At Hollywood Tree House you have the entire home to yourself. The home is approximately 700 squares on a nice size property, complete with pool and glorious balcony views over Adelaide. The home is contemporary but cosy. There are 5 big bedrooms all complete with King and Queen size beds. Two of the bedrooms have ensuites, the other 3 bedrooms have private bathrooms. There is a home theatre and a games room complete with pool table, air hockey table and a bar. The kitchen/Meals/Living area is open plan and central complete with a beautiful open fire place for cold winter nights. There is an extensive outdoor 3 level decking/entertaining area at the rear of the home complete with outdoor fireplace and a swimming pool. The front of the home has extensive balconies complete with a dining area, lounge area and informal sitting areas. The view from this space is why our home is called Hollywood Tree House...it feels like you are perched up high in a tree house overlooking all of Adelaide's beautiful natural surroundings. Located in the prestigious suburb of Burnside you are 2 minutes from Burnside Village (Fashion/brand shopping), 5 minutes from The Parade (trendy café/restaurant strip) and 10 minutes from the city centre. Perfect location for a glorious Adelaide visit. There is a double garage for parking which leads internally in to the home and there is atleast another 2 car parking available on the property as well as parking on the street if needed.

TERMS AND CONDITIONS OF BOOKING
1. DEFINITIONS
“Booking” means the period for which you have paid to stay at the Property.
“Property” means Hollywood Tree House and all its fixtures, fittings and equipment.
“Management” means the owners and managers of the Property.
"Guests" means the persons who stay overnight in the Property during the Booking.
"Visitor" means a person a Guest permits to visit the Property during the Booking.

2. ACCEPTANCE & RESPONSIBILITY.
• Payment of the Deposit constitutes acceptance of these Terms and Conditions.

3. CHECK IN/ OUT
• Check-in time is not before 2pm on the arrival date and check out time is not later than 10am on departure date.
• Early arrival or late departure is subject to prior arrangement and availability and extra charges may apply.
• You must notify Management of expected arrival time and a mobile contact number at least 7 days before arrival.
• Key collection/return details will be sent to you the week of check in.

6. SECURITY BOND
• Any damage, loss or expense incurred by Management as a result of your breach of these Terms & Conditions will be charged against the bond. Examples of this include but are not limited to any breakage, damage or excess cleaning requirements, extra guests beyond those declared.

8. PARTIES & FUNCTIONS
• Parties and functions are STRICTLY NOT ALLOWED. At the discretion of Management any visitors to the property other than the guests booked in require prior approval at the time of Booking. Guests remain responsible for persons attending, no disturbance of neighbours, no undue noise, silence when entering and leaving the premises, no behaviour likely to cause damage to property or offence or embarrassment to others, all noise to cease by 10pm.
• Failure to have a party or event approved by management will result in the forfeit of your bond and any breach of the above condition may result in immediate termination and eviction without refund and extra charges for security, cleaning, garbage removal, wear and tear, repairs etc.

9. LINEN AND TOWELS
• We supply linen, pillows, blankets and towels which must be left where supplied in the bedrooms or bath room on departure.
• Avoid the use of massage, tanning oils or makeup on the bedding, these products do stain and are impossible to remove. Damage to linen will incur replacement charges.

10. PETS
• Pets are not allowed at the Property

11. BBQ
• You are welcome to use the BBQ facilities. Please clean the BBQ after use. Failure to follow these rules will result in charges being taken from your bond.

12. BAR
• You can use the bar area to set up drinks and alcohol you have purchased but you must not drink or take any of the alcohol in the bar area. These are our personal belongings. They are not supplied for your use. Should anything be used, drunk or taken away from the property it will be deducted from the security bond.


13. YOUR OTHER RESPONSIBILITIES
• You must comply with all applicable House Rules and all instructions from Management concerning occupancy, property, health and safety of the Property and our neighbours.
• You are responsible for damage, breakages, theft and loss of the Property and any part of it during your stay. You must notify us of this immediately and management may recover the repair or replacement cost from your bond (at Management's discretion).
• We recommend all guests purchase travel insurance since Management are not responsible for any injuries, illness or accidents that may occur whilst staying at our property.
• Only the guests nominated and agreed in the Booking may visit or stay in the Property unless approved by Management. If any other guests stay extra charges may apply or the agreement may be terminated without refund.
• Disturbance to our neighbours, including excessive noise, is prohibited and may result in IMMEDIATE termination and eviction without refund and extra charges may be made for security and other expenses.
• Before departure all rubbish must put in the appropriate council rubbish bins provided at the front of the house, and crockery and cutlery washed and packed away. The Property must be left in a clean and tidy condition.
• Extra cleaning charges may be incurred for the cleaning of the BBQ, dirty dishes, washing machine, dishwasher, removal of excessive rubbish etc. Should the cleaning fee be more than the usual cost for cleaning the property, you will be charged the additional costs over and above the normal cleaning fee which will be deducted from the security bond.
• All furniture and furnishings must be left in the position they were in when you arrived
• The property should be vacated on time and secured. All windows and doors are to be locked and lights to be switched off. All keys must be returned.
• You are responsible for the safekeeping and replacement of accommodation keys. The loss of keys will result in in Management having to change the locks which will be taken from your bond.
• Smoking is not permitted inside the Property.

12. PROBLEMS OR COMPLAINTS
• In the case of any problem or complaint, you must inform Management at the earliest opportunity so Management has the chance to rectify the situation as quickly and efficiently as possible. You must allow repair/service access to the property during reasonable hours.
• Any complaint, which cannot be resolved locally, must be notified in writing to Management prior to departure from the Property.
• Failure to follow this procedure this may hinder the ability of Management to rectify the problem or complaint and reduce or extinguish any claim you may have.

Burnside is considered one of the most prestigious suburbs in Adelaide. That being said our neighbours are not at all snobby, infact quite the opposite. They are welcoming and friendly, although you will rarely see them as all our properties are quite large and secluded from each other. We live in a little cul-de-sac which makes the location even more quiet and private. It really is the perfect little hideaway...yet still so close to the hustle and bustle of the city if you want that too. The best of both worlds.
