Free, on-street parking and easy access to public transportation and bike paths.
Your private suite accommodates 1-2 people and consists of a 185-sqft bedroom with a large, south-facing window that overlooks the street and a cherry tree; queen-size bed; two nightstands with lamps; a private "en suite" bathroom with tub/shower, commode, sink, and hair dryer; dresser; writing table with lamp; two chairs; and partial use of a walk-in closet with closet rod, hangers, and shelves; a single-serving coffee maker stocked with coffee and hot cocoa, and can be used to heat water for tea; and assorted light snacks.

You are welcome to lounge in the shared spaces downstairs--living room (with gas fireplace), dining room, kitchen, front porch, and fenced backyard patio. Feel free to keep a few items in the refrigerator and to use the blender, toaster, or microwave. Please consider the remaining three rooms upstairs private, but definitely feel free to poke your head in my office, if I’m there, to say hello or ask questions.
A washer, dryer, iron, and ironing board are available for your laundry at no charge.
You are welcome to use the driveway (off the alley) while unloading or loading your car when you arrive and leave, but please park on the street (free) at all other times. Only the driveway and garage nearest the alley are mine. The other is owned by my duplex neighbor, so please restrict yourself to my half. (This will make more sense when you see it.)

I work at home, so I am here most of the time. One of the best parts of many of my own AirBNB experiences as a guest has been getting to know my hosts. Though I will certainly give you all the privacy you want during your stay, I am more than happy to chat and get to know you a little better than a hotel desk clerk might. When I’m in my office, feel free to poke your head in and say hello or ask questions. In either case, I'll be happy to recommend things to do and see, and to point you in the right direction.

This is the only room I rent out, so there will be no other guests during your stay.
The house does not have central air-conditioning, but during the peak hot season, I install a window air-conditioner in the room. It has an outside-air-only mode. A floor-standing electric fan is also available for those times when a little extra air movement is all you need.
My internet service is rated at 150 mbps.

In general, normal adult behavior--be polite, considerate, respectful, trustworthy, and clean.
The City of Portland requires all registered Airbnb hosts to collect specific information about their guests, so please be prepared and willing to provide your name, home address, and car license plate (if applicable).
No drugs or "heavy" alcohol use. Feel free to unwind or toast an occasion with a glass of wine, a beer, champagne, whiskey, cognac, etc. But no lost-weekend or Spring-break drinking, please.
In addition to No Smoking, no vaping.
Clean up after yourself if you use the kitchen. (Washing dishes and cutlery, then leaving them on the drying rack is fine.)
Be sure to lock the house door when you leave using the key. It does not lock automatically when you close it.
If you return to the house or stay up late, please be considerately quiet.
If rain is expected, please close the windows in the bedroom and bathroom (an inch or so open is okay) when you leave for the day.
Please let me know about spills or other mishaps as quickly as possible.
If something is not to your liking, please ask about it. I'll do my best to resolve the problem.
