Please note: Add'l guests over 2, will be charged $25.00 per guest/per night. A cleaning fee of $60.00 for 2 guests. A cleaning fee of $90.00 for guests over 2. A cleaning fee of $90.00 for 2 or more guests staying for a month or greater. Any add'l guests staying the night will need to be discussed with Owners and an extra charge may be applied. Various tourist attractions within 35 miles radius. Newly remodeled manufactured home, very clean and spacious vacation home. Within 30 minutes from town of Bisbee and the famous Bisbee mine tours. Also, within 45 minutes to Tombstone and Kartchner Caverns, wineries, and various other hiking trails.

The home is on two acres but guests are welcome to walk on all the 3 acre property and visit the "Moonlight Garden". Watch & enjoy the wildlife as they cross through the yard. The open field to the north is a great place for occasional ball games and watching the deer frolic and graze. You have access to Coronado National Forest just a short walk up the road.

Owners live on the adjacent property so you'll be able to interact and get the latest on special activities in the area & hot spots worth visiting. We'd like to "Welcome you" & show you around upon arrival. You may see the Owners once/twice a day feeding the birds. Other than that, guest will have a private and enjoyable stay. Guest may call Owners at "Anytime, day or night", if needed.

Home is approx. 320 meters to Coronado National Forest in Miller Canyon. Trails go to near by Carr Canyon and the "must see" site of Ramsey Nature Conservancy in Ramsey Canyon. Hiking trail map is located in rental along with various birding site location maps. Birding books are also available for your convenience but please leave in rental for future guests to view.

RENTAL AGREEMENT

This Short Term Rental Agreement (the “Agreement”) is made by and between __Russell & Sherri Stout_ (“Homeowner”) and (“Guest”) as of the date last set forth on the Airbnb reservation acceptance site. For good and valuable consideration, the sufficiency of which is acknowledged, the parties hereby agree as follows:

1.Property. The property is located at:

2.Rental Party: The rental party shall consist of the # of Guest submitted on the Airbnb reservation site.

3. Maximum Occupancy: The maximum number of guests is limited to 7 persons. An additional charge or $25.00 per person per night for guests in addition to 2 will be assessed.

4. Term of the Lease. The lease begins at 2:00 p.m. on (the “Check-in Date Requested on Airbnb reservation site”) and ends at 11:00 a.m. on (the “Checkout Date Requested on Airbnb reservation site”).

5. Minimum Stay: This property requires a 2 night minimum stay.

6. Rental Rules: Guest agrees to abide by the Rental Rules attached as Exhibit A at all times while at the property and shall cause all members of the rental party and anyone else Guest permits on the property to abide by the following rules at all times while at the property.

7. Access: Guest shall allow Homeowner access to the property for purposes of repair and inspection. Homeowner shall exercise this right of access in a reasonable manner.

8. Rental Rate and Fees

a.Deposit: A deposit of __$ 100.00__ is due upon booking rental.
The deposit is for security and shall be refunded within _14___ days of the Checkout Date provided no deductions are made due to:
i.damage to the property or furnishings;
ii.dirt or other mess requiring excessive cleaning; or
iii.any other cost incurred by Homeowner due to Guest’s stay.

If the premises appear dirty or damaged upon Check-in, Guest shall inform Homeowner immediately.

b.Rental Rate. Payment in full of the following fees shall be due when booking is complete on Airbnb reservation site.

100% if cancelled 30 days prior to the Check-in Date for rentals more than 29 days. ****

10. Insurance: We encourage all renters to purchase traveler insurance.

Exhibit A

RENTAL RULES

1.Smoking of any kind is NOT allowed in home. Cigarette or pipe smoking is allowed outside only and Guests must use receptacle provided for disposal of butts and matches. No illegal drugs of any kind allowed on premises. If illegal drugs are suspected, rental agreement will be terminated without refund to guest and guest must leave property immediately.
2.People other than those in the Guest party set forth above may not stay overnight in the property unless prior authorization is given by Owner. Any other person in the property is the sole responsibility of Guest.
3.Property is privately owned; the owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.
4.Keep the property and all furnishings in good order. Notify Owner immediately if any appliance is not in proper working order. Only use appliances for their intended uses.
5.Pets are NOT allowed.
6.Parking:
Parking is limited to 4 vehicle(s). Vehicles are to be parked in designated parking areas only. Parking on the road is not permitted. Any illegally parked cars are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner.
7.Housekeeping: There is no daily housekeeping service. While linens and bath towels are included in the unit, daily maid service is not included in the rental rate.
8.Water and Septic: The property is on a septic systems. The mineral content in the water is high. The septic system is very effective; however, it will clog up if improper material is flushed. DO NOT FLUSH anything other than toilet paper. No feminine products should be flushed at anytime. If it is found that feminine products have been flushed and clog the septic system, you could be charged damages of up to __$300.00_.

Please place ALL dirty dishes in dishwasher, add dishwasher detergent and start dishwasher. (Owner will put dishes away when completed.)

Please DO NOT leave any drinking glasses or other dishes OUTSIDE.

Please DO NOT relocate TV. If you would like it at a different location, please ask Owner before moving.

Please put all used towels in laundry basket & place on top of washer.

Please leave beds unmade. If using the sofa sleeper, please leave the bed open when you check out.

