A cozy, comfortable studio in a great South Austin location, the Zilker neighborhood.

A mix of new and vintage styles, the studio has one main room with queen platform bed (with foam top). The loveseat converts to a daybed for lounging, but is not meant to be used as a second bed. Sorry - no pets allowed.

Use the large closet to stash clothes and luggage. Kitchenette has a mini fridge, microwave, coffeepot, toaster, dishes, utensils, coffee, tea, a couple of bottles of water and some snacks. Wall unit provides a/c and heat. Sony Dream Machine has alarm clock, FM radio, CD player, support for 17 iPod/iPhone models and line-in connector for other players.

Roomy bathroom with shower, fresh towels, basic toiletries (shampoo, bath soap, hand soap, hand lotion, hair dryer, first aid kit). The guest house has two umbrellas. Plus a backpack-style cooler bag. (If you want to borrow a larger cooler, let us know.)

Wi-fi. A variety of CDs in the drawer. No TV but you can relax with magazines, books, puzzles. Peruse a local guidebook, restaurant guide, Austin Magazine, visitor brochures and more. Leave your mark on the chalkboard!

This is in our backyard, but you will have privacy and your own key. Perfect for 1 or 2 adults who want a mellow stay (not a party house). Not suitable for children. No smoking or pets. Minimum stay 2 nights, except 3 nights during major events such as SXSW, ACL, FFF and Formula 1 (rate increases during such events). $100 security deposit. NOTE: Last-minute bookings (same day or one-day notice) are not always possible.

Plenty of street parking.

Feel free to relax on the patio. If you run into the dogs, they are Woody (Jack Russell terrier), Coco (miniature pinscher) and Rusty (chihuahua, deaf). All are older, mellow dogs.

The main road in the Zilker neighborhood is South Lamar, which is bustling with activity. The guesthouse is 1 mile to Barton Springs and Zilker Park, 1.5 miles to legendary music venues Continental Club and The Broken Spoke, 2.5 miles to downtown. The Alamo South movie theater is a pleasant 10-15 minute walk. South Lamar has a burgeoning restaurant and bar scene. Be sure to check out our Airbnb Guidebook with tips on restaurants, bars, stores and venues in the area! It is not comprehensive, but it will give you a good taste of the neighborhood.

The NY Times Frugal Traveler has a great article on how to spend a weekend in Austin for $100 (excluding lodging). The writer enjoyed lots of great places and activities, including some of our faves. Search for "frugal traveler blog austin." For another good article in the NY Times travel section, search for "36 hours in Austin."

Many of our guests walk to their destinations, many being within a mile or so. It's a short walk to several Cap Metro bus lines (#) that go downtown and to points beyond.

Austin has several ride-sharing services, such as Fasten and RideAustin. All are cheaper than cabs and faster than calling for a cab ride.

Biking is a good way to get around town. Barton Springs Bike Rental offers convenient drop-off / pick-up service. Reservations recommended, especially on weekends and for special events.

- We want our guests to be a good match for our property. We expect you to have an AirBNB profile that uses your real name and a clear photo, and that your rental request provide good details.
- Maximum capacity is two. No additional guests permitted overnight.
- If you are visiting with a second person, please let us know that person's name.
- Check-in 3pm, check-out 12pm. Often we can be flexible on that so if your times differ, please let us know.
- No smoking inside the guest house.
- No pets.
- You need not empty your trash, but if you do, use the small green cart for trash and the large blue cart for recycling.
- Close the backyard gate securely when you come and go.
- Base rate increases for major festivals.

Jaime and Mike were great hosts! They were the friendliest that we have encountered so far! They welcomed us at check in and since the guest house was in their backyard they were around saying hello and checking in on us throughout our stay. The guest house is perfect for 2 people who will just be using it as a home base after exploring the city during the day. It has all the amenities you could need (plus beer and wine!) and Jaime was thoughtful enough to provide 2 sets of towels for us since we were there for almost a week. They also provide towels and sunscreen if you go to Barton Springs! The South Lamar Alamo Drafthouse and Shake Shack are only a 15 minute walk away, which we frequented often, probably because it was so easy to get to. The Austin Beer Garden Brewery is a 10 min walk to the other side of Lamar. For those using Car2Go, their place is within the city limits. We couldn't have had a better time (unless Barton Springs was open) in Austin and Jaime and Mike really made it even better! Thanks!

We really enjoyed our stay here. We were able to walk and easily use rideshares to get around. The location was great and the place very clean.

I love this location! Reminded me of my neighborhood in dallas! Walkable to Barton Springs, close restaurants and cafes, and such a great guest house! I slept so well in that cozy bed! Treats and drinks for the stay?? Such a nice surprise!

I checked out a little early and I got a message shortly after that I had left a dress top behind. Great location and great hosts! The guest house had any essentials you might need and plenty of interesting info on Austin.

I like the studio. It's easy to find. And if you want to take the bus downtown the bus station for the rapid 803 is close by. Since I had a cold during my stay the closeness of the CVS store was a big plus. I really liked the complimentary drinks in the fridge.

Cozy little guest house with super hospitable hosts and even some beer, wine, and snacks. If you like walking, it's a totally do-able walk across the river to downtown or over to South Congress. Would highly recommend, especially if you want something a little more secluded and quiet.

Transplants from Chicago, we have lived in Austin for 10 years and love it! Jaime is an editor for a nonprofit and works from home. Mike is a carpenter who works around town. Our little dogs (Woody, Rusty & Coco) are mellow seniors. We enjoy live music, long walks, great microbrews, local eateries (including vegetarian friendly) and the funky, creative, friendly vibe that makes Austin so unique. We also love exploring our city and are happy to share tips with our guests.
