East View is a large single story air conditioned home that was completely refurnished to executive standard in April 2011. It has four bedrooms and three bathrooms (two en suite). There is a family room, dining room, large open plan kitchen and breakfast nook, living room and brand new games room. Outside is a pool, spa and large patio area. This home sleeps up to ten people. This property is situated on one of the premier resorts in the area just minutes from I 4 and only 30mns From Orlando.

East View is a large single story air conditioned home that was completely refurnished to executive standard in April 2011. It has four bedrooms and three bathrooms (two en suite). There is a family room, dining room, large open plan kitchen and breakfast nook, living room and brand new games room. Outside is a pool, spa and large patio area. This home sleeps up to ten people. This property is situated on one of the premier resorts in the area just minutes from I 4 and only 30 minutes from Orlando international airport. Disney world is just twenty minutes by car.

*The master bedroom has a vaulted ceiling and ceiling fan to supplement the air conditioning. There is a king size bed, 26” TV which receives the same cable package as the rest of the house, walk in wardrobe and large en suite bathroom with circular bath, walk in shower and separate toilet.

*Bedroom two has a queen size bed, a 26” TV as per the master bedroom and an ensuite bathroom.
Bedrooms three and four each have two single beds, 19” TV’s that receive all the cable channels and they share a third bathroom.

The family room has a three seat sofa/sleeper and two comfy chairs with views to the front of the house. Radio but no TV this room is an ideal retreat from the often noisy kitchen/living room/pool area at the back of the house!
The dining room has a six seat formal dining table and a feeling of spaciousness is created by the modern open plan design and vaulted ceiling.

The kitchen comes complete with high quality utensils and all the crockery/cutlery you might need. There is an electric cooker with halogen hob, microwave, dishwasher, garbage disposal and American fridge with filtered water and ice maker. The breakfast nook has a table which seats four and opposite is a desk, chair and reading lamp.
The living room opens out to the pool at the back of the house and has a seven seater settee and a 47” TV (cable) with blu ray player.
The games room was installed in April 2011. It is carpeted and includes electric air hockey, a pool table, foosball and an electronic dartboard. The washer and dryer are also in this room behind the louvre doors!
Outside the pool and spa have a safety net to safeguard young children and a large patio area with four recliners, two comfy chairs with footstools, a table with umbrella and four further chairs. It is East facing and has open views across fields.
The house also benefits from FOC Wifi and free international telephone calls.
Solana is a gated community and is one of only a few in the area to include a Club House. The club house has a large pool and spa with plenty of sunbeds, a games room, gym and tikki bar.

The swimming pool at the rental property can be heated during the rental period at an additional cost of $25-$40.00 per day, plus applicable tax of 11-13%. It is recommended that Tenant contact Rent A Villa / Eagle Management prior to arrival date to request pool heating, information letter, and pay for service. PLEASE NOTE: NO POOL HEATING WILL BE ACTIVATED WITHOUT SIGNED INFORMATION LETTER AND PRE-PAYMENT. Pool heaters are set to temps from 85 to 90 degrees depending upon the capability of equipment, and run with the pool pump equipment to circulate the warmed water; pool pumps are set to run 8-10 hours per day, turning off at night and back on again the following morning. No requests for increase in temperature will be entertained. Pool heaters may take up to 48 hours to reach maximum temperatures, depending on outside temperatures. PLEASE NOTE: IF THE OUTDOOR TEMPERATURE DROPS BELOW 55º, THE POOL HEATER WILL SHUT OFF AND WILL NOT COME ON AGAIN UNTIL TEMPERATURE RISES. THIS IS A SAFETY FEATURE AND CANNOT BE OVERRIDDEN.
Some rental properties have a pool blanket (a blue plastic cover) provided by the property owner. Tenant may place this insulating blanket over the pool at night to assist in heat retention. Pool blankets must be removed PRIOR to using the swimming pool. The blanket can be rolled up on the holder, if provided, or neatly folded or rolled for storage on the pool deck. Please do not leave the pool blanket outside the screen enclosure or in pool spa. PLEASE NOTE: NOT ALL HOMES HAVE POOL BLANKETS. THESE BLANKETS ARE PURCHASED BY THE OWNERS. EAGLE MANAGEMENT DOES NOT RENT OR CARRY EXTRA BLANKETS.

