Ideal place to stay for one person, a couple, or a small family or group! This house is off the main road tucked away so it is quiet and peaceful.

The flat is located on the first floor of a traditional Victorian tenement block. Accessed via a common stairwell, with no elevator. Unfortunately, this means the flat is unsuitable for anyone who requires the use of an elevator.

This listing is for the entire flat, which means guests would have the whole place to themselves during a stay. We do not live at the property. For this reason, please be sure to inform me of your expected arrival time in Edinburgh, and also when you are on your way to the flat.
We will of course be happy to meet all guests on arrival at the flat, to welcome you and show you around, if desired. We live nearby and will be available throughout your stay if you have any questions regarding the flat.

Free on street parking is available immediately outside the flat however there are restrictions on which times this is available.

The large black wheelie bins on the street outside the flat are for general waste, and are shared between residents of the street.

No smoking in any part of the property, including the common stair and garden. Please respect our neighbors by keeping noise to a minimum between 21:00-07:00. We expect guests to generally keep the flat clean, and to leave it in as good a condition as it was on your arrival.
No unregistered guests, please make sure you choose the correct number of guests when you book. Never any more than 4 guests. No pets.
Check-in is 2pm at the earliest, check-out is 11am at the latest unless otherwise agreed.
If central heating is used, please make sure it is turned off before you check-out. Remember to also turn off any lights and electrical appliances.
It is important that you contact me when you arrive in Edinburgh and are making your way to the flat. We do not live in the flat - guests have the entire place to themselves during a stay - therefore we also need to make arrangements for you to get access.
