Bedding arrangements: Room 1 (Ground floor) - 2 queen beds; Room 2 (1st floor) - 2 double beds with en suite; Room 3 (1st floor) - 1 bunk bed with double under and single above and a roll out trundle bed; Room 4 (1st floor) - twin single bunk beds and 1 roll out trundle bed: Room 5 (2nd floor) - 2 queen beds. Please note in order to minimize the impact on our neighbours, we only accept family groups or business travellers. We do not accept all male or all female under 30 groups. Please note these house rules form part of the agreement between you (guest) and us (host). You have agreed to these rules before you proceed booking our house. Breach of any of these rules will attract a fine to be deducted from your security deposit/bond or, in serious situation, lead to immediate eviction from the property.

1.Enter and exit the house;
You must enter and exit the house in a quiet and discrete manner; Please enter and exit the house only via the front door. Only cars are allowed to enter via the electrical garage gate;

2.Respecting neighbours' rights of peace
Please keep your voice or music volume down after 9:00 PM as next door neighbours can be very annoyed by noise; If an incident of excessive noise is reported to the Complex Manager, then $500 fine will be deducted from your security deposit/bond. If you do not stop, we will ask you to vacate the property immediately;

3.Strictly no party
If you are found holding a party in the house, then the whole amount of your security deposit/bond will be forfeited and you will be asked to vacate the property immediately;

4.No parking on common property;
Under no circumstances are you allowed to park your car on the driveway or any part of the common area of the complex. You must only park your car in the garage or on the street. Breach of this rule will incur a $300 fine to be deducted from your security deposit/bond;

5.Recycling
Kitchen waste is to be placed in the bin in the garage with a green lid and all recyclable items including glass and plastic bottles, aluminium cans and cardboards are to be placed in the bin with a yellow lid;

6.Damage or breakage
If any damage is caused to the house or its contents, cost of repair or replacement will be deducted from your security deposit.

7.Keep the house clean
Please note this is not a hotel. It is your responsibility to keep the house clean for the whole duration of your stay. Cleaning equipments are located in the garage on ground floor. You must wash your dishes and leave all the kitchen facilities clean after your use. You must leave the house in the similar condition (where practical) as when you check in. If excessive amount of cleaning work is needed after you check out, you will be charged $500 cleaning fee to be deducted from your security deposit/bond.

8.Strictly no smoking
Smoking is only allowed on the balcony or outside the house. If trace of smoking is detected, $500 will be ducted from your security deposit/bond.

9.No pets are allowed

Great place, very clean, easy to get to the city. Would definitely stay here again and recommend to other guests.

Actual floor space (mainly the lounge room) was not quite as large as we expected but still had a great time

Dear Jessica, thank you for staying with us. It is interesting that you said the floor space is not as large. The group just before you left a review and used the words like "Great space" "large common area". I guess we all have different expectation. But to be fair, it is rare to be able find a townhouse of this size in a place so close to Melbourne CBD.

Great space this house provides for our big group including young children! The large common area where the kitchen is was our nightly hangout as well as the kids play area. Location is great as it within short walking distance to the stretch of Asian markets and eateries along Victoria Parade, as well as Smith Street. Queen Victoria Market is also within 10-15min drive from the house. St Kilda is only 20-25min away. The host is very responsive and helpful. In one incident where we feedback on the condition on the cooking equipment, and they responded almost immediately and brought over a new rice cooker and a wok the very next morning. This helped us a lot as we wanted to cook simple soup and some rice to cater for the kids' cravings. Just a note that if your group is travelling with more than 1 vehicle, you will likely have to park along the street outside the compound as the garage will not be big enough. Not to worry too much as it is free parking at night. Overall great stay and excellent host! Cheers!

Very comfortable beds Lots of natural light room for 2 cars (snug but secure) Close to sooo... many very interesting cafes. Lots of choice on menulog. Plenty of room for the whole family.

A house for a large group with an easy access to CBD. A brewery pub in a walking distance, Stomping Ground, is highly recommended for those beer lovers out there.
