To all: It's always frustrating to be as clear as possible and have people not really read your listing. Please, everyone, read this full listing. I put a floor plan in so everyone can see exactly what is included down to the specific beds and couches. I am not sure how much more clear I can be on layout and sleeping arrangements. The site asks you to put the maximum. If you put everyone on everything including 2 couches, it's 10 people. We prefer to NOT have 10 people, even though we have dining chairs for 10. It's meant for more like 6 or 7, so pushing it to 10 is a lot, but doable. This is not some basement apartment. It's beautifully appointed with beautiful views, gorgeous finishes, a hot tub on your deck, and yes, an amazing location close to all. The reason we mention the top floor is that IF you have a lot of people you can ADD the top floor and adjoin the two floors. What we find is that people say 8, then bring 12! That is also why we have a separate rental agreement that is clearly stated in the house rules section. Please, if you have a lot of people, consider getting both floors, which is a different Airbnb listing altogether. The place is not small, with about 1200 sf and a huge master bedroom that is about 15x20. It just seems small when you cram in more people than should be there. I will do my best to clarify even more that this particular listing is for this middle floor. As for fees, Summit County taxes and Airbnb charges are not under our control. As for cleaning, it is a pass-through and that is what is charged by cleaners for having the place professionally cleaned, the hot tub glistening and all spic and span. We have been full all summer, with many return customers, so evidently we are properly priced for how lovely and close this is.
