This new reverse level cottage has been designed to maximise space, peace and light. Enjoy the 12 mile views across fields, river and valleys to Dartmoor. Yet you are only a 15-20 minute walk from the castle, river, cafes and pubs of vibrant Totnes.

This new reverse level cottage has been designed to maximise space, peace and light. Enjoy the 12 mile views across fields, river and valleys to Dartmoor. Yet you are only a 15-20 minute walk from the castle, river, cafes and pubs of vibrant Totnes.

There is a fabulous living area on the first floor which at one end has a comfortable sitting and relaxing area with panoramic views through the end glass windows which also have a Juliet balcony. The fully equipped kitchen area is at the other end - with dishwasher, microwave, washing machine, tumble dryer, fridge, freezer and cooker - all for your sole use. There is a new Smart TV, wi-fi, DVD player and a modern lighting system with chandeliers and wall lighting. The sofa converts to a sofa bed should there be a need to accommodate more than 3 in a party. the house is well insulated and both floors have underfloor heating which maintains an ambient temperature - warmer during the day and cooler at night. In cold months or if you just fancy something different, there is a wood burning stove. There is a modern shower/bathroom on the ground floor.
While we welcome children there are some things you should consider. At present we don't have available any games or toys. There is no stair gate at the top of the flight of stairs. In the garden there are lots of mature plants so its not suitable for ball games. Having said that there are a host of things for children in the local area depending on age/interest, including the Totnes Rare Breeds Farm, Steam Railway, Canoe Centre on Dartmoor as well as some great beaches.

The Garden House is completely your own. There is a garden and a courtyard, table and chairs for al fresco eating.
There is a gas BBQ available if you want to use it but its worth saying Totnes is a foodie heaven eg the Curator, Riverford Farm Kitchen (booking ahead advised)
If you want to have an outside fire in the evening using the log burner on the lower lawn you are welcome to do so. There are free logs available for reasonable use and also more for sale if needed.

The owners, John and Suzanne, and sometimes their daughters Danielle and Naomi, live in the main house in the grounds and are available to give advice. We hope our guests have an interesting and pleasurable stay and we can give ideas about good places to visit, local beaches, wild swimming, fantastic walks to suit all abilities. We give our guests maps of Totnes so you can explore this historic 15th Century Elizabethan town. On the other hand if you are coming for peace and quiet we will respect your privacy. We like to be here when you arrive to show you the Garden House and give you keys. If you are coming by train let us know arrival time and we may well be able to meet you.
We always provide the ingredients for a continental breakfast for the first morning, milk, tea, coffee and fruit.

This is a quiet neighbourhood in a road with large turn of the century houses and gardens. There is easy parking for vehicles in Jubilee Road below the house and room for one medium sized car to park up in front of the Garden Cottage. We are situated on the edge of town up a hill next to unspoilt countryside, but within a 10/15 minute walking distance of Totnes. Its a 5 minute drive to town car parks, if you either can't manage or don't fancy the hill on the way back.

Totnes is on the main rail line from London Paddington to Penzance in Cornwall. The nearest cities are Exeter and Plymouth which are both 25 miles away and on this rail route. Exeter has an airport and we are approx 80 miles from Bristol airport. There are several direct coach services a day from London Victoria and Heathrow Airport. There are taxis available at Totnes railway station and also on the Plains at the bottom of town. Taxis can also be booked by phone.( we provide taxi phone numbers). Although it can be useful, you don't need a car to enjoy Totnes and the surrounding area. There are bus links during the day to many other destinations in South Devon. Totnes is also on the River Dart and there are several trips a day down to Dartmouth, by the sea. (This is a great thing to do). Cars can be rented from Alchemy Cars by the railway station. There is a wealth of information about Totnes at the Tourist Information Centre at The nearest beach is Broadsands which is 4 miles away but our favourite beaches and coves are about 10 miles away and we're only too happy to tell you where they are, or where you can wild swim in the River Dart.

Totnes is both a traditional and historic town with many intact Elizabethan buildings. It is also the birthplace of the Transition Town movement. in addition there are numerous alternative activities available and we can give information on yoga classes, meditation, and massage.

Sorry we are unable to accommodate pets. There are wonderful plants in the garden so it is not suitable for ball games. The Garden House is no smoking but if you want to smoke you are welcome to use the lower lawn. To protect the oak flooring please leave outdoor shoes inside the front door You might want to bring some house shoes/slippers.

John is a great host. The cottage has spectacular views out the many windows. Devon countryside, sheep, Dart River. A real jewel run by a very classic couple. We would love to stay here again!

Incredible views from glass walls at front and back of house. Beautifully designed house, clean and comfortable. A good base from which to enjoy Totnes and the surrounding area. Great pubs and restaurants and superb walking in the surrounding areas. No need for a car.

Fantastic place to stay. We stayed here with our two children (4 year old and 2 year old) and it was perfect. Amazing high up views over a section of Totnes and also towards Dartmoor.

Ssh... This is a hidden gem with stunning view from both sides. The accommodation is very comfortable and well equipped. We only stayed a few nights over Christmas and had a truly relaxing stay ... and did not want to leave! Hope to stay there again soon.

John's place has really beautiful views from both aspects and it was lovely drinking morning coffee and slowly watching the countryside come to life. The location is peaceful and a great place to get away from it all while still being only 10-15 minutes walk from the centre of town. It is immaculately clean and very well presented.

Great welcome from John to a brilliant new house that really has the 'wow factor'. We only stayed a short time because of other commitments, but the house and the area is so good, it merits return visits.

I'm a 'young' 65 years old, just retired last year from a career in social work, child protecton, and training. I was born in Cheshire and lived and worked in diverse commumities in London for 40 years after studying at the London School of Economics. I married Suzanne in 1992 and we have 2 daughters Naomi and Danielle who are now in their 20's. Suzanne and I have travelled extensively most recently in Thailand, Sri Lanka, and Italy. Totnes has been great for me and I love many of the activities and resources the town has to offer - walking on Dartmoor and the coast paths, finding remote beaches, playing tennis, growing squash on my allotment (and eating them!), dancing and more inner activities such as yoga, Qi Gong and meditation. I have enjoyed my first year of hosting and am looking forward to hosting guests again during 2016.
Suzanne still works professionally and enjoys the Devon countryside whenever she gets an opportunity. She loves animals, especially horses and creative arts. She is always willing to tell you about the most beatiful spots locally. If you are interested in the Transition Town movement she can direct you to the right places.
