This home is the perfect balance of urban and suburban, minutes to downtown in Central Phoenix. A short walk or bicycle ride offers access to all of downtown. However, the house is uniquely situated in an "oasis" from any hustle-bustle. With views across the Encanto Golf Course, you will relax amidst the quiet & serenity of this lovely sanctuary.

The house has a private side patio facing west & a large backyard. The west patio has modern patio furniture and provides a lovely view of the Arizona sunset over Encanto Golf Course.

Minimal owner/guest interaction is anticipated during your stay. We do employ landscaping staff whom you may see working around the property to keep it beautiful. Any interruption caused by them is incidental and shouldn't last more than an hour to 90 minutes. Otherwise, the home is yours to enjoy!

The neighborhood is calm and serene, with the sights and sounds of the golf course as a backdrop.

Uber/Lyft is by far the easiest way to get around without a car. Average fares are about $12-15 to the airport (Surge pricing runs about $25). If you choose to rent a car the cheapest way to do it is rent off airport. Enterprise will usually pick you up and bring you to their off airport locations. Recommend Enterprise off airport.

The light rail to and from the airport is eight blocks east. The safest way to reach it is to walk south three blocks on 7th Ave to Encanto & use the crosswalk to transit 7th Ave. Buses run regularly a block from the house on 7th Avenue (Stay on the house side of the street to 7th Ave and turn left. The sign is visible about 30 feet from Wilshire Drive on 7th.)

The golf course is active during the day. For your safety do not go on the golf course until after 6:00 pm or at/around dusk, whichever comes first. You are free to walk on the golf course, however it's best to do it after the golfers depart for the day. Please remember you are on a public space when you step on the course. Our neighbors also use the course so please be respectful and "mingle" nicely.

- Please enjoy the house and outdoor spaces. We ask you to be mindful of any exceptionally loud outdoor noise. Loud parties or group activities without prior permission are grounds for cancellation. This is a family-oriented area. Our neighbors are sensitive to unusual noise disturbances, particularly our adjoining neighbors to the north, who have a young family. We have had several "unscheduled", loud parties that upset the neighbors. That will undermine our good Airbnb reputation. Please be considerate. Discretion is the better part of valor!

- Please NO SMOKING at any time in the house. Don't place or wear smoking infused clothing on the furniture. Some guests are more sensitive than others to smoke. Smoking on the patio is permitted but please extinguish all smoking waste (wet) and put in a proper receptacle. Arizona is an extremely dry climate and any form of hot ash could be a fire catalyst. Please do not throw cigar or cigarette butts on the ground anywhere. Joie de vivre!

- Please, NO PETS, except by prior permission. Service animals are welcome but please provide notice if you intend to bring one. A service animal is a trained and qualified animal in the service of the blind, elderly or someone with a disability. Fido bringing the newspaper or fetching a frisbee doesn't meet that definition! Thank you!

- Arizona is home to wildlife that feed on leftover food and detritus. Coyotes, Bobcats and other small predators have been seen & live in Central Phoenix. Please dispose of waste in a plastic garbage bag located under the sink and then place in the receptacle just outside the laundry room.
One is for rubbish and one is dedicated to recycling. Thanks for your help!

- Please do not wash the linens or towels. The house cleaner will clean all linens. Kindly put them in the laundry room in the provided hamper or leave them in the bedrooms and/or master bathroom tub.

- Please do not use hand towels to remove your make up. This permanently stains towels and makes them unusable for future guests. Besides being wasteful and unbecoming of Airbnb guests, you will be charged for this.

- Please do not remove any books, toys, art, magazines or any item you didn't otherwise bring with you.
- Please do not move furniture, art or items hung on the walls without prior permission.
- If you or your dependents soil/stain/break/destroy or otherwise damage something, please let me know as soon as possible. I'll have to charge you later if you leave items broken or something is missing. That will make us both unhappy. It also makes the house less desirable for the next guest. Accidents happen so just let us know and we can work it out.

- Use of the house wifi or internet for any bit torrent or file-sharing activities is grounds for immediate termination of the reservation without refund, as well as having information about any file sharing turned over to the relevant parties. Please do not abuse the internet privileges for theft of others' intellectual property. It won't be tolerated.

- Please ensure you lock or secure all windows and doors when you leave the premises, just as you would at home. This is especially true for the Arcadia (patio) door on the west side. Close all blinds and shades in the evening when you won't be around. Leave at least one or two light(s) on in the house. Just like a regular hotel/motel, Airbnb & your Airbnb hosts are not responsible for your personal articles. Therefore, it is especially important that you ensure the house is properly locked as you exit. This is a very safe neighborhood, however, Phoenix is an urban environment. A little precaution goes a long way. . .

- The Phoenix Police are a very friendly, professional police organization. If you have a problem or suspect anything is wrong, please contact them at:

• 911 in an emergency.

- The nearest hospital is St Joseph's at 350 W Thomas Rd. It's about three city blocks to the north and east. It
Express Urgent Care is across the street at 333 W Thomas Rd, Suite 100. They can handle untimely accidents of a less serious nature.

This house is very nice in a quiet neighborhood bordering a golf course close to old downtown Phoenix in the historical district. Older style home with newer amenities. Would stay here again.

Nat, The homeowner was wonderful to work with to talk to. He was very nice very professional. He even had the Internet and password on the wall very convenient. Also maps to hikes and everything around the community on things to do. He literally lives right next to a big giant park just beautiful. His home was beautiful inside and out very clean how you see it in the pictures is how it really looks. It was wonderful staying there. I will do it again and again and again. I had a wonderful time me and my family. Thanks Nat!
