I will take out the trash weekly as long as I'm in town and still in tip top health :)
No indoor smoking. ONLY outdoor smoking permitted. I do not smoke but I respect your decision to do so while stepping outside.

Kitchen, Living room, Hallway bathroom, front door entrance, backyard patio, front patio. For your security and protection a camera looks over the common areas of the home in case their happens to be an unexpected break in or mishap. Overall, the neighborhood is extremely safe and we have had zero break ins that I am aware of. I prefer to always play it safe for everyones highest interest. With safety being of importance, if the security cameras are tampered with in any way in which the visibility function is altered, there will be a $200 fine imposed.

If you happen to have questions about the area I am more than happy to offer suggestions. If you have any concerns during your stay please document them in writing to me in an email and allow me adequate time to respond with my proposed intended solution to remedy the concern. I currently occupy the upstairs bedroom while I rent the downstairs two bedrooms. I do my best to ensure that everyone keep an open communication policy to ensure a happy living space for all. This is a friendly space where all of us should maintain a heart centered intention to be respectful of each other in order to ensure comfort.

Please provide a copy of your drivers license or passport. I use a standard california residential lease agreement that I have renters sign in order to provide both of us with added protection during your stay.Please keep the towels and bedding white. Please wash them only with other whites and not any other colors. If bedding or towels are torn or stained, the guest will be responsible for the cost to replace items with the same or an equivalent replacement. Currently the white bedsheets and white encasement are from Bed Bath & Beyond. Bedsheets are Hotel Collection, 630 thread count.

Madison is an amazing host!!! She is such an incredibly kind and warm person, and she goes out of her way to make sure her guests feel very cing to California, I didn't know a single person here, but Madison made me feel welcome and offered her help whenever she could. After a long and exhausting flight she even picked me up from the airport. If had any questions or ran into a few problems I could count on madison to find a solution. When the internet connection in my room was to weak for me to call home, she had somebody come over and fix it immediately. The room I stayed in was absolutely beautiful and very spacious. The bed is so comfortable and Madison puts a lot of effort into making her house feel like home away from home. It is a great place to relax at after a long day at work, or the close-by beach. Madison rents out two rooms in her house, and I was able to make new friends here during my stay. Madison has such a fun and open personality and is very easy to talk to. I am so glad I got to know her. I can only recommend staying with Madison!!!! I loved staying with her and my stay at her place was a perfect example of how I would like every Airbnb stay to be.

I really enjoyed my stay with Madison. She was always there for me and genuinely care for the people living in her house. She is always ready for a great conversation and help out in times of need. I definitely felt that she was a very responsible, warm-hearted host. It was 10/10 experience.

Unfortunately my stay with Madison was not a pleasant experience. The flat screen TV that was advertised in my room was present however, the home was not equipped with cable so I was unable to watch TV. The home did not have AC which made it uncomfortable at times. Madison was inaccessible for half of my stay which made it difficult for her to address certain issues that came about in the home such as the wifi being down, and the disgusting cockroach and silver fish issues. I found it disheartening that Madison was dishonest to a tenant who was in a wheelchair telling her the home was accessible when in fact it was not. I willingly helped her in and out of the tub, and with various tasks because I felt terrible for this women who could barely fit through the the doorways. Madison attempted to charge me a $718 dollar security deposit after my stay for a missing air conditioner, holes in the sheets, missing pillow case protector, and missing towel; however I won the case with the Airbnb case manager. In my opinion, Madison and her property are unfit to host.

