- The airconditioning is to be used in an Eco-Friendly manner. Kindly remember to switch it off before you leave the apartment and during the night (if nobody is sleeping in the living room);
- it is strictly forbidden to invite persons (other than those announced as guests) without asking us, even if it's only for tea, dinner Etc. The apartment is in a residential area and therefore noise is strictly forbidden since we refuse to have problems with our neighbours. We may keep the damage deposit in case of too much noise;
- Water and electricity are to be turned off when not being used. Water and electricity consumption will be covered up to 40 units per week (or pro rata) which constitutes normal consumption and which, with careful use, should be sufficient. Consumption in excess of this amount will be subject to a charge;
- The ceilings of this historical building are embellished with exposed stone slabs. These charming stone slabs can break with jumping. Therefore jumping in the apartment is strictly prohibited. Should a guest cause damages through jumping, s/he shall be held responsible for damages. The host declines any responsibility in case of injury to yourselves or third parties.
- Price varies according to the number of guests. Prices indicated on Airbnb are calculated on the basis of 2 persons sharing a bedroom. Therefore if for example you are 2 guests but would like to use 2 separate bedrooms there is a small extra fee in order to cover the extra laundry fees, electricity Etc. Same applies if you are 3 guests and would like to use 3 beds and so on and so forth.

Lovely apartment on a quiet side street in Valletta. It's a nice space and has all the amenities you'd expect. Definitely recommended.

booked this house a long time in advance as a special treat away for my mother. Maria was great to communicate with, always replied promptly and she was very helpful. However, the house was not what I expected. The house is located in the centre of the city and has a very distant sea view. The nice patio chairs in the photo were located on a small terrace along with the water boilers at the top of a steep ladder that only I was able to climb - it was impossible for my mother and my friend. The house was clean, tidy and as described, however my expectations were higher, considering the extremely high price I paid. We arrived on a very hot day and there was not even a small bottle of water in the house, so we had to go out in the heat looking for one ( We didn't know that Maltese tap water was not drinkable). We were offered 2 towels for 5 days, so we had to go and buy our own extra towels. After contacting Maria, I found out that the she could bring us more towels on an extra charge. Wardrobe space was extremely limited and comprised temporary put-up closet. During our stay there were a lot of constructions taking place close to the house, so every day we had to wake up from 07:00 due to the noise. Overall, my stay was Ok but not as good as I would have expected.

I would like to thank Alexandros for his review. I'm glad that he liked the central location of the apartment and the fact that it was "clean, tidy and as described”. Alexandros had booked our apartment in 2016 for May 2017. However, just a month before that he contacted me and told me that he needs to postpone his visit for personal reasons. He moved his dates to August. I did accept his request despite the fact that I knew that I would have difficulty to fill in the booking for May at such short notice. The price for August was obviously a bit more expensive than May since August is peak season for Malta. So I think that Alexandros was in a negative mood from the beginning. I am very sorry that he had personal issues and can understand that he was frustrated. My husband and I appreciate feedback from guests as we always try to do our utmost to make sure that our guests have the best experience possible. However, we feel that this review was really unfair and a result of the frustration that is not connected to the apartment. Therefore, I would like to reply to Alexandros’ concerns… As to the staircase leading to the upper terrace (around 30m2 - so not small at all), there is a photo of it in the listing. As to the towels, we provide a set of 2 towels (one small, one large) per guest (+ if you need we also provide our guests with a beach towel per guest free of charge). If one needs more towels we can provide more for a small extra fee to cover the fee that the laundry company charges us. I would like to take this opportunity to inform our future guests that there is also a washing machine in the apartment (which one can use free of charge) so one can also wash the towels if need be. Finally, I would like to add that as a bonus gesture we usually leave our guests a nice bottle of wine… this is what we left for Alexandros too. I would like to take this opportunity to inform our future guests that our guests are always a priority to us and we will try our best to welcome, take care and help you in whatever you need :)

We had a wonderful stay in Maria's apartment in Valletta. Maria was incredibly helpful and responded immediately to messages. The apartment is clean, quiet, comfortable and with incredible views over Valletta. I am already looking forward to my next visit, thank you Maria!

Maria is lovely and easily reachable. The location is prime. Beware, though, that with kids you have to be carful. The spiral staircase between floors is not good for little kids. Our's were 6 and 8 and I still needed to have a safety lecture with them and set rules. I had a couple problems: there was tape over one of the air conditioners and it was making it so I couldn't properly operate it. I had to call Maria and finally got clarity on it. They should have checked that before we entered. Also a deck door wasn't locking and the water temp on the master bedroom shower was a little problem (tepid). She offered to have a repairman go there but i'm on vacation... I don't want to wait around for someone and have to deal with them while i'm there. Beware that when they say you have to be out by 11am on check out they mean it. I got buzzed at 10:58am by the cleaning lady. Our ride was gonna be there 11:20am but there was absolutely no leeway. They offered to put our stuff in a downstairs broom closet. Uh... not thanks. so we literally waited on the street for our ride with all our bags. Funny, i was very lenient with the little problems I had experienced but no reciprocation. All that said, we had an amazing time in Malta with our cousins there. We loved the apartment location. Maria is indeed kind but i think needs some clarity on a few issues for future guests: you guys. I think when we point this stuff out it makes if better for the next person.

I would like to thank Adam for his review. I'm glad that he liked the “prime” location of the apartment and the fact that I was "easily reachable”. The spiral staircase is a normal staircase (it’s actually a ‘historical part of the building’) and there is a photo of it in the listing. We've had many families with small children and they didn’t complain or make any remarks on this. I myself have small children and the stairs were never an issue. As to the air-conditioning, I would have appreciated if Adam mentioned the whole story. The air-conditioning worked perfectly but Adam was selecting the “fan” mode instead of the “cool” mode. We have instructions in the guest booklet that one finds in the apartment and therefore if one follows them it’s quite easy. In any case, when our guest has a question we are available to answer and explain. This is what happened with Adam… When he communicated with me about the AC I explained to him that he needs to select the correct mode and in fact once he selected the correct cool mode the AC started to cool. As to the hot water, as Adam mentions, as soon as he mentioned this to me I immediately offered to send a handyman to check it out. In order not to disturb their holidays, I asked Adam if he was fine to have the handyman go to the apartment when they are not there so that they wouldn’t need to wait for him. However, Adam categorically refused. At this point, I do not understand what more could I do. The funny thing is that I checked the hot water issue as soon as Adam checked out and it was working perfectly… so I do not understand the issue here. In hindsight I think that Adam didn’t want the handyman to come because there were no issues at all in the apartment. He was just trying to fish for a refund. He was indirectly threatening with a bad review in his private texts. Unfortunately for Adam, this is not what Airbnb is all about. We offered Adam to keep his luggage downstairs until it was time for his flight. Most Airbnb places don’t offer this service (because we are not hotels), so this is actually a bonus... we don't mention this possibility in our listing but when needed we do offer this for free in order to help our esteemed guests. Adam decided to complain even about this extra free service. I would like to take this opportunity to inform our future guests that our guests are always a priority to us and we will try our best to welcome, take care and help you in whatever you need :)