Pest Control
Florida has a sub-tropical climate that comes with its own challenges regarding unwanted pests, both inside and outside the rental property. On the property owner’s behalf, Rent A Villa / Eagle Management contracts licensed pest control professionals to perform services on a monthly basis. From time to time, additional service may be required; Tenant is to notify Rent A Villa / Eagle Management at the earliest convenience, so service may be scheduled. If pest problem is found to be caused by tenant’s negligence, any costs incurred for additional pest control and/or cleaning may be passed on to Tenant.
In the unlikely event of a complaint during Tenant’s stay, please contact Rent A Villa / Eagle Management immediately. If the matter cannot be resolved Tenant should notify the Customer Satisfaction team via fax (phone number hidden) or email, (email hidden), within 14 days of the end of the rental period. If the problem has not been reported, as requested, Rent A Villa / Eagle Management or the property owner cannot accept any responsibility. No refunds are granted for malfunctioning mechanical or electrical equipment including (but not limited to): inoperable appliances, air-conditioning units, Pools and/or spas. No refunds will be given for community or road construction noise, or maintenance issues.

1.Tenant must be a minimum of 21 years of age.
2.Tenant is provided with 1 key, if applicable, which is accessible via lockbox at the residence. Tenant assumes responsibility for the whereabouts of said key. If key is lost damaged or broken, Tenant accepts financial responsibility for locksmith charges and applicable replacement costs.
3.Rent A Villa/ Eagle Management has the right to inspect the premises without prior notice at any time to enforce the terms of this agreement. Should the tenants violate any of the terms of this agreement, the rental period shall be terminated immediately. The tenants waive all rights to process if they fail to vacate the premises upon termination of the rental period. The tenants shall vacate the premises at the expiration time and date of this agreement.
4.The rental property is privately owned and managed by Rent A Villa / Eagle Management, whom reserves the right to refuse service to anyone.
5.Tenant acknowledges that the rental property could, at some time, acquire bed bugs as a result of a previous tenant’s occupancy. In the very rare event of the rental property acquiring bed bugs, Tenant cannot and will not hold Rent A Villa / Eagle Management responsible for resulting damage or injury caused by bed bug activity. If necessary, Rent A Villa / Eagle Management will assist the guest by providing alternate accommodations for the remainder of their stay.
6.The telephone carrier and resulting services offered is determined by the property owner. Rent A Villa/ Eagle Management assumes no responsibility for services offered. At any time during the tenant’s stay, you find telephone service to be inoperable; it is the tenant’s responsibility to notify Rent A Villa/Eagle Management of the issue.
7.The tenants shall maintain the premises in a good, clean condition, and use the premises only in a careful and lawful manner. The tenants shall leave the premises neat and tidy at the expiration of the rental agreement, defined by Rent A Villa/ Eagle Management as being free from dirty dishes, used food items, excess garbage, shopping bags. Tenants shall pay for maintenance and repairs should the premises be left in a lesser condition. The tenants agree that Rent A Villa/ Eagle Management shall deduct costs of said services from the credit card on file, if tenants cause damage to the premises or its furnishings.
8.The tenants shall dispose of all waste material generated during the rental period in a lawful manner and put the trash in the bins along the curb during their stay for pickup. Garbage is picked up early morning, so place bins to the curb after 5PM the night before designated pick up day, which can be found in GUEST BOOK located inside the rental property. Garbage that does not fit in the trash bin should not be left out for pick up; it will not be picked up and animals will have opportunity to get into it. Any fines incurred as a result of the trash bin being left at the road or outside, where applicable, will be charged to the Tenant’s credit card on file
9.The tenants shall not sublet the property.
10.The tenants shall behave in a civilized manner and shall be good neighbors respecting the rights of the surrounding property owners. The tenants shall not create noise or disturbances likely to disturb or annoy the surrounding property owners. Creating a disturbance of the above nature shall be grounds for immediate termination of this agreement and Tenants shall then immediately vacate the premises. Quiet hour starts at 10 PM; pool and outdoor noise should be kept to a minimum during these hours.