I have had consistent 5 star reviews on the rooms I have listed for rent through airbnb since I became a host a couple years ago. Rachel has had zero reviews prior to me. In this home I have 2 bedrooms downstairs which I rent out. I would like to clarify that my listing clearly states that their is No cable and No AC. I did provide fans and Rachel had stacks of DVDs she was successfully watching on the flat screen tv in the bedroom. I made myself very available via text and email while I was out of the country on charity work and a family wedding. I frequently checked in and called here and there. Rachel either ignored me or responded with something like ..."If you want to know what's going on here, then you should be here". The other renter in the wheelchair was told that I have normal size doors and if a wheelchair can fit through normal size doors and hallways then she wouldn't have a problem. My home is not listed as and never has been listed as a special needs/wheelchair accessible home. I strongly encourage guests to read the listing before booking. During Rachel's stay I introduced her to many medical doctors and coached her on networking in order to help her get established in California. She was here on an unpaid occupational therapy internship and expressed that her work place does not hire their interns and she was eager to stay here. So I felt compassionate to take her under my wing. I even allowed her to drive both the cars at the house free of charge and welcomed her brother into the home for several nights, free of charge. The weekend before she departed, the internet went out. I called Time Warner immediately and they helped me restart the router and modem and we got the internet working again within an hour. Upon my return home from overseas, I saw that my heavy portable AC unit in my bedroom was gone (hence I filed a police report), the bedsheets in Rachel's room were torn and stained. The stains went through the 700 thread count sheets, iso-cool topper and even the nice mattress encasement. I found a marijuana smoking pen in her room along with an empty box of cannabis oil (daytime sativa), an e-cigarette (this is a non smoking house), receipts for cranberries and pro biotics and UTI pain relief pills and the train. Rachel showed me where she poured bleach on the wall discoloring it, in an attempt to kill a bug. I have never seen cockroaches in my house nor has any previous renters. The only bug I have seen is 1 silverfish. Before I left on my trip I called Terminix and had them spray the inside and outside of the house. One week later, I had Terminix return for another treatment to make sure the house was bug proof. I informed Rachel that if she happens to see any bugs/silverfish while I'm away, she is welcome to call Terminix to come back out because I bought the package with unlimited indoor/outdoor service just in case it's needed. I also learned that Rachel asked the cleaner to change her bedroom door knob lock while I was away (without asking me first) and did not compensate the cleaner for doing so. Yet she left her bedroom sliding door wide open with only the screen closed. I informed Rachel before I left on the trip that I had installed indoor cameras for everyone's safety in the common areas. The plug to the camera was located in an area behind the kitchen table and tall plant that can not be reached and pulled out if on a wheel chair. Also, the AC unit being upstairs could not be accessed by someone in a wheelchair. Yet somehow the plug to the cameras were repeatedly being unplugged. So I had to send my camera man/ friend and the cleaner on a few occasions to plug the cameras back in. Coordinating all this from overseas was not fun and was not free. When I returned, I also noticed things like the towels that were in her master bathroom were missing, items from my garage which some I found in her bathroom and items from my bedroom were missing, taken or moved. According to Rachel she has no idea how anything went missing, got moved, relocated when she was the only one with 2 good legs and an SUV staying in the home and the only one with a bedroom door knob that had a locking mechanism. Yet she claims that she is innocent and that other third parties had access to her room. If that's the case, who did she give the key too and who should be responsible for that? This argument in my book is very weak especially when she admitted to pouring the bleach on my walls via text and did not deny the bed stains and torn sheets via text. She even signed a rental agreement with me, which stated that she is to keep all the bedsheets, blankets and linens spotless and white. This means she initially obtained them in that condition and should leave them the way she found them. Her comments to me were... "I'm paying good money to stay here, I don't have to deal with telling you anything". Did I have to deal with helping her in her career and loaning her free driving privileges to the other two cars here when she didn't have access to her car b/c she left it at a friends house overnight? The same day she checked out, I found the car in my garage with a big flat tire. Coincidence? dry rott? or intentional? Where is the etiquette, common courtesy and noble behavior? I'm very sorry Rachel felt bitter about having an unpaid internship as a childrens therapist and was living on her credit cards and savings account. Nonetheless, it is no excuse for such behavior. I am also very disappointed that airbnb has lacked in communication with me regarding their discovery and explanation/clarification on the decision to collect on the security deposit. The amount of time and money I exhausted by hosting Rachel was not worth it. The experience I had with Rachel and the wheel chair renter are something I have never experienced before. Perhaps it's because they knew I was out of the country and so it was a sudden "free for all". It brought on many sleepless nights, frustration and a big question mark for my faith in David W. at Airbnb's resolution center. I'm in hopes he will return my phone calls to further discuss. I would love to understand how a host can protect their property from such situations arising. I provided proof of photos, rental agreements, text messages .. what more could I have done? What can I do to ensure 100% protection in the future from poor renters? What can all the hosts that use Airbnb do to ensure their protection from future "Rachel's"?
