We designed and built this light-filled carriage house from scratch in 2015 in the back of our rowhouse property to blend the historical charm of Capitol Hill with modern amenities and industrial design twists.
The 550 sq ft open floor plan space includes the top two floors of the carriage house, with private access from the open alley behind and our garden. The lower floor includes the living space, half bath, washer/dryer and fully stocked kitchen, minus the food and beverages of course. The top floor is an open suite with queen-sized bed, desk, plenty of closet space, full bath with shower, and south-facing 60 sq ft balcony in the trees overlooking our garden and the rooftops of the neighborhood. Both floors have 9 ft + ceilings with big windows and a skylight on the top floor. For work or distraction, you'll have wifi and a TV with cable channels. Linens and towels provided of course.
The space is completely contemporary, minus select reclaimed materials used in construction, ranging from the 100 yr old exterior brick taken from renovated homes in Capitol Hill to the flooring made of pine from an old Kentucky distillery.
While we prefer to host no more than two guests, we're fine if you have a little one joining who doesn't mind sleeping on the couch for a couple nights. We also have a Pack-n-Play available if needed.
You can't beat the surrounding conveniences, a large Safeway grocery store, pharmacy, and dry cleaners are literally within 100 feet; Bikeshare location within 100 feet; metro three blocks; restaurants abound within 2 -6 blocks; and of course the Library of Congress, Supreme Court and Capitol Building leading to the National Mall is a 20-25 minute walk along tree-lined streets of historical homes or up Pennsylvania Avenue (if you feel like skipping the metro). We'll provide a visitor parking pass at no charge if you're coming with a car so you can park on the street and just use the metro, Uber or taxis during your stay. If you do come by car, one of the best parts of our location is that we're within 5 minutes of the two highways that crisscross DC, and that's with traffic.

We like to welcome our guests to help you get settled but then you'll likely only see or hear us if we're on our back patio or in the garden. Other than that we'll be accessible by phone if you need anything during your stay.

Just a couple cautionary notes for folks who might be particular:
Even though we welcome guests to bring along a younger member of the family, just want to caution that there are a number of stairs and the space may not be considered the most child friendly, although we've had our young nieces and nephews stay in the space.
With the conveniences of our location comes a little bit of noise that may or may not annoy you. Safeway has delivery trucks that sometimes arrive late at night so you might hear them beeping as they back up. The home is very well insulated so the noise really isn't bad, just want to mention it in case you're sensitive to such things.
As much as we love pets, unfortunately you'll have to leave your four-legged family member at home to minimize any allergy issues for future guests.
All we ask of our guests is to help us keep the carriage house clean and avoid doing anything that might cause damage. There's no smoking allowed inside please.
Prior to departing, we ask our guests to please tidy up a bit by putting any trash in waste bins, hanging up towels, and washing any dishes or cooking items. There is a dishwasher (not human) to help.
We've lived in DC on and off since 2004, living and traveling overseas frequently working in international development. Having traveled frequently, including using Airbnb on holidays, we know what makes for a comfortable and laid back stay in a home away from home.