12.Rent A Villa/ Eagle Management shall provide towels, linens, cups, knives, forks, spoons, dishes, and other items as commonly used by Rent A Villa/ Eagle Management’s family. Toilet paper, soap, dish detergent, laundry soap, shampoos, and other consumables are to be purchased by the tenant. No reimbursement will be made for unused consumables left at the premises. If consumables exist at the premises when the tenant arrives, the tenant is free to use them.
13.The tenants and Tenants' Guests shall hereby indemnify and hold harmless Rent A Villa/ Eagle Management against any and all claims of personal injury or property damage or loss arising from use of the premises regardless of the nature of the accident, injury or loss. Tenants expressly recognize that any insurance for property damage or loss which Rent A Villa/ Eagle Management may maintain on the property does not cover the personal property of Tenants, and that Tenants should purchase their own insurance for Tenants and Guests if such coverage is desired.
14.Tenants agree to pay all reasonable costs; attorney's fees and expenses that shall be made or incurred by Rent A Villa/ Eagle Management enforcing this agreement.
15.Tenants expressly acknowledge and agree that this Agreement is for transient occupancy of the Property, and that Tenants do not intend to make the property a residence or household.
16.We occasionally experience outages that are beyond our control. We report outages as each occurs. No refunds or compensation will be given for any outages.
17.There shall be no refunds of rents due to shortened stays or ruined expectations because of weather conditions.
18.If the property should go on the MARKET FOR SALE, it may be shown to qualified buyers during the tenants’ stay. Every effort will be made to schedule the showing at a convenient time and not interrupt the tenant’s vacation. Tenant shall allow reasonable viewings of the home between 10 am and 4 PM present or not.
19.There shall be no refunds of rents because of shortened stays or ruined expectations due to work and family emergencies, weather conditions or other commitments.
20.There shall be no refunds of rents due to an early departure based on the fact that the guest expectations were not met with the rental home assigned and provided.
(website hidden) is the tenant’s responsibility to learn about safety precautions, warning signs of water conditions, and safety procedures concerning swimming in or being around the pool. Tenant agrees to have responsible adult supervising minors while they swim in the pool. Tenant is hereby notified that the pool can be dangerous and tenant accepts fully the risks involved. Tenant is further notified to be cautious when exiting the rear of the home as the pool is open and in close proximity to the entry ways and can be a hazard. There are no permanent rails to prevent a fall into the pool.
22.Tenant agrees to keep doors and windows that are equipped with pool alarms closed at all times. It is a federal offense to tamper with the alarm to the patio door (if any) and smoke detectors. It carries a penalty of $5,000.00 or 5 years imprisonment. If any alarm is not working or ceases to work then it is Tenant’s responsibility to inform the office immediately. Please do not disconnect the alarms. Always keep the child safety netting in pool area erect (if any).
23.Only legally owned and permitted firearms shall be allowed on the premises according to State and local laws.
24.Tenant agrees that Fireworks and other hazardous materials shall not be used in or around the property.
25.Tenant shall use the property for legal purposes only and other use, such as but not limited to, illegal drug use, abuse of any person, harboring fugitives, etc.; shall cause termination of this agreement with no refund of rents or deposits.
26.Tenant agrees not to access the “owner’s closet” (if applicable), even if unlocked, which contains cleaning supplies and chemicals that could be hazardous to children and adults.
27.Tenant is advised that the property may contain a gas stove and cook top, gas heating, gas grill, and other gas powered items and will seek help from management if the proper operation of such items is not fully understood.
28.The property has a fire extinguisher installed near the kitchen area. If the home is multi-story, there will be a fire extinguisher on each level. The fire extinguisher was fully charged at last inspection. It is the duty of the tenant to inform Rent A Villa/ Eagle Management immediately should the fire extinguisher become less than fully charged. Tenant agrees to use the fire extinguisher only for true emergencies.
29.The property has smoke detectors installed and they are believed to function properly at the time of rental. Tenant will notify management without delay if a fire alarm “chirps” or has a low battery condition. Should smoke detectors found to be removed or damaged, Tenant will be charged $150.00 for tampering with safety equipment.
30.Tenant is advised that there may be no carbon monoxide detector on the property and accepts the risk involved in not having one.
31.Tenant shall see to their own security while in the property by arming the alarm (if applicable), locking doors, windows, garage doors, etc. when it’s prudent to do so.
32.Valuable items left behind by tenant will be held for the tenant and every reasonable effort will be made to contact the tenant for return. If items are not claimed within 30 days of departure, they shall become the property of Rent A Villa/ Eagle Management. Rent A Villa/ Eagle Management shall not be help liable for condition of said items.
33.Cable TV is provided and service level has been chosen by Rent A Villa/ Eagle Management. No refund of rents shall be given for outages, content, lack of content or personal preferences with regard to cable TV service.
34.High speed wireless internet is provided as a convience only and is not integral to the agreement. No refund of rents shall be given for outages, content, lack of content, speed, access problems, lack of knowledge of use, or personal preferences with regard to internet service.
35.Tenant agrees that Air conditioning shall not be set below 74 degrees and heat shall not be set above 78, and that the fan setting shall be “Auto”. Doors and windows shall be closed when either heat or air conditioning is in operation.
36.Tenant is hereby notified that service calls deemed to be caused by Tenant’s negligence will be paid at the expense of the Tenant, including a tampering fine of $150.

I understand that I am solely and completely responsible for the actions of myself and ALL people or animals in or on the premises of the above described property. I accept full financial responsibility for any and all of the above terms and conditions set forth.
