This condo is managed by a team of professional property managers. ZEN PH7 is appointed with everything you need for a long term stay. The master bedroom has a king size bed, ample closet space with organizers, AC with temperature control and a 32" TV. There is a large private ensuite bathroom which two people can easily share. The master bedroom also has a locking safe to store away your valuables. The guest bedroom has a queen size bed, very large closet with organizer, separate AC with temperature control. Here again, you will find an ensuite bathroom.
The contemporary kitchen has brand new stainless steel appliances, granite counters and double sink. Stacking washer and dryer are situated directly off the kitchen in a very large utility closet with more than enough room to store four sets of golf clubs.
For your comfort and convenience, an elevator is available within the complex.
Enjoy morning coffee on the very private and sheltered lower terrace. Later in the day you will find yourself upstairs on the upper terrace enjoying the afternoon sun in the lounge chairs. There is plenty of room and seating to have a large dinner party or relax in the jetted tub and gaze at the stars. Your options are endless.

I will tell you a little about our unique community. We are within the Gates of the Bahia Principe Resort so you have free access to the resorts beaches, pools and entertainment (food and drinks not included). You can also purchase all-inclusive day passes for $70USD/adult/day where you can enjoy everything at the resort plus all you can eat and drink.
Directly onsite at TAO and two minute walk from the condos are daily classes such as yoga and pilates, lap pools, exercise room, infinity pool all included in your rent. For an extra fee are bike rentals, spa treatments, sweat lodge, drop in boot camp, drop in aquacise.
When you stay with us, you also get a great discount on golf at the Mayan Riviera Golf Course (5 minutes from condo). The round per person is $100 and includes half a cart.
We recommend you rent a car while staying with us so you can fully enjoy everything the area has to offer. There is so much to see and do.

-Are you beachfront?
We are located opposite side of the beach -across the highway- within the Gates of the Bahia Principe Resort so you have free access to two of the resorts’ beaches, pools and entertainment (food and drinks not included).
The Ocean Residences are located near seaside and about 3 min away drive from the TAO Inspired Community, the TAO Wellness Center and Community pool.
-How far are you from the beach?
The nearest beach located at the Bahia Principe complex across the highway about 2 min drive from the main entrance. Other beautiful beaches are: Akumal 5 min, Xcacel 3 min which is a turtle’s sanctuary and cenote, 15 min to Tulum and the amazing ruins. You will have the perfect location surrounded by beautiful beaches and cenotes.
-Which are the resorts where we have the free Access?
You will have complimentary access to the amenities of Bahia Principe Sian Ka’an (adults only) and Bahia Principe Tulum (Family style) including beaches, pools and entertainment such as beach clubs, sports' courts, casino, and night shows at the mentioned resorts. Also you will have special rates on all-inclusive passes with all you can eat plus all you can drink!
-Do I have to pay for using the Wellness Center Services?
The TAO Wellness Center is the most innovative and complete space for programs and events relating to health, personal growth and total well-being.
Daily classes such as yoga, lap pools, exercise room & infinity pool all included in your rent.
For an extra fee are bike rentals, spa treatments, sweat lodge plus other activities.
-Where are the nearest markets and the easiest way to get groceries?
Short drive: Akumal for veggies and fruits at Super Chomak and El Pueblito. There are also bigger markets at Tulum (Chedraui & San Francisco) and Chedraui at Puerto Aventuras with a good variety of groceries. Another great spot, and highly recommended is to stop at Soriana in Playa del Carmen on your way to TAO.
-Which is the nearest airport?
Cancún International Airport (CUN) is the most important in Mexico and Latin-America for international Arrivals, therefore it can be reached by direct flights from the main cities of USA, Canada & Europe and is located an hour and a half drive from TAO.
-What is the easiest way to get to the property?
You can rent a car at the airport and drive to the property via the Chetumal- Benito Juarez Highway (307) or you can take a transfer to TAO and have a rental car dropped off directly. Once you book with us, we will provide detailed directions.
-Do I really need a car?
We strongly recommend you to rent a car while staying with us so you can fully enjoy everything the area has to offer between beaches, ancient Mayan ruins, cenotes, natural parks, protected areas and lagoons. There is so much to see and do! A car is also helpful to visit the Bahia Principe Resort at your own schedule.
