Should there be any missing or malfunctioning appliances or equipment, the landlord (agency) will do its best to remedy the situation promptly. Disagreement caused by the above will not be sufficient cause for cancellation or termination of the rental agreement.

Security Deposit

A reimbursable security deposit of is required prior to check-in. The amount of the security deposit will vary depending on the apartment you are reserving. Minimum is 700€. The amount of the security deposit will be communicated to you when you inquire about an apartment.

The security deposit is reimbursed, provided that no damage is done in the apartment and nothing is missing. If the security deposit is insufficient to cover the amount due by the tenant, he/she hereby commits in to pay any eventual excess costs.

The security deposit should be paid by Credit Card (Visa or Mastercard) on your arrival.

Exceptionally, it may be possible to arrange for the security deposit to be paid by another means than by credit card. The tenant should contact us in advance in order to arrange this, if it's possible.

Arrival & Departure

The rental cannot in any way be prolonged without the prior written consent from (website hidden)

Check-in is normally between 1pm and 7pm.
Check-in after 7pm will cost an additional amount.
Check-in after 10pm will cost an additional 100 euros.
Check-in Christmas eve, Christmas day, New Years Eve and New Years day will cost an additional 100 euros.

Should you require an early or late check-in, we will do our best to accommodate you. Early check-in might be available if the apartment is not occupied the day before your arrival, but we don't guarantee this. There is no guarantee that late check in will be available, and IF it is, a surcharge will apply.

The maximum number of people must be respected to avoid refusal of access.

Terms of Use of the Apartments
Responsibility of the Tenant

The premises are to be used for residential purposes only, and the maximum number of people staying in the apartment must be respected.
Animals are not authorized.
Apartments are non-smoking.

The tenant commits to:

- Use the apartment as would a responsible adult and head of family (« en bon père de famille »), according the article 1728 of the French civil code.

- Use the premises for residential purposes only.

- Not modify the premises in any way (which also includes not moving furniture around).

- Not degrading the premises or the contents of the apartment during his stay and not taking any of the contents from the apartment.

- Authorize the landlord to intervene and enter the premises in case any urgent or necessary repairs need to be done during his stay.

- Free the premises on the last day of rental, at the time specified, and give them back in the original condition.

The tenant is responsible for any actions of every person, adult or child, using the premises during his stay. He/she shall be fully responsible for any damage caused by any person that he/she has allowed to enter into the premises.

The tenant's responsibility includes the case of fire in the rented premises (article 1733 of civil code and article 1734 of civil code) unless he can prove that origin of the fire was an undetermined cause, a cause beyond control (“force majeure"), a fault in the construction, or that the fire originated in a neighboring apartment or building.

The tenant must verify that his responsibility is covered by an adequate responsibility insurance which covers rental risks.

Long term rentals:
Reservation for long term rentals (more than 40 nights) 30% of the first month's rental fee plus the agency fee has to be sent in advance after signing the Rental Agreement. The balance of the first month rent will be paid upon your arrival along with the security deposit to the owner or his/her agent. The subsequent month(s) rent will be paid directly to the owner of your apartment.

Electricity and gas are not included for long term rentals. A reading of either meter is taken from the time of arrival and at the time of departure and paid by you upon departure. The owner or his/her agent will do this when you arrive at the apartment. You will pay only for the kilowatt hours consumed during your stay.

The apartment is just like the pictures, nothing fancy, but confortable, clean (very good bed quality) and fantastic neighbourhood. Very convenient and fairly priced. Recommended.

This host was very difficult to deal with. I extended our stay and after we agreed on a price she wanted me to directly wire money to her bank account. She didn't want me to use a credit card because there was a fee with that. I refused to do the wire transfer and did use my credit card through airbnb. After that, she also demanded more money even though my airbnb receipt said that my balance due was zero. She said that she needed more money because airbnb keeps a fee and that is not the amount we agreed on. She threatened that I was just going to have to move out that day, which was very stressful since I was traveling alone with my 3 children. She also contacted me and gave my phone number to her cleaning person who left a key in the apartment and they wanted me to meet her to give her the key. The timing was never convenient for when we were there. Finally, after checking out she claimed that we left the apartment filthy, and wanted money for damages. I have pictures of the apartment when we left and it was in perfect condition. She also claimed that they had to remove 5 bags of garbage which again was completely untrue and I have the pictures to show the true condition when we left.

You never communicated to the cleaner or myself of these concerns. You simply mentioned that the super had to change bulbs, which he did. Again, I was only told about this until after you departed. Furthermore you extended your stay, so things must of not been that bad... Finally, Airbnb found in my favor and you know you left owing a balance. Everything has been documented to price that I am not lying. The truth always prevails. I'm sorry you found me to be difficult. I found your lack of communication to be unwarranted. Good luck on future stays. Hosts, you have been forewarned.

I stayed at Diana's Gramercy apartment for 5 days with my family. The place is spacious for 3 people, and was certainly much better value than a hotel room which would have cost roughly the same. The kitchen made it easy to have quick and easy breakfasts in the apartment without having to go out and hunt for food. The rooms are decently sized for New York, and the living room provides a nice area to hang out. There are AC units so the summer heat wasn't any bother. The bathrooms are small but perfectly adequate. Washer and dryer in the apartment was a great benefit. The location is absolutely amazing, with subway access nearby and plenty of food and stores around. The neighborhood is quite central and its easy to get anywhere in Manhattan and even Brooklyn fairly quickly. There was a slight issue with checking in, where the person who was supposed to let us in was unreachable and was not at the apartment at the agreed upon time. Diana quickly found another way for us to get in, but be aware that the host is not personally letting you in, and make your arrangements expressly clear before arriving.

Diana's place is lovely. Two separate bedrooms, a shower room and another separate toilet are all fantastic especially for our family of four. It is on the first floor so you need to get your bags up there but ok for us. There is a supermarket at the end of the street on 3rd and plenty of restaurants and convenience stores nearby so a great location . We used the subway on 23rd and found Gregory's coffee on the way which has great coffee and donut holes for our morning pick me up .Diana's place is very central and this makes it easy to get around NY ......,yet a little less hustle and bustle around the property which we we loved. We had a couple of issues with check in and out and Diana was very understanding and accommodating...thank you . We met Celeste who was very helpful at checkin and met the super of the building who offered his help if ever we needed anything. We would be very happy to stay at Diana's if we find ourselves in New York again.

Diana and her team were so accommodating and wonderful to work with from booking to check-in to check-out. The flat is in a fab location and so lovingly decorated and comfortable.
