A few games and videos, 2 gas grills, and den with TV are a few of the features of this house. Walk in to slate entry with stairs up to living room, fully-equipped kitchen (with island stove and beautiful pine floor, plenty of spices and cookware!), dining area for 8. On this same level, sits the beautiful master bedroom offers king bed, walk-in closet, TV and lovely master bath with a luxury style tub (sorry, the gas fireplace does NOT work). Second bedroom on this same upper level has a twin bed and internet access at the computer desk, very bright and cheery.
Downstairs, hallway from front door leads to the den, full bath, and 2 bedrooms each with a queen bed. Great neighborhood, walk to "fiberboard freeway" trail access with the dog (cross country skiing in the winter and great hiking trails in the summer, spring and fall!). Drive 1 mile to Kings Beach for great restaurants, shopping and beach access!

ARRIVAL AND CHECK-IN— This property offers remote check-in. The office staff will contact you with the entry code when the property is called in ready on the day of arrival, so you can go straight to the property. Check-in time is 4:00 PM. Our downtown Tahoe City office is open 7 days a week, 9 am to 5pm. If you arrive early, take a walk on the beach, or shop around town, knowing your rental home is being thoroughly cleaned and inspected.

LATE ARRIVAL— Since you can check in directly at the property, please be sure to bring your map to the rental unit that you can print from our web site or from Airbnb.

DEPARTURE AND CHECK-OUT PROCEDURES— Check out time is 11:00 AM. Please return any keys to the lockbox and leave other keys on the counter. We recommend you use our App for remote check-out as well.

Leave unused beds made, take out the garbage and leave all dishes clean. DO NOT put the ashes from the fireplace in the garbage can or paper bags! LEAVE THE ASHES in the fireplace; the cleaning staff will dispose of them appropriately! Other requirements are found on a stand-up guide in the property.

A late check-out fee of $50/hour could result if you do not vacate the rental property by 11:00AM.

VACATION RENTAL DAMAGE PROTECTION— The Vacation Rental Damage Protection Fee is included in your cleaning fee. It covers unintentional damages to the rental unit interior that occur during your stay, provided they are disclosed to the rental agency (HRG) prior to check-out. Most policies will pay a maximum of $1500; several homes require $3000 coverage. Any damages that exceed $1500 or $3000 will be charged to your Airbnb booking via the Resolution Center, compliant with your virtual contract. Please note, additional cleaning charges are NOT covered by this policy.

If, during your stay at one of our Rental Properties, an insured Person causes damage to any real or personal property of the unit as a result of inadvertent acts or omissions, the Insurer will reimburse the Insured for the cost of repair or replacement of such property up to a maximum benefit of $1500 or $3000. Certain terms and conditions apply; full details of the Vacation Rental Damage Protection coverage are contained on HRG’s website under Area Guide/Know Before You Go. By submitting payment for your booking, you authorize and request HRG to pay any amount payable under the terms and conditions of the Vacation Rental Damage Protection.

CLEANING FEE— Each rental property has a specific base cleaning fee ranging from $60 to $500. *(Please note, Vacation Rental Damage Protection Fee and applicable county taxes are also included in this fee when booking on Airbnb). This fee has been set by the cleaning service and is for a normal cleaning. Any excessive linen use, moving of furniture, OR other unusual extra cleaning will be charged to you accordingly, via the Resolution Center. Extra cleaning is NOT covered by Damage Protection Fee.

BEACH/POOL/SPA KEYS— When renting a home with private HOA amenities, access keys or cards are either issued with your welcome packet or are kept at the property. You are responsible for the access key or card once you check in. Please contact us immediately if you did not receive the key or card, or if it is not at the property. A fee of $100 will be assessed if the access key or card is not returned to where it was issued.

MAXIMUM OCCUPANCY-- No guests in excess of the maximum occupancy specified on the property listing details shall occupy the property at any time. Breach of this OR ANY provision herein will result in immediate termination of the rental agreement with a forfeiture of the entire rental amount & security deposit.

NO PARTIES-- We want our guests to have fun, but loud & unruly tenants will NOT be tolerated. All of our homes are located in residential areas and may NOT be used for weddings, receptions, parties, or large gatherings. Any disruptive parties could result in the eviction & forfeiture of entire rental amount & security deposit.

NO SMOKING— Smoking is NOT permitted in ANY of our rental properties. Please be conscientious and only smoke outdoors. Be fire safe, and dispose of butts/ash properly. Firepits &/or fire rings are also ILLEGAL for vacation renters (even if already onsite) and will be reported to local law enforcement agencies.

FURNISHINGS & SUPPLIES— None of our rental properties have central air conditioning. A few of our rental homes offer portable AC units: C'est La Vie, Dollar Hill 2 # 61, and Bluestone Lakefront Retreat.

All of our rental properties have a fully equipped kitchen, 1 or more TVs, blankets & pillows, linens, sheets and towels (though you may want to bring extras), and most have landline phone, dishwasher and washer/dryer. Most have supplies like flour, sugar, salt & spices, but these are not guaranteed items (especially because of bears and critters).

We start you off with two (2) rolls of toilet paper per bathroom & one roll of paper towels. Additional supplies can be purchased at the local markets.