-Is there a shuttle to take me to the Resorts?
Yes, there is a shuttle that runs from Monday to Saturday from 7:300pm to 4pm every 20-30 minutes. After this time, you would need to ask for a taxi at the Bahia Principe Front Desk to bring you back to TAO or return walking which is about 30 minutes.
- Can I drink tap water or there is drinking water available?
We recommend to drink only bottled water. We will provide two big bottles per week cost-free. Additional bottles can be available at an extra charge.
Welcome! We are very happy you have chosen this home for your vacation home. Here are a few house and community rules we have to ensure you have a great time while visiting.
CHECK IN: 3 PM CHECK OUT: 11 AM
Guests are responsible for the property they are renting and its contents. The guests named on the reservation will be responsible for themselves and all other guests that enter the rented property. Property owners, their agents and agents’ employees are not responsible for any accident, loss, damage or injury suffered by the renter or guests’ of the renter.
Please - NO SMOKING INSIDE THE CONDO
APPLIANCES: This home is equipped with a gas range stove top and manual gas oven. If your stove is equipped with a glass cover, be sure to lift the glass cover before lighting the stove or the oven. Ensure you know how to fully operate prior to using to avoid injury or damage. If you are unsure how to operate please contact the Property Manager so that they can show you the proper usage. Only use appliances for their intended use
DRINKING WATER: The tap water is treated and softened for all usage, however, we recommend drinking bottled water only. Two large bottles of water will be provided. Additional water is available ($$), check with your concierge.
SEPTIC SYSTEM: In order to protect our delicate environment, do not flush anything but small amounts of toilet paper down the toilet. Do not flush feminine products or it will clog up the septic system.
HOUSEKEEPING: Weekly housekeeping is provided. Additional housekeeping may be prearranged ($$). For your convenience, a washer/dryer are provided in each condo so you may wash linens and towels if need be.
LOCKED CLOSET OR STORAGE DOORS: The home may have a locked closet or cupboard. This is private homeowner storage and is not to be opened or tampered with any way. Please feel free to use all other storage space available throughout the condo.
CONSUMABLES: The home may have a selection of spices in sealed containers along with coffee, sugar, coffee mate, coffee filters, tin foil, paper towels, dishwasher soap/rinse, garbage bags, laundry soap, liquid hand soap and cleaning supplies. Feel free to use but replace any used items so they are available for the next guest.
LOST KEYS OR REMOTES: There is a $25.00 charge for lost/stolen/broken keys or remotes. Remotes include AC and TV remote controls.
FUMIGATION: Daily fumigation is done throughout the community. This is done every afternoon about 5pm and takes about one hour. This is an integral part of the preventative pest maintenance program existing through most Mexican communities and resorts.
TRANSPORTATION: There is a complimentary shuttle that travels between TAO and the Gran Bahia Principe Resort (Sian Kaan). This shuttle runs every 20 – 30 minutes 7:30 am – 4:00 pm Monday – Saturday (does not go to the highway). If you want to fully explore the area and see all the area attractions and different world famous beaches, we highly recommend you rent a car. Parking is complimentary at your condo.
You will find an information binder when you arrive at your vacation home. Please read this binder thoroughly. It contains important information about the condo, trash/recycling stations, grocery markets and daily activities at the Wellness Center. It also explains the procedure to claim your access bracelets to two of the Bahia Principe Resorts!!
• Quiet time is 10 PM. Please respect your neighbors. If there are concerns, please contact your Property Manager or security. Repetitive offenders will be asked to leave. No compensation will be made for unused vacation days. • This is a gated community with 24 hour security. All visitors must check in with security. • All children must be under adult supervision in the common areas of the community. When using the pool, remember there is a certain risk associated. Use the pool at your own risk.
The property owners and the property managers work hard to ensure that the condo and amenities are in place and in good working order. The property managers/concierge will be available to handle questions, and supervise maintenance. In the case of a maintenance problem, the property managers will strive to have the problem repaired as soon as possible after being notified. However, no refund or rate adjustment shall be made for unforeseen failures such as occasional interruption of electricity, air conditioning, internet, telephone, television, cable/satellite service, shortage of cold or hot water, appliances including washer/dryer. It is the guests’ obligation to report any problems or damage immediately to the Property Managers/Concierge.
