Classical Edinburgh flat built around 1890. Located in the New Town Conservation Zone, about 10 mins stroll from Princes Street. It comprises two spacious bedrooms, a nursery with cot, a large lounge, bathroom and kitchen, with communal garden.
Two double bedrooms overlooking shared garden. Third room is a small narrow nursery with a cot bed (this can be replaced with a single futon mattress if needed). There's a double sofabed you can use in the lounge. Table for dining seats 6. Suite for relaxing. The internal kitchen has a large window to the lounge and is set up with induction hobs, electric oven, microwave, espresso machine, dishwasher, washing machine. Gas central heating so the flat's warm and there's always hot water for a bath or shower. The lounge is a good size with bay windows overlooking the wide, tree lined street. We're half height from street level, so about 6 steps up. High hair, travel cots etc required for children can be provided on request.

The whole flat is yours. There's one hall cupboard which we'll keep a few things in but apart from that use what ever you like.

I'll meet you on arrival and show you how things work. We'll stay about 15 minutes walk away during your stay, so if you need anything just give me a call but it's your space while you're here.
Friendly local community and convenient base for a stay in Edinburgh. 5 min walk to playhouse theatre and Calton hill. 10 mins walk to Princes Street, train and bus stations. Plenty of local bars and restaurants around (2 min walk). Lovely cafes all around, (the one on our street serves great coffee). Local park with playpark, basketball courts and green space 5 minutes walk away.
Just walk. Everything is so close. If you want to venture further, Leith Walk is about 2 minutes walk from our flat with regular buses serving the whole of Edinburgh, into the city centre, old town, or down to the beach. Taxis abundant. The nearest tram stops about a 10 minute walk away. Waverley station is 12 mins walk. Airport is 20 min drive. Car hire companies nearby, but a car isn't really needed. You will need a visitors permit to park in front of our house, (available on request) or you can pay and display.
Otros aspectos destacables
This flat is our home, we moved in about 3 years ago and are in the process of doing it up. As a result it's not a polished finish and some of the decor is a dated, but it's clean and comfortable. Perhaps don't request to stay if you like everything perfect. For example there's a few sqeaky floorboards. If there's anything you're particular about please get in touch and I'll answer.
We get on very well with our neighbours and we'd ask you to be considerate to them and keep the noise reasonably down after 10 at night. No pets I'm afraid and no smoking, although you can nip out the front door or into the garden if needed.