Firewood is NOT supplied during the summer months (Memorial Day through October), and BBQs ARE NOT PROVIDED during winter months (Thanksgiving through Easter). Propane is provided for grills in the summer, but please bring your own charcoal depending on the type of grill.

PETS— Many of our properties do not allow animals of any kind. You must notify the rental office at the time you make your reservation if you choose to bring your dog, and verify you have rented a dog-friendly property. Some properties may charge a dog fee.

If you bring a dog, you are agreeing to the following:
1. You have permission to only bring ONE dog, unless confirmed in writing by the booking agent;
2. You will never leave the dog unattended at the property, inside or out;
3. You will never allow the dog on the furniture;
4. You will clean up after your dog.

Breach of this OR ANY provision herein will result in immediate termination of the rental agreement with a forfeiture of the entire rental amount & security deposit.

PARKING— Check the property details before you confirm your reservation to be sure there is ample parking for your group. During winter, snow removal from the driveway is provided automatically; during severe storms, please be patient with the drivers as they are doing all they can to keep up with accumulation. Be sure you know the laws in regards to winter parking. Do not park in the street! Your car will get a ticket and/or be towed! Driving conditions may be hazardous as well. Be prepared. See our Winter Disclosure on our website for more information.

GARBAGE— Garbage pickup is only once a week. Please put trash into trashcans located INSIDE the metal bear proof garbage “hut” located curbside. You can put trash out whenever your inside bags get full, but it will not be picked up until designated trash day. Please do not leave any garbage outside of the metal bearbox, as animals will make a mess of it. Most condominiums have dumpsters on-site. You can recycle by separating your trash into “blue bags” available at the grocery stores locally, or just separating them into normal trash bags and put out with the normal trash. Do not leave any food in your car, either; bears might try to break in!

ITEMS LEFT BEHIND— Be sure to gather up & take home ALL of your belongings when you check out. We are not responsible for items left behind. There will be a minimum charge of $25 to retrieve any personal belonging left behind.

DISCLAIMER— We cannot be held responsible for circumstances beyond our control such as any type of noise pollution including construction, road work, public or private functions, and events. Wildfire smoke, interruption of services or utilities including power, water, gas, phone, internet, TV or unexpected appliance breakdowns, weather conditions and road closures are all beyond our control. Please also note, none of our rentals have central air conditioning.

HOUSE RULES:
I AGREE TO RENT THE ABOVE ACCOMMODATIONS UNDER THE FOLLOWING TERMS:

1. I acknowledge that I have received and agree to the check-in Procedures & Guest Policies as part of this document. I understand the Cleaning Fee including Damage Protection Fee is non-refundable.

2. Upon check-in, if I find any broken or dirty items, I will contact the rental office immediately. I agree to contact the rental office to report any damage which occurred during my stay whether due to my negligence or not.

3. I agree to leave the premises in a neat and tidy condition.

4. I recognize all Hauserman Rental Properties are NON-SMOKING, and dogs are only allowed in designated homes. I understand that my full rental amount will be forfeited if either of these terms are violated.

5. I recognize that Hauserman Rental Group reserves the right to transfer this reservation to another unit in an emergency.

6. I agree to indemnify and hold harmless Hauserman Rental group and the homeowner from all liability, loss, cost or damage in relation to my stay.

7. Any legal action in relation to this agreement shall only be heard in Placer County Superior Court, Tahoe Division.

Pets
Many of our properties do NOT allow animals of any kind. You must notify the rental office if you choose to bring your dog, and verify you have rented a dog-friendly property. An additional dog fee may apply and is paid directly to the Rental Agent. By paying for your reservation you agree to NEVER leave your dog unattended at the property, to pick up after your dog, and to not allow the dog on the furniture.
Arrival and Check In
Pick up your Lake Tahoe vacation rental keys at our office in Tahoe City. Check-in time is 4:00 PM. Our office is open 7 days a week, 9 am to 5pm. If you arrive early, feel free to take a walk on the beach, or shop around town, knowing your rental home is being thoroughly cleaned and inspected as you wait. Please take a moment to notify us of any damages or problems immediately, so we may have a chance to correct them (whether you caused it or not).

Late Arrival

If you arrive after business hours, we will automatically put your personalized Welcome Packet with the keys to your rental unit into a black metal box located to the right of our staircase that leads upstairs to the rental office. Be sure to bring your map to the rental unit that you can print from the web site.

Departure and Check Out Policies

Check out time is 11:00 AM. Please leave any used beds unmade, take out the garbage and leave all dishes clean. Other procedures are found in your welcome packet. Please return your keys to our rental office upon vacating the rental unit. A late check-out fee of $50/hour could result if you do not vacate the unit and return your keys to our office on time. DO NOT put the ashes from the fireplace in the garbage can or paper bags! LEAVE THE ASHES in the fireplace; the cleaning staff will dispose of them appropriately! Thank you.

During winter, snow removal from the driveway is provided automatically. Check the property information sheet before you confirm your unit to be sure there is ample parking for your group. Be sure you know the laws in regards to winter parking. Do not park in the street! Your car will get towed! Driving conditions may be hazardous as well. Be prepared. We suggest you read our WINTER DISCLOSURE to help you prepare for travel in the Sierras.

Garbage

House was very lovely and comfortable, plenty of space and great amenities. Best part was all the fun sleds that we could use! Great location! Would stay here again!
