BRAND NEW FURNISHINGS.

You will be able to work directly with owner. We want to make staying in our home the best possible experience from start to finish.

If you need more room we also have another unit next door that can also be rented and accommodates another 10 people.

This town home is one of the few Coral Ridge properties right across the street from the Clubhouse. We own this one and another if you have a larger group. You will enjoy being able to walk across the street for access to two large pools, 2 hot tubs, fitness center, showers, small putting green, kitchen and lounge.

We also have nice outdoor seating on the side courtyard as well as on the back patio. Enjoy grilling outside on the Weber Gas grill with access to a grassy yard.

Our home is completely professionally furnished and everything is brand new. Each bed has total comfort in mind from the mattress to down comforters. Each room has been tastefully decorated and staged for your maximum comfort.

Some of the amenities of the house include; three flat screen smart televisions with cable service, blue tooth capable sound system, DVD player, high speed wireless internet, fully stocked kitchen, dishwasher, microwave, refrigerator with ice maker and water dispenser, washer and dryer, master bedroom with a king bed walk in closet, master bath, bedroom 2 with queen bed, bedroom 3 with two bunk beds full on bottom twins on top (sleeps 6), 2nd bathroom, luxury bedding, two car garage, alarm clocks in each bedroom with radios, desk/office space and much more.

If you enjoy golfing we are right next door to Coral Canyon Golf Course. Access to golf paths are just up our street. Discounts are provided for staying at Coral Ridge Retreat.

There is also a stocked fishing pond just adjacent to the Coral Ridge Community where you can enjoy fishing right out your door.

The Coral Ridge Community is unique because you are close to St. George (just 10 miles to downtown) yet out of the congestion of the city. Our home is right next to Coral Canyon Golf Course (which we can get you a discounted rate at if golfing is something you enjoy). It is a safe peaceful community.

WAIVER OF LIABILITY
Under no circumstances shall Coral Ridge Retreat, LLC be responsible for any loss, expense, damages, claims, or injury, direct, indirect, consequential or otherwise whatsoever, howsoever caused or incurred whether arising in contract or otherwise in law or equity as a result of your use of the Property or of any delay(s) substitution(s), rescheduling(s) or change(s) in the provision of services or accommodations byCoral Ridge Retreat, LLC or its agents, employees, owners and/or subcontractors.
AGREEMENT TO INDEMNIFY
Guest agrees to hold Coral Ridge Retreat, LLC and Charie Francom (the “Indemnified Parties”) harmless from any liability or expense arising from the Guests use of the Property, including use by all of Guest’s other occupants, invitees, and Guest further agrees to indemnify the Indemnified and Idemnified Parties’ respective agents, employees, successors and assigns, directly or indirectly, as a result of Guests use of the Property including use by all occupants, and invitees, or Guests breach of this Agreement.

RENTAL RULES

1.Smoking is NOT allowed in the condo or outside on the patio. NO SMOKING INSIDE OR OUTSIDE OF THE COMMUNITY INCLUDING THE POOL AREA. Utah law requires smoking to be at least 30 ft. from any building. Smoking anywhere will result in a $150 fine.
2.People other than those in the Guest party set forth above may not stay overnight in the property. Any other person in the property is the sole responsibility of Guest.
3.All of the units are privately owned; the owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.
4.Keep the property and all furnishings in good order
5.Only use appliances for their intended uses
6.Pets are NOT allowed
7.Parking: Please park in the garage when you can. Maximum 4 Cars parked in designated parking areas only. Please do not park on the sidewalk or block other driveways. Please No trailers, boats, campers in driveway/road. The HOA will charge an automatic $100 fee.
8.Housekeeping: There is no daily housekeeping service. While linens and bath towels are included in the home, daily maid service is not included in the rental rate. We do not permit towels or linens to be taken from the home. You may use the designated spa towels only for the hot tub in the common area.
9.Hot Tub: No children under the age of 14 are permitted in hot tubs without adult supervision. When using the hot tub, remember there is a certain health risk associated with this facility. Use at your own risk.
10.Fireplace: The fireplace is a gas fireplace. Please turn off when not in use
11.Water and Sewer: The mineral content in the water is high so a water softener has been added to this townhome. The sewer system is very effective; however, it will clog up if improper material is flushed. DO NOT FLUSH anything other than toilet paper. No feminine products should be flushed at any time. If it is found that feminine products have been flushed and clog the system, you could be charged damages of up to 45$ an hour for the plumbers time to unplug

Charie's place was so very nice and welcoming. We stayed there for 6 nights with our four children, ages 6 months to 6. We visited Zion, Sand Hollow and Las Vegas and spent every afternoon swimming at the pools right across the street. This rental is i n a great centralized location, while being away from the hustle and bustle at the same time. The unit is beautifully decorated, the furniture is comfortable and everyday staples are provided. We had a wonderful time here and hope to return in the future!

Beautiful accommodations near to St.George, Sand Hollow, and Zions. We enjoyed the swimming pools and outside spaces.

Charie is a great host. When we first entered the house, it"s very clean and comfortable. The neighborhood is nice and quite. We could find everything we need in the house, from kitchen to bathroom stuffs. It really felt like home away from home, after exhausting outings in the national parks. Will certainly recommend it to friends, and looking forward for the next visit.

The house was great--it was big, well decorated, and close enough to Zion. Chari was kind and thoughtful with her correspondence, and made this a wonderful visit for this first time airbnb-er.