Russell & Sherri are terrific hosts. This was our first Airbnb experience, and it couldn't have been better. The setting is lovely -- deer appeared each day as promised, the house was immaculate with all the promised amenities, and Russell and Sherri were great neighbors and hosts.

We had an awesome stay at Russell and Sherri's rental! Everything was fine and clean. The guest house has two bathrooms, a well equipped kitchen, plenty of space and all this on a huge property in a beautiful area right next to the mountains. You can see plenty of wildlife during the day and enjoy the peace of nature. The location is perfect for hikers. Just exit the door, hike Miller or Carr Peak and enjoy the great views. Sherri and Russell are gracious and helpful hosts! They gave us plenty of tips about where to go for dinner, sightseeing or simple: groceries. This was very valuable for us, since we are foreigners. They invited us to have beer, wine and marshmallows at a "campfire". What a great evening! We really enjoyed their company. I can fully recommend a stay at Russell and Sherri's rental and I will come back one day! Thanks again for the good time with you!

Sherri was there to greet us and show us what was available to do in the area. The house is very comfortable and the property is very nice. We saw lots of birds and a few deer.

We had a wonderful experience staying in Russell and Sherri's guest house. As avid birders, this was a dream stay. The hosts are as friendly and accommodating as can be, even graciously refunding a day's cost without us asking when WE had to change plans slightly at the last moment. They are full of helpful tips about the local area. The house has comfortable bids, two full bathrooms, plenty of hot water, etc. Everything worked fine and it even had satellite TV and good wi-fi for those of us who like to stay "connected." Outside is a large grassy area with bird feeders that the hosts keep well stocked. You will see many hummingbirds, songbirds, woodpeckers, Mexican jays, etc. right from your windows when you awake; and stars aplenty with the Milky Way at night. The house is WEST of Hwy. 92, in the foothills, with canyon trails a few hundred yards away. It's situated adjacent to Ramsey, Carr, and Ash Canyons, all well known birding locales. If you are birders like us, you have found your home away from home. This will be our "goto" place for future trips to southeast Arizona. Thank you Russell and Sherri for all your hospitality!

I can't say enough great things about Russell and Sherri's house. We stayed there for 5 days and would do so again. They are the nicest people who are willing to go out of their way to make your stay enjoyable. Sherri even offered to go into town if we needed anything. The water pressure is good, there is a washer/drier, microwave, dishwasher and the beds are very comfortable. It is very clean and situated in a very quiet neighborhood with good access to hiking trails and bird watching. I highly recommend staying here and will try and spread the word to all my birding friends.

Russell & Sherri are awesome people! They made us feel very welcome and are super easy going. The description of the house and property were right on as well. The house was very comfortable having 3 bedrooms and two baths was accommodating for 3 people. The kitchen has everything you need. The living room is a really nice place to spend some time watching TV or reading a good book after a long day of hiking and birding. We saw a lot of birds right in their yard where you can sit and enjoy the comforts of home. Here is a little list of what we saw in the yard: Cassin's Kingbird, Brown-crested Flycatcher, Lesser Goldfinch, Anna's Hummingbird, Gila Woodpecker, Broad-billed Hummingbird, and Gambel's Quail are all over the place and they are very fun to watch. We saw a Scott's Oriole, Hooded Oriole, and Pyrrhuloxia, which are just beautiful, a Cactus Wren nest in the yard, Vermillion Flycatcher, and Greater Roadrunner which are super fun birds to watch. We also saw an American Kestrel catch and eat a House Sparrow while watching TV in the living room. Staying at their house provided great opportunities for traveling around the area for birding and hiking. It's within 5-20 minutes of most of the great canyons you will want to go to and one of them is in their backyard so make sure to hike up there. Russell came with us a couple times on our birding hikes and he was nice enough to carry my father’s backpack when he was a little tired. Like I said Russell and Sherri are amazing people and are so easy to get along with. It's so awesome of them to let people stay and enjoy themselves in the home that they have. So, if you are thinking of heading to the Sierra Vista/Hereford area for some birding or just some nice relaxation then you should definitely stay with them! Thanks again Russell & Sherri!!! Russell and Sherri Stout live next door to the property they call "Birders Paradise / Snow Birders Haven" and that proximity enables them to be excellent and attentive hosts. The two yards are connected in one large tree-studded expanse, with deer, quail, and the vast array of birds that draw people to this corner of Arizona. The 3-bedroom home is a completely refinished double-wide with large windows facing out on bird feeders and expanses of lawn. We had trouble finishing our breakfasts because we constantly were pausing to point out some newcomer to the feeders on one side or another. Located at the foot of Miller Canyon in the Huachuca Mountains, the site catches early east light, and is shaded by the mountains in the late afternoon. Russell and Sherri were both personable and attentive to our needs--acting more like friendly neighbors than business people. Through them we were introduced to another local BnB where we could sit and watch a rare elf owl emerge from her nest after dusk--the sense of community in that neighborhood is strong and vibrant. The setting is beautiful and peaceful, the hosts are friendly and helpful, and nearby Sierra Vista provides any services you might need (including some very nice restaurants!) My friends and I highly recommend this property and its hosts.

My wife, Sherri, and I are both RN's and enjoy traveling and meeting new people. We love being outdoors, reveling in Gods creation. Favorite places are Israel, Pacific NW where my daughters reside with their families, Grand Hotel on Mackinaw Island and Sanibel Island, Fl.
