be cleaned prior to your arrival and outfitted with bed linens and bath towels. All rentals are charged a $225 cleaning fee. Rentals longer than 10 days will receive a weekly interim cleaning and will be charged $50 each additional cleaning.
Maintenance and Repair: Windward Hawaii LLC works very hard to keep this property in top working order and conditions, but like any property things do break and wear out. If the renter encounters any problems or identifies needed maintenance and repair during their stay, please contact Windward Hawaii LLC and repair/maintenance work will be coordinated. Maintenance and repair access to the unit may be required during your stay to remedy emergency situations. Also, this property is in a tropical environment and located very close to the ocean. As a result it requires specialized maintenance to keep it in top condition. For stays longer than a week it may be necessary to coordinate a maintenance visit so the required weekly maintenance issued may be addressed (i.e. trash removal, lawn and pool care, and hosing down exterior of property).
Security/Damage Deposit: A security/damage deposit was collected and will be fully refundable if: there is no damage to the property and its contents, all Departure Instructions were followed (see 14 below), no linens are lost or damaged, and keys left in home. Any damages, or excess cleaning requirements, will result in a loss of all or portion of the security/damage deposit. Damages that exceed the security/damage deposit will be billed directly to the renter. The renter agrees to pay for the damages within 10 business days of receiving the bill.
Non-Sufficient Funds: If a personal check is returned for non-sufficient funds (NSF). you will be charged the amount levied by the bank for NSF. You will have 3 days from the time you are notified of the NSF problem to express mail a money order for the remaining balance and the NSF amount. If the remaining balance and the NSF amount is not mailed within 3 days your reservation will be cancelled.

Check In & Departure Times: Check in time is at 3 pm Hawaii Standard Time (HST). Departure is at 10 am HST. There is only a 5 hour window to completely clean the property and set up for the next set of guests. Please do not arrive early or depart late unless prior approval is given by Windward Hawaii LLC
Occupancy: The maximum number of guests allowed is seven (7). Only the number of people stated on page 5 of this agreement may stay in the home, use the pool or grounds.
Pets: No pets are allowed in/on the property.
Telephone: Please bring your cell phone as Windward Hawaii LLC does not provide a phone.
Internet Service. Wireless internet service is provided in the property. The service is generally reliable, but from time to time there are internet service outages. An internet service password, and contact information to the internet service provider, will be provided after full payment is received. The renter is responsible for knowing how to connect its computer to the internet service. Windward Hawaii LLC does not provide any computer support services: however, Windward Hawaii LLC should be notified if the internet connection has failed for more than 24 hours.
Departure Instructions: All dishes and equipment used should be washed and put away. You may leave extra food in the refrigerator but make sure the inside is clean. Sweep the floors. Trash should be tied up and placed in the outside bins for removal. Beds may be left unmade, and all used linens and towels should be piled on the bathroom floor. Please turn off all electricity (fans, lights, etc.) before you leave. Electricity is very expensive in Hawaii. Make sure all windows are closed and locked. Check all doors and place the wooden sticks in the groove of the sliding doors on the floor. Leave any keys you have on the small kitchen counter by the pantry. Lock the front door handle and leave from that door making sure that you pull the door firmly and the door is secure. If the house and property are left in the same condition as you arrived, and we do not have more than the normal between guests cleaning, all of your deposit will be returned. Inspection is done before the next guests check in. If there is damage, or more than the usual cleaning required, we may retain a portion or all of the deposit.
Windward Hawaii LLC Not Liable: By accepting the terms and conditions of this rental agreement, the renter agrees to use the property at its own risk. The renter agrees to assume all liability for any damage to the unit, itself or any other person it allows to enter the property during its stay. The renter agrees to assume all liability for any harm, illness, physical damage or injury it itself or any other person it allows into property during its stay. The renter agrees to indemnify and hold Windward Hawaii LLC and the property owners harmless from all liability, loss or damage arising from the use of the property or any equipment in the property by the renter, guests or any other person invited to the property by the renter. The renter agrees that Windward Hawaii LLC and the property owners are not liable for any loss of personal belongings or valuables.
Pool: Renter acknowledges that there are certain inherent risks associated with a private pool and assumes full responsibility for personal injury to self, family members, and others invited by renter onto property. Renter agrees to indemnify and defend Windward Hawaii LLC against all claims, causes of action, damages, judgements, costs or expenses, including attorney fees and other litigation costs, which may in any way arise from renter’s use of the pool. Renter also acknowledges that there is no fence (not required by the state of Hawaii) around the pool and that due diligence around any children, handicapped, inebriated adults etc. will be required around the pool and its surrounding area. Any legal or equitable claim that may arise from participation in the above shall be resolved under Hawaii law.
Rock Wall and Lava Cliff: Renter acknowledges that there is a lava rock cliff just past a short rock wall barrier and that there are certain inherent risks associated with it. Renter agrees to indemnify and defend Windward Hawaii LLC against all claims, causes of action, damages, judgements, costs or expenses, including attorney fees and other litigation costs, which may in any way arise from renter’s going past the rock wall barrier towards the ocean. Renter also acknowledges that due diligence around any children, handicapped, inebriated adults etc. will be required around the rock wall and lava cliff and its surrounding area. Renter agrees to pay for all damages to the property caused by any neglect, reckless, or willful actions. Any legal or equitable claim that may arise from participation in the above shall be resolved under Hawaii law.
Force Majeure: There may be circumstances beyond Windward Hawaii LLC’s control that may make the property unavailable. Force Majeure examples may include earthquake, fire, tsunami, or other destruction or severe damage to the property (but are not limited to these examples). In the event of Force Majeure, Windward Hawaii LLC will do its best to make alternative rental arrangements for you where possible. If arrangements cannot be made, or if the alternative arrangements are not acceptable to you, Windward Hawaii LLC will refund all the monies paid on this reservation including the original non-refundable deposit. This will be the full extent of Windward Hawaii LLC’s liability in such a circumstance, and Windward Hawaii LLC will not be responsible for another costs connected with any such cancellation, however arising.
Sublet: This agreement may not be assigned or the property sublet. This agreement is valid between Windward Hawaii LLC and the renter only.
Forgotten Items: Any personal items that are left behind by the Renter can be shipped via United States Postal Service for a flat fee of $25 for domestic travelers and $35 for international travelers (unless item is heavy and requires additional money to cover shipping costs). Renter will be notified prior to the release of the Damage Deposit. If shipping is requested by renter, Windward Hawaii LLC will deduct the cost from the Damage Deposit.
Arrival Time: Renter must inform owner of estimated time of arrival at the house. Owner has a caretaker that will meet meet Renter at the house. Please be considerate of her time. If delayed, please contact caretaker using contact information provided by Owner. If Renter does not arrive within said 30 minute window Renter will be assessed a $25 fee per hour of delay.
We live in Alaska and frequently fly to Hawaii for vacations. The tropical life greatly appealed to us so we decided to purchase a home in Hawaii. We have been married for 25 years and have 3 lovely girls.
We chose this home for several reasons. We fell in love with the view and believe the house is in a perfect location. We decided to do a vacation rental so we could share this wonderful environment with others. It will also help us maintain the property until the day that we can retire there.
We like the tropical breezes, the expansive ocean view and listening to the tropical wildlife. We enjoy the fresh island fruit and creative island drinks.
